I have been trying to make a reservation through your system for two days, but no matter which facility I choose and request a price quote from you, I am faced with a price even higher than what is shown on your system. When I contacted you via WhatsApp about this, not only was no help or discount offered, but either the facility was closed for sales or the price was increased.

We were booked into 22 Graham House in…

We were booked into 22 Graham House in Livingston and on arrival was very disappointed with the location and state of the property. The property was dirty, the oven was in an unacceptable condition, the kitched cupboards were hanging off, the large storage space next to the oven was like a building site and had rubble and rubbish in the bottom. The TV did not work, the bedding was dirty, walls stained, toilets unhygienically acceptable, poo on the floor. The proprty was so bad that we abandoned the stay and stopped in a Premier Inn.
We did complain but they refused to acknowledge the complaint and just offered to get a cleaner in, probably the same cleaner that did not do the job properly in the first place.
Dont stay here and don't book with this company, either direct or via Booking.com or Air B&B.
Customer service is absolutely shocking and this type of company is what gives hospitality a bad name.

We had a wonderful stay at this accommodation and truly enjoyed every moment. The house was exceptionally clean, comfortable, and well-equipped with everything we needed. The location was excellent, making it easy to explore the area and access local amenities.

The host was very friendly, welcoming, and responsive, ensuring that our stay was smooth and enjoyable from check-in to check-out. We especially appreciated the attention to detail and the warm hospitality.

Overall, it was a fantastic experience, and we would definitely stay here again in the future. Highly recommended for anyone looking for a comfortable and relaxing stay!

Totally Awful / had two bookings…

Totally Awful / had two bookings cancelled - ( booked via air b&b )
first under two weeks before stay - accomodation was cancelled no explanation just that they could not accommodate so then managed to get rebooked with an alternative again this was cancelled last minute two days before this time as boiler faulty . Wish looked at reviews on here before hand as this seems a common practice for this company .
after several phone calls got refund eventually and were able to book alternative ourselves .

Absolutely not luxury apartment

Absolutely not luxury apartment. The riverside is next to a water treatment plant and it reeks. I never stayed in the apartment, instead I slept on a friend floor for 2 weeks whilst tending to my sick mum. Would never book any of this companies apartments again. Even the cleaning crew says the apartment was very tired

Clean - great Customer Care

Clean, and exactly as advertised. Stayed for a couple of days and the hosts were very responsive to anything we needed. Very good value for money.

My experience at the Caledonia stays…

My experience at the Caledonia stays was a memorable one with my wife and my son. We had the best customer service and the host went above and beyond to make us feel at home away from home. I’d definitely recommend to anyone who is looking for both great an comfortable place to stay as well as great service.

I had a wonderful stay at this place…

I had a wonderful stay at this place from start to finish. The room was spotless, spacious, and very comfortable, with excellent facilities and a great view.

The location was perfect, close to local attractions, restaurants, and transport links, which made getting around really easy.
What stood out most was the attention to detail and the high level of customer service. The atmosphere throughout the place was relaxing and friendly, making it feel like a home away from home.

I would definitely stay here again and highly recommend it to anyone looking for a comfortable and enjoyable experience.

⭐ Warm & Personal

I’ve had a great experience with Caledonia Luxe Stays. The team are always on hand, easy to deal with, and genuinely care about both the properties and the guest experience. Everything runs smoothly, and it’s clear they take pride in what they do. Would definitely recommend them to anyone looking for a hands-off, stress-free service.

BEWARE

Okay so I booked this stay weeks in advance to guarantee us a place to stay when we arrived near Glasgow. Everything seemed to be going well, I got the check in instructions the day prior to check in. The day of, an hour and a half prior to check in, when we were on our way to the AirBNB to check in, I received a message that it had been cancelled. I messaged the company and all I got back was "your booking is still cancelled" no reasoning, no assistance in finding a new place, just a "it’s cancelled, good luck"
My family and I were left stranded without a place to stay.
Beware if this company, I’d recommend booking with someone else.

Do not stay here !

We stayed in a property rented from this company which was disgusting. The property was not maintained at all, holes in the front door so the lock wasn’t safe, bath panel full of holes and the hot water didn’t work. We booked for two nights, messaged the company after the first night to explain the issues and never heard back. Complained again to get no response, had to complain via air bnb for a voucher. Don’t know what William smith the owner is on to think the accommodation is up to any standard.

They gave us a different house with less bedrooms in less than a days notice

On the day of travel when we started the journey up they said the original house we was staying at still had problems and we had to be moved to a completely diffrent part (we was originally meant to stay closer to Edinburgh) we got moved a extra 15 minute taxi ride away from are original location, the new house we was given had less bedrooms, mold on the window and overall was less than what was expected. They didn’t reimburse us any money at all for the stay and overall where uncooperative would not recommend if you are travelling to Scotland

Caledonia Luxe Stay cheated us out of a relaxing,comfortable holiday.

We booked a 5 night Caledonia Luxe Stay in Lanark on Broomsgate (30A). The actual cottage did not resemble the advertising photos which had broken items, damaged paintwork, dirt and an absolutely awful stained mattress which every spring could be felt, even though we used additional duvets as an extra layer of padding.  The PAT testing was out of date (all due 7/04/26).  They said the work had not been done on the property because of back to back bookings but the 2 weeks following were free and they didn't appear to schedule work while we were there.  Two light switches were broken (one was mended while we were there by the very nice Brian who was as shocked as we were at the condition of the property). Brian also fixed the broken shower. The oven was missing the temperature knob.  There was dirt all over the floor in the kitchen and the bathroom hadn't been cleaned properly.  The front door was not the lovely black wooden door originally pictured on the advert (since removed), but a temporary plywood door that did not fit the hole so the wind blew draughts down the hall, it didn't comply with fire safety either I'm sure..  There was a step on the badly lit corridor which my husband and I both tripped on a few times. The mop was broken, the broom was broken and there was a broken cycle machine in the kitchen (no cupboard for cleaning equipment).  The windows were painted shut so they were in breach of fire safety.  The back door went out to a very small dirty yard (approx 1.5 m x 1 m) with a 6' fence.  Again, we think this is in breach of fire safety.  We contacted the property manager on the second day.  A few things were fixed.  There was no offer of a refund. I raised a claim with PayPay but the claim was not upheld, I will go back to them.  The property manager said he would get back to me again but didn't. All the beautiful advertising photos were a lie, most of the pictures had gone from the walls.  There were only two chairs in the kitchen diner, not four as advertised, we found an additional black folding chair. There was a broken glass in the cupboard and mail left everywhere which my autistic husband sorted and left neatly in a cupboard. We left the apartment far neater and cleaner than when we arrived.
