I lost 2 of my investments with Addy. It's crazy that Addy always posts "success" stories, but not the unfruitful ones...

They withdrew $1500.00 from my account…
They withdrew $1500.00 from my account without consent. 2 weeks, of me trying to resolve the problem with them. They did nothing to correct the problem. In fact they lied and said I email transferred it into the account. My bank records and my Bank rep said other wise. My Bank rep recommend blocking them. Then, they are forcing me to sign a preauthorized debt form to get my money back. What if this was my rent money or mortgage money? The payments they give are irregular. It's better to put your money into a ETF with regular dividends. Service is horrible. No control over decision on properties. Their is no real ownership. They don't ask for votes nothing. Horrible all around.

addy is a company that is proving that transparency ( whether be it a good or bad news for the client ) is the only way to go. So far, the honesty in everything that they act on and say is impeccable .
Very High risk Investment - Not properly vetted?
Within the last few years I bought over $5000 worth of properties on the platform. I'm a long term real estate investor with over 15 years doing it on my own. addy allowed me to get into commercial properties that I probably couldn't have purchased on my own. 3 appear to be a total loss. 231 Bay street, 60 Head, 29 Harriet and the Stirling doesn't appear to be very far behind. Be warned VERY high risk! Looks like I've lost $3500

Update Mar 21, 2024:
I am changing my rating to a 3 from a 1. I was recently contacted by one of the principals from Addy. We scheduled a zoom call and had a very productive call. While I do not retract any of my comments below, I am now convinced that my experience, while not unique, is likely related more to the single property I am invested in.
Not all Property Owners are going to provide Addy leadership or its members, full transparent reporting. It is something that the Addy team is aware of and trying to fix. My understanding is that they are now trying to hold the Property Owners more accountable in their communications and updates that they want to see provided to the investors. Seeing as I was an early adopter, I am currently in a property that was not under such an updated expectation or Service Level Agreement.
While the returns have not met expectations (for this single property), they may yet still do so. Part of the problem with the model is that some Property Owners do not provide regular updates surrounding the Financials or Projected Returns, etc. Leaving the user in the dark , wondering why their ROI is so small. All investments contain risks, and sometimes timelines shift - this is par for the course. However if the Property Owner is not transparent, then Addy takes the mud-slinging and frustration (see my earlier review).
Most importantly, the leadership team was attentive to my concerns and provided a satisfactory response to how they are trying to address this type of experience going forward. Kudos to them for taking the time to try and understand a user's frustrations and ensure a better experience for current and future users.
I will be giving them a "second chance" and plan on making a few more investments. I will monitor going forward. Hopefully we see some of these customer experience improvements take shape.
I will update this review as needed. I'd be more than happy to one day become an advocate - but time will tell.

I'd be very wary of using this "3rd party software platform". Thats all it is despite selling itself as some form of legal and financial middle man for the properties. I invested in Feb 2021, and I have received merely the following; 1) a single update on the property back in 2022. 2) a single distribution, which over three years is an annualized 0.03% return. Yes, you read that correctly. When I seek information or guidance from Addy, they simply say there is nothing they can do, they are only a "3rd party software vendor". So essentially they live and work for Property teams - not the investors. And there is a giant, opaque wall between you (the investor) and your investment (Addy's real customer). Im sure each property owner will have varying degrees of professionalism and success - but still - be wary of what you are in fact receiving...and that is simply a digital legal handshake between a borrower and a lender. It could be so much more...

Recently got paid out for my second property to exit on addy. Can't complain with an annualized return of 24% within 8 months. Past results don't guarantee future ones, but having participated in a number of drops/offerings over the past couple of years and having interacted with support and those on the discord server, really looking forward to what is to come in 2024. Definitely a Canadian proptech startup to check out if you are willing to take the time to learn more about fractional real estate and be involved with making your own purchase decisions.
