I’ve worked with Reeds Rains in Glossop for well over 25 years, and throughout that time I’ve always received a fantastic service.

Over the years, I’ve used them to buy and sell properties, and also to let and manage my rental properties as a landlord. No matter what I’ve needed, the team have always been professional, knowledgeable and a pleasure to deal with.

Paul, the branch manager, is fantastic, and I’ve also worked with Laura for many years. More recently, I’ve dealt with Destiny and Jade, who are both absolutely brilliant, friendly, enthusiastic, professional and always happy to help.

Reeds Rains is a well-established estate agent in Glossop, and their knowledge of the local property market is excellent.

They arranged a viewing for a rental property. One day before, we had a phone call to say the property had rented. Why make appointment for a viewing then be told that rental had been agreed by someone else. If this is how they do business it's very shoddy, we were actually warned about the company but will now look elsewhere.

Lack of Transparency and Poor Service

I instructed Reeds Rains to find a tenant for my property and opted for their Rent Collection service. I relied on the Fee Table provided at the front of the agreement to understand the costs — as any reasonable person would. What I was not told, either verbally or in the Fee Table, was that a hidden exit fee equivalent to one month's rent plus VAT would apply if I later chose to manage the property myself.

This fee was buried in the body of the contract with no signposting. Had it been disclosed, I would never have chosen this service.

The service itself was equally poor. They failed to collect the very first rental payment — my tenant had to tell me the rent was overdue. They also failed to contact the tenant before the end of the first year to discuss renewal, as their own documentation required. Both times, my tenant came to me directly.

I have now escalated through two stages of their complaints process without any meaningful engagement on the core issue, and will refer the matter to The Property Ombudsman if Stage 3 does not resolve it. Any landlord considering this service should read every clause of the Terms of Business carefully — the Fee Table does not give you the full picture.

The whole process from viewing to exchange of Contracts was very smooth and we were kept up-to-date on any progress from Adele, the Home Move Manager. We wouldn’t hesitate to recommend Reeds Rains

Our chain was small but not a simple one. Reeds Rains themselves were excellent regarding their customer service throughout. However Adele, our property move manager, was incredible and constantly held the chain together at all times. She was friendly, approachable and very well informed. We cant thank her enough for her work and guidance throughout the process.

As a Mortgage Advisor, I regularly work alongside the team at Reeds Rains, and they consistently provide an excellent service for both myself and my clients. Amelia and Karen, in particular, always go above and beyond, offering fantastic communication, professionalism, and support throughout the process. It's always a pleasure working with them, and I wouldn't hesitate to recommend the team.

Instructed Reeds Raines Clevedon in April of this year. Craig came to value our property and whilst his valuation was lower than other valuations I felt his was the most realistic. Within a week we had four viewings one of which resulted in an acceptable offer. Tina who did the viewings was polite and enthusiastic. Adele, the Home Move manager was always available and helpful and able to speak with all parties. We have now exchanged with a completion in August.

We had an initial visit from Neil price we felt relaxed and he explained every step in detail. We would thoroughly recommend this estate agents.

They charge a massive upcost on the ID checks to the buyer and refuse to accept ID certificates from your solicitor. Incredibly disappointing when it's already a very expensive process for the buyer and they are already making a lot of money on a sale.

We initially chose Reeds Rains Ballyhackamore because of the very positive reviews and we were not disappointed. From the moment we walked into the office we were met with a friendly and welcoming atmosphere. This was followed by sound profession advice every step of the way. Communication was also excellent from the staff themselves and their client app. Martin and Pat in particular were a great support and help but other staff Fiona and Emily also did viewings and were in communication with us. Many thanks to all the staff at Ballyhackamore we would definitely recommend them and their services.

I have been extremely disappointed with the service provided by Reeds Rains as the managing agents for my rental property.

Throughout the tenancy, I repeatedly had to chase them to organise renewals and basic administrative matters that should have been proactively managed. On multiple occasions, I had to bring to their attention that the tenant had not paid the full rent, despite paying for a full management service and expecting these issues to be identified and addressed by the agent.

The final straw was being told that the keys to my property could not be located, only to then have it suggested that I had arranged to collect them myself, which was simply untrue.

To add further frustration, Reeds Rains have responded to this review asking me to contact the branch directly. However, I emailed the branch yesterday regarding these concerns and, at the time of writing, have received no response. Unfortunately, this only reinforces my experience that concerns are not addressed appropriately and communication is severely lacking.

As a landlord, you appoint a managing agent to provide professionalism, communication and peace of mind. Unfortunately, my experience with Reeds Rains has been the complete opposite. I cannot recommend their property management service based on my experience.
