Super efforts all round by the Midlands Team Luke, Saleem Claire the manager and Stewart all chipped in to get me moved into an alternative Adhoc property that came on the market' even though all went well' and to plan (Always nackered for days afterwards) "yet there is always room for improvements. I think Adhoc nationwide should give additional support info on things such as closure/
moves outs: Local council recycle tips contact details... Local van hire options or van and driver options' local to each site area" I am also in the same category. I could of txt messaged all colleagues that same info I had gathered while moving" But its all hands to the pump" instead of thinking to pass on valuable information to help others out" Its the new ones' those who have only been with Adhoc as first timers that get shocked' to the core' nulled and overwhelmed even' with the quick move outs processing" (If you've moved with Adhoc properties a few times its less of a shock in 28 day move outs). But focussed on the task at hand I only realized close to finishing and after the move that they would have welcomed that info before moving day" Well I did pass that info onto at least two persons during the move. Anyhow great thanks goes out to the Adhoc staff team who did do more than necessary in helping me out in moving. Thanks

Onprofessioneel kinderachtige organisatie. Bij geklaag over normale levensbehoeften zetten ze in samenwerking met de eigenaar van het pand een bijzonder aangepaste overeenkomst neer. Hierin staat dat er geen geklaag mag zijn vanuit de bewoners. Gebeurt dit wel lig je er uit. Tevens willen ze geen uitleg geven over de meeste vragen en zoeken ze altijd een uitweg om jezelf als eerst verantwoordelijk opte stellen, al zit je zonder gas,stroom of water. Het systeem zegt dat je met 3 waarschuwingen op straat staat.

Nou dit gebeurd er als ze van je af willen omdat je lastige vragen stelt en je recht probeert te halen.(Voor jou zijn er nog tien andere mentaliteit) Ten eerste zullen ze klagen over je gedrag, dingen die heel slecht te verdedigen zijn omdat ze als organisatie alleen maar onderling het met elkaar eens te hoeven zijn( ook al kunnen ze geen voorbeelden noemen die passend zijn bij situaties die ze omschrijven) zullen hier altijd hun gelijk in krijgen. Bijvoorbeeld als je te directe antwoorden geeft of vragen stelde, werd dit al gauw gezien als agressief gedrag.(Onprofessioneel en kinderachtig)

Hieruit kwam de eerste waarschuwing.

Ten tweede:

Hebben ze een GEHELE bovenverdieping een waarschuwing gegeven omdat 1 van de voormalige bewoners spullen heeft achtergelaten. Bij het opzeggen van het contract staat duidelijk dat de bewoners die weg gaan alle spullen weg moeten halen ook al liggen ze in andere ruimtes. Ook al hebben meerdere mensen hier over gepraat met deze bewoonster, heeft ze dit uiteindelijk niet gedaan. Waarna Adhoc gezegd heeft dat de andere bewoners er spontaan verantwoordelijk voor zijn. Terwijl het duidelijk als regel is aangegeven dat de voormaligebewoonster er verantwoordelijk voor was. Tevens zijn die spullen niet van ons en zou het dus diefstal zijn geweest als we deze spullen weg zouden halen( dit staat ook in hun regels dat dit uiteraard niet mag. Dit was ook niet aan te vechten of op 1 of andere manier in te trekken.

Dit was de tweede waarschuwing.

er zijn huisregels waaronder dat je vanaf bepaalde tijden stil moet zijn. Als je geluidsopnames stuurt van buren waarin duidelijk te horen is dat er gebonkt word tegen de muren of keihard met deuren geslaan worden. Doen ze hier niks tegen. En toen deze bewoner geklaagd omdat er snachts gegamed werd. En er werd gezegd dat er te 'entousiast' geluid werd gemaakt stonden ze de volgende dag nog klaar met een aangepaste bruikleenovereenkomst. Hierin eerder als 1 van de voorwaarden ingezet dat als er nog 1 keer geklaag kwam van de de buurtbewoners(wie dan ook) dat de overeenkomst word ontbonden. Nou je kunt zelf hopelijk wel voorstellen wat er gebeurd is. Deze persoon die alles bij elkaar heeft gelogen heeft letterlijk twee keer hoeven bellen en toen kreeg ik zonder met hun in gesprek te kunnen gaan of een kans om mezelf te verdedigen gekregen te hebben. Een mailtje waarin ze zeggen binnen 1 maand moet je de unit bezemschoon opgeleverd hebben. Of terwijl als ze je weg willen krijgen ze je wel weg. Vreselijke organisatie het is niet vergezocht om ze onmenselijk te noemen. Helaas gebeurt dit vaker tegenwoordig mocht je mee willen helpen dan stuur deze door naar zo veel mogelijk mensen die kent die in het zelfde schuitje zitten. Misschien kunnen we samenspannen en meerdere zaken tegen hun aanspannen. Door te reageren op d ze review kan je in contact komen met mij.

From the start until the end of my tenancy Fed has really helped me out, from making it as swift and smooth as possible to get into a property as it was to move out from it.
Great communication always ! I felt heard and taken care of, and knowing that I’m now apart of the system I feel secure in the knowledge I could be a property guardian again in the future with so many interesting properties and places to choose from !

My experience with Ad hoc,and Federicia in particular, have been great so far! I've been a guardian since 2024 and have lived in several properties under Ad hoc management, and each 1 has been memorable in its own way! There's no bells and whistles to the properties, you do get what you pay for, plus bills included, but there is always a nice personality to each property, and you get to meet nice new people.

Fed is great, room is good and it’s actually affordable.

This is my third guardianship and the transfer has been made very easy. A professional and friendly experience which i can't praise highly enough. Special mention to Federica who has been exceptional, always there to answer (my many) questions and helped everything go smoothly.

My experience with Federica Ventimiglia was absolutely wonderful. From the initial house viewing to staying in the property, she made everything simple and stress-free. This company is very very dodgy, believe these reviews at your own risk.

Firstly getting hold of this company is a massive nightmare. They don't respond to emails, I sent at least 5 trying to get some more information about a property and they were all ignored. I didn't understand why until I actually booked a viewing.

You need to be aware that all of Adhoc's properties are mis-advertised.

1) The price they advertise at is wrong. I went to view an en-suite room that was listed on their website and Spareroom for £500. When I got there, they told me all the rooms were £750. Obviously they do this on purpose to make you view the property, and potentially take it. Not because you want it but because you went on such a long journey to see it, but it's deceptive and unethical. And a massive waste of time.

2) They use a wide lense and digitally enhance all their photos, making the rooms look double the size. I viewed a few of their rooms and they all looked 80% smaller than the pictures, and were priced at least £200+ more than what was advertised. Again, another unethical tactic.

If you want to be a Guardian, you should really register with Live-in Guardians or The Lowe Group. They're reputable companies and don't deliberately mis-advertise properties. I rented a HUGE en-suite rooms for £600 with them (everything includef), now I'm paying £900 for a massive flat to myself. You don't need to let ad hoc scam you, there is better out there.

I promise you, all their listed prices are fake and their pictures either edited or taken using a wide lense that makes the rooms look 80% bigger. You can't trust them, they'll waste your time like they wasted mine three times.
