Lee has some great ideas and processes. But there is too much use of testimonies. Background stories are good; it proves out second chances and encourages hope. However, once in a single session is enough. It gets old and boring with continued rehashing.
Lee isn't the only user. It is used by too many other Gurus.

Their Customer Service representatives are very helpful and can quickly connect to the appropriate department, resulting in coordinated, outcome-based educational successes.

I rarely leave reviews, but this experience needs to be called out.

You pay **$3,000 just to enter this program** — for information that can often be found elsewhere for a few hundred dollars (or even free).

And that’s only the beginning.

I joined the **Lee Arnold System / Mortgage Investor Program** because it was presented as a real pathway into note investing — with access to bank relationships, discounted tapes (20–30 cents on the dollar), and guidance to actually complete deals.

That is not what this is.

You are led to believe:

* They have strong bank relationships
* You’ll gain access to exclusive tapes
* Their network will help you move deals

But once you’re inside, the reality shifts.

You’re told to:

* Find your own buyers
* Build your own systems
* Purchase additional tools just to operate

So what was sold as:

> “We have access and relationships”

Turns into:

> “Go build everything yourself — and pay more to do it.”

Once you’re in, you’re immediately exposed to more offers:

To be fair — they do teach concepts.

The problem is:

The structure is:

* Heavy on motivation and excitement

You leave:

* Inspired
* Overwhelmed
* But not equipped

It feels like:

> Three days designed to build excitement and move you into buying more — not to make you operational.

After the event, you’re passed to a “BDC” or advisor.

This is not mentorship.

Another thing that needs to be said clearly:

They bring God and faith into their messaging and presentation.

They position themselves in a way that feels:

But the actual experience — constant upselling, lack of real support, and how concerns are handled — does not align with that image.

That disconnect stood out.

It felt like:

> Faith was being used as part of the sales environment,
> but not reflected in how people are actually treated inside the program.

There was also a call with a salesperson named Steven.

He is:

* Very well-spoken
* Intelligent
* Highly persuasive

But the pitch is a mix of truth and exaggeration.

Enough truth to sound legitimate.
Enough omission to keep you buying.

At no point does anyone say:

> “This may not be the right fit for you.”

Because the system is not designed to filter —
it’s designed to sell.

At a certain point, it becomes clear what the model is really built around.

They know:

* Most people will not execute
* Most people will not complete deals

But that doesn’t stop the system — because the revenue doesn’t depend on your success.

Instead, the structure leans on:

* Upfront payments
* Continuous upsells
* Expensive tools and programs

There is also a strong push toward:

* Simple actions like loan reviews or referrals
* Activities that are easier to get people to do, even if they never fully succeed in note investing

And by the time someone has:

* Spent thousands
* Invested time
* Bought into the vision

Many people don’t speak up — because they still want it to work, or they feel committed to the process.

Of course, there will always be a few standout students who succeed.
And yes, some of the information can be used.

But when you are charging $3,000 for education, it should not feel like:

> A multi-day pitch event designed to sell more products

People come in expecting:

* A clear method
* Real depth
* The actual process that was used to sell them in the first place

Not a sequence of motivational build-up leading into more purchases.

That’s where this becomes a problem.

You can get started for under $500 and get significantly more practical, actionable guidance — without being pushed through endless upsells.

Nic F. has been fantastic. If more stars were available, he would get them. Always returns calls in a timely fashion, is extremely punctual in set meetings and provides solid and accurate direction when my compass drifts.

So I need to start this review by admitting, Lee's system won't be for everyone. But if you are someone who wants to put in the work to learn from the the absolute indistry leader, this is the place for you.

There were a lot of things in my experience so far that weren't my cup of tea - nothing major, and too intricate to type here, but just general styles of training and presentation type stuff.

Here's the thing, if you can push past any personal proclivities and just focus on the information, this is the top of the food chain for this industry, so the value us unquestionable. So all in all, I had to give them a 5 star rating.

If I had the founds to invest, this would be the company I built a foundation on.

I BOUGH INTO THE BROKERS PROGRAM LOOKING TO LEARN FROM THEM AND EVERY THING STARTED OUT ALL RIGHT BUT I STARTED HAVING TECHNICAL ISSUES ON MY END OF THE COUSE ie, loosing the audio portion of the course so I could not move forward. I WAS looking for some guidance from a facebook group to help me navigate the course itself with no avail I joint the group still no answer on the group I was not able to take the practice test because I did not know enough i was not ready. I bough into the certification portion at the tone of $497 dollars I had schedulling issues it was straight out I was not ready upon the actual test date so I cancel just feeling over whelmed with vastness of this endeavor. I am dejected I lost so much money $497 for the test,$197 for the website $97 recurrying for fee for access to lee system. I had no idea that the certification test had a time table on it I was unaware. ED Jackson

I was surprised to be asked to front another $4k to gain access to the notes. The pre-recorded video led me to believe that I would be able to access the deals and start earning after the training.
Now I'm $900 behind and can't afford the database membership.

The Lee Arnold System lives out it's claim to help others gain control of their own destiny.

I felt that the Broker certificaton left me wanting. I wished it had more info on how to get started. I still feel like i have to do a lot of self educating to feel confident enough to start.

The Lee Arnold System has excellent instructors who offer outstanding training on all areas of real estate investing, including the buying, selling, and holding of mortgages, notes, and real estate

I would to get involved with this company I love the information I heard on the virtual seminar. However I have a problem with William Frazier. I do not trust this man with my financially free future. I want another consultant one that I can depend on. When we set an appt and spoke on that day he agreed to have a 3 way call with my Mom to convince her to invest in helping me start a business. He said Talk with her and I will follow-up with you next week andthen we can get her on a 3-way call. I called him didn't answer so I texted him a question. He texted me back 2 days later good morning Tammy that question is so far from your current situation that it would be best to focus on getting started. Did you speak with you Mom about getting the money to get started? I asked another ? That he did not answer and it seems as if he just blew me off. And didn't return my call just texted. I want to get in touch with the supervisor. I don't appreciate the way i was treated as if im not important enough.

I was challenged by one of the Client Success Team members to really give the program I purchased a fair chance, go all in and expect some great results. I say challenged because it made me deal with my skepticism, doubts and inconsistency.
