WARNING PYRAMID PONZI SCAM : BIG ROAR NO LION NOW
On 5 April 2026 my monthly ROI was due to be paid by Big Roar into my bank account. In league with Secure Social Housing Ltd, Big Roar has failed to make my scheduled payments at all in 2026, until i received one in March. The ROI is my return on a 25K GBP investment I made with Philippa Lloyd Harris of Big Roar, in late 2023, into a JV social housing deal. duration of the investment 5 years. Suddenly out of the blue, with Big Roar owing me my 2026 ROI I got a general mail out from them telling me thay had ceased operations and advising me to contact Secure Social Housing, now re named Homlex, still in Leicester area. A telephone number and email were given, which are unanswered generally and are designed to make it nigh impossible to contact anyone for help or an explanation. It looks like Ben Vale, Paul Duncan, Vanessa Vardell. Philippa Lloyd Harris and Taylha Knowles have nee part of a long term Ponzi type scheme or Pyramid Scam which has now gone pop, leaving investors high and dry and unpaid. Ben vale I discovered is banned from being a director for misconduct involving another company, GPS (UK Ltd) with which he was involved. These crooks are still seeking to garner investors - steer well clear

I want warn everyone to be very careful with any investment products introduced by this company. I lost big time when their recommend me to buy the so call Rent to Rent products. I thought the product is from their company but in fact they just get their commission and not care about it at all! I feel that they are part of the scam!!!! They should be cal BIG CHEATER!!!

Don't trust this company
My family and I used this company and deeply regret the decision. We were provided with documentation that was full of jargon and poorly written, which led us to make a decision that was not in our best interests.
When we raised our concerns with the company, they admitted there had been failings. However, no redress was offered, nor were we given the opportunity to be restored to the position we were previously in.
As this company is not regulated by the FCA, we were unable to escalate the matter further. As a result, we have been left in a financially worse position.
I would strongly advise anyone considering investing with this firm to carefully read the reviews and seriously consider whether the risk is worth it. My husband, our three children, and I learned this the hard way.

We note that this feedback relates to the same investment you have previously raised concerns about and does not reflect a separate or new experience. As such, we would like to clarify the position again for accuracy and for the benefit of readers.
Your original capital was returned to you in full, and you received the agreed returns during the period your funds were deployed. You were not left out of pocket and did not incur a financial loss. The investment concluded earlier than anticipated due to operational circumstances within the underlying company, at which point you were bought out in full.
As previously outlined, Big Roar acted solely as an introducer in this instance. The investment was held directly with the operating company, who were responsible for all contractual agreements, management, and performance.
We understand that the outcome did not meet your expectations; however, the points raised in this review have already been addressed, and the facts of the matter remain unchanged.
For transparency, we aim to ensure that reviews reflect genuine and distinct experiences. As this relates to an already reviewed and resolved investment, we would encourage any further discussion to be handled directly with us rather than through repeated public postings.

This is a non-regulated company, which means if things go wrong, you have no formal protection. Unfortunately, I learned this the hard way. When issues arose, I was left financially worse off, and despite acknowledging their own failings, the company did not put me back in the position I was in before.
In their own words, they admitted that “aspects of communication and timing did not meet the standard we aim to provide, including correspondence that may have caused confusion”. Even with this admission, there was no meaningful resolution or financial redress.
What is particularly concerning is that my experience is not isolated. A quick look at the one-star reviews shows a clear pattern. When things go wrong with this company, the impact can be serious. Complaints frequently mention poor communication, confusing processes, and outcomes that leave customers out of pocket.
Their approach felt overly complex and heavy with jargon, which I now believe is used to obscure important details and decisions. This can be misleading, especially for customers who trust that they are being given clear and fair advice.
Given the lack of regulation, the poor handling of issues when they arise, and the volume of similar negative experiences from other customers, I would strongly advise caution. Based on my experience, this company is not one I would trust or recommend.

We would like to clarify a number of important points for accuracy.
Firstly, your capital was returned to you in full. In addition, you received the agreed returns during the period your funds were deployed. You were not left out of pocket, nor did you suffer a capital loss. The investment concluded earlier than anticipated due to circumstances within the operating company, at which point funds were repaid.
We understand that early termination can be frustrating. However, early exit and operational risk are factors clearly outlined within the investment documentation provided prior to commitment. Investors confirm their understanding of these risks before proceeding.
For clarity, Big Roar is not FCA regulated and has never represented itself as such. This is clearly stated within our reservation forms, disclaimers, and documentation prior to any investment being made. Our role is that of an introducer to third-party operating companies. We do not hold, manage, or control the underlying investments.
In your case, the investment was not directly with Big Roar. All contractual agreements, operational management, and associated communications relating to performance sat with the operating company. Any acknowledgment regarding communication standards would have been made by the operator, not by Big Roar, as we are not responsible for their operational delivery.
We respectfully disagree with the suggestion that information was obscured. Investment documentation is necessarily detailed and formal in nature, but investors are encouraged to review materials carefully and seek independent advice where required before making a decision.
While we acknowledge your dissatisfaction with the outcome, it is important for readers to understand that capital was returned in full and that Big Roar’s role was limited to introduction, not management or control of the investment itself.

Let down massively! Invested into social housing and due to a situation out of our control this lefts us out of money. Big roar said we’d face no financial loss. We’ve been chasing for years and now we don’t get any reply.
