For years my rental bookkeeping lived in a spreadsheet. It worked, technically. It also ate two hours of most weekends, and there was always a low hum of doubt — did I miss a receipt? Is that repair in the right category?
Setup took a few minutes. Addresses in, account linked, and I had a dashboard covering expenses and rent collection across all three properties.

The feature I'd point anyone to first is email-to-document. Forward a receipt, and it shows up against the right property. No uploading, no folder of PDFs named scan_04.pdf.

Tax time is the real test — it generates Schedule E, and I haven't put that through its paces yet. I'll know in the spring.

If your rental tracking is still in Excel, it's worth an afternoon to try something else.

I’ve been using FourCasa to manage the bookkeeping for my rental properties, and it has been a refreshing change from the usual accounting software experience.

What stands out most to me is Casey, the AI assistant. Instead of clicking through menus and trying to figure out where everything is, I can just ask a question in plain English or tell Casey what I’m trying to accomplish. It feels surprisingly conversational, almost like having someone on call who understands my books and can help me get things done.

I also really like how FourCasa handles receipts and other documents. Rental properties generate a constant stream of invoices, receipts, HOA statements, and other paperwork. Being able to forward those documents instead of manually downloading, sorting, and uploading everything saves me a lot of time and reduces the amount of administrative work I have to deal with.

There are still some rough edges. I’ve encountered a few glitches, and I think some features could be more polished. That’s why I’m giving it 4 stars rather than 5 for now leaving some room to improve .

That said, I’m impressed with the direction FourCasa is going. The combination of automated bookkeeping, easy document handling, and being able to interact with Casey naturally makes it feel like something much more useful than a traditional bookkeeping app.

I’ve been using FourCasa for my rental properties (4 SF units and 1 MF property) and, honestly, the thing that surprised me most is Casey, their AI chat agent.

I’m used to talking to Alexa naturally, so being able to open a bookkeeping app and just ask questions or tell Casey what I need feels completely different from using traditional accounting software. The conversations are surprisingly natural, and it feels less like I’m operating a piece of software and more like I have a dedicated bookkeeping professional available whenever I need one — basically 24/7.

The other feature I’ve really come to appreciate is how easy it is to deal with receipts and documents. A lot of my invoices, HOA statements, receipts, etc. come into my email, and instead of downloading and organizing everything myself, I can just forward them to FourCasa. That has eliminated a surprisingly annoying part of managing rental properties.

It’s not perfect yet. I’ve run into some glitches and there are definitely a few areas that still need polish. But the product is improving quickly, which is encouraging.

For me, FourCasa is already much more than just another bookkeeping tool. The combination of being able to simply forward my paperwork and then actually talk to Casey about my books like I’m talking to a person is what makes it stand out.

4 stars today — but I can see this becoming a 5-star product as it continues to mature.
