Holden Smith has been a huge help for us throughout our HTB Repayment process. A lengthy and often challenging process with multiple unforeseen hurdles to climb - but Joe Furness, as our appointed Solicitor has been incredibly helpful and reassuring through it all! A huge thank you to Joe for his support to complete our repayment within the required timelines. Would definitely recommend Holden Smith to anyone else looking to repay their HTB.

Our estate agents recommended that we use Holden Smith Law and the experience was overall a positive one. We were looked after by Alex Jones (Horsforth branch) who was always polite and helpful. There were some minor delays where our estate agent/we had to chase for progress updates but our sale and purchase still completed well within expected timescales and, when contacted directly Alex was always quick to respond.

I had an excellent experience with my solicitor Alex, throughout both the sale of my old home and the purchase of my new one. From start to finish, they were professional, knowledgeable, and incredibly efficient. They kept me informed every step of the way, explained everything clearly, and were always quick to respond to any questions or concerns.

Buying and selling a house at the same time can be stressful, but they made the whole process as smooth and straightforward as possible. Their attention to detail, proactive approach, and commitment to keeping everything on track gave me real confidence throughout.

Used Holden Smith to help repay my help to buy equity loan. Joe was helpful every step of the way and was prompt in dealing with any queries I had and ensured this was paid before the deadline.

Joe guided us through the process with ease and professionalism all the way to completion. I would recommend Joe at Holden Smith.

Absolutely terrible and unprofessional company. Apparently mailed my paperwork to the other solicitor that never appeared. So had to send it myself. The lack of response to emails is absolutely shocking unless you paste in the company director and lo and behold it’s answered within minutes. It’s not that I was paying them 10 quid it was 549 to copy and send a letter to the other solicitor for transfer of equity. Absolutely shocking and unprofessional company but looking at their reviews I ain’t suprised.

My experience with Holden Smith was fantastic. . I have just purchased my house as a first time buyer and was nervous about the whole process . Alex Jones my solicitor was so helpful and fantastic. Alex made this process stress free and a smooth ride and Explained every detail to me. Any questions I had, he would answer straight away. The communication was brilliant. I'll also add that for 90% of this period of time I was based out of the country and some of my earlier more detailed questions related to the signing of the final paperwork whilst not being in the UK. Anna involved the compliance team at this stage and she/ they advised of the way forward in compliance with Land Registry requirements.

Leah managed our house sale, we completed in 8.5 weeks from having our offer accepted. Great service and very quick!

This is now a last resort, I'm hoping by writing this review I will get a response from someone at Holden Smith!!

Not only was I told by my solicitor that he's dealing with 140 cases, but I'm now left with having no clue of when I'm going to exchange and complete because they, as a business have been unresponsive for the past week. There's no sense of urgency at all!! Now the sellers solicitor is wondering whether this is a legitimate company at all, and so am I! The seller has now threatened to pull out of the sale, all because my solicitor doesn't care.

From my experience - Do not expect any 'advice' about the property you're buying, my solicitor just pushed paper with no context - do expect a 60 page document about the property that you are expected to dissect and understand; and do expect 3 weeks for this to arrive, and not the 5 days post the search results that SAM Conveyancing report on their website!

If you want a fast house buying experience, my opinion is too avoid! Despite being a cash buyer and the sellers solicitor moving quickly, this sales process has taken 5 long months with most delays caused by Holden Smith; I'd imagine this is due to the amount of cases being dealt with by each 'fee earner' as they called themselves. Just terrible!

Excellent company with sound advice and structure. If you need any help with Business legal advise sale or transfer of assets i highly recomment you talk to them. A smooth and clear transition experience has been our exprience of using HSL and i would not hesistate to use them again,

Further to my review of May 13th 2026 - do not use this company. Holden Smith have eventually admitted that they have either lost or destroyed our paperwork, left with them to assist in our sale. Quite apart from their unbelievable inability to respond in a professional manner either to emails or telephone calls, they have taken it upon themselves, with no reference to us whatsoever, to lose or destroy our personal property - our deeds, our financial information and all notes and letters pertaining to the ownership of our property. Of course the impact on any future sale may well be enormous, and Holden Smith quantify this with random "should nots and will nots", which gives us no confidence at all that they have any clue what problems they have caused us. My recommendation is not to use this company.

Donna Horbury dealt with the sale of my property from start to finish. She was so professional and kept me informed at every stage of the sale, I can’t praise her enough of how efficient and meticulous she works. Would definitely recommend Donna, can’t fault her.

Great service from zack and chloe, good personal communication and adherence to timescales.
If I had any criticism it would be that the app doesn't move until completion, so not really useful, but as I say zack and chloe mitigated that issue by prompt communication, and thankfully a sense of humour
