Had a great experience with Montrose…

Had a great experience with Montrose conveyancing and throughout the whole process they were excellent. Katie was always professional and thorough and I felt I could always put my trust in her and the team.
My estate agent was so impressed that my sale and purchase both completed before 11am and said it was unheard of, a reflection of Katie’s hard work pulling it all together. The team also handled a collapsed chain and multiple complex challenges and handled with ease. Thank you again and I will be recommending to anyone in need of a conveyancer.

Excellent service as always!

This is the third time I have used Montrose Conveyancing for house sales and purchases, and as always the service I received was outstanding. Katie is very thorough, explains everything very clearly and gets back to you really promptly with any questions that you may have. The online progress tracking tool Hoowla is really useful for helping you to view the progress. The entire team are really friendly everytime you call - cannot recommend them enough. Will be using them in the future for any house related moves. Thanks for everything!

Poor communication, but result achieved

We had a very frustrating experience we almost lead to the loss of the property, until brought to attention of HLD, which they were subcontracted from. first 3 months were based by very generic and non clear response (only once every thursdaY).
Final report was very clear and final result was eventually achieved but it happened after many many calls, 90% were not concluding and with not accomplished promise to come back back with the requested info. Some typo in the paperwork and checks done on the very last minute. Experience in general has been quite stressful, thought there has been a happy ending

We can't recommend Katie and the team higher. This was our first house purchase, so we really didn't know what we were doing, but the team at Montrose made everything as easy as it could be - responding quickly to requests & questions and helping us to understand exactly what was happening. We always felt reassured that things were going well thanks to the superb support of Montrose, and we'd definitely recommend them to other people looking for a speedy, smooth and professional experience.

Please don't use this organisation!

This is the worst customer experience I have had in 20 years – poor communication, no interest or urgency whatsoever and a couldn’t care less attitude.

The staff I dealt with were very pleasant but incompetent bordering on negligent. I get the feeling that they have little support and are under resourced….perhaps they deserve credit for coping under these circumstances.

As we moved towards our completion date (which wasn’t met) I escalated my concerns to several directors including Andrew, Katie and Catherine.

Andrew was the only one who had the courtesy to respond, assured us that he would do what he could to expedite the completion……and then did nothing.

Please do not use this organisation unless you want a very stressful and unfulfilling experience. It's completely tarnished my view of the online (cheap) option.

We have had one member of staff leave the profession to protect their mental health and three others extremely upset by actions of others. As owner, I can no longer tolerate the abuse and unjust remarks. This will not be responded to by any member of Montrose and will instead be referred for consideration of legal action. This does not represent reality and I am not having members of our business publicly libelled. Further to the remarks above - we are not an online 'Cheap' option, this case was referred to us.

First time buying experience confusing

As a first time buyer I found using Montrose Conveyancing incredibly frustrating. The conveyancer I was allocated was never available on the phone, I called dozens of times, and never got a call back, just an email with a guess of what I was calling about.

I had numerous times where the seller contacted me and had information about the sale that I hadn't been consulted on, like changes to the lease and fees I would incur.

I was not told about the exchange date ahead of time by Montrose, but instead by the seller just as a customary email to say they were happy it was proceeding.

I said I wasn't available by email and if I'm needed call me, and I got an email that day saying to contact them by phone as soon as possible.

Conveyancer almost lost the sale after 7 months because of their misunderstanding on the Buildings Safety Act that I had to research and sort myself.

Every time I asked why something was happening I was just told "this is normal" instead of having it explained to me. They asked for the wrong deposit amount and were unclear on the funds held by me and I had to question it to get it corrected. As a first time buyer I left no more knowledgable than when I came in.

This is very disappointing feedback to receive. The Building Safety Act 2022 was introduced in the wake of safety concerns for occupants of high-rise buildings after the 2017 Grenfell Tower tragedy. The legislation is intended to improve the design, construction, and management of higher-risk buildings. It came into force from 1 April 2023.

Enquiries were raised just after this legislation came into effect. As conveyancers, we do not visit the property so cannot confirm the height of the building itself. We therefore need to rely on the responses received from the Landlord or Management Company. Unfortunately, they did not appear to understand the importance of the legislation and it took a long time to receive replies that would satisfy your mortgage lender. They were perhaps not clued up on the new legislation. Our job is to protect our Clients from potential future and current liabilities, we battled back and forth with the other side in order to obtain this information and we can assure you that it was as frustrating for us.

With regards to the deposit, as previously stated, we only require 10% to exchange contracts. The balance of the contribution towards your purchase, along with the mortgage advance, is requested prior to completion. We do not generally prepare an exchange date – contracts are exchanged once the transaction is ready, and all parties have agreed a completion date.

We have reviewed the file and note that you were kept informed regularly. We are sorry if you felt like you could have done with some more support throughout the process however, we do feel that this is an unfair review and does not truly represent the service you received given the information above.

Quick Turn Around!

Very quick turn around and very thorough with explaining every report and the process. There were a couple of times we had asked for a call back and didn’t receive one, however you could always get through to them when calling so not too much of an issue at all. Very happy we went with Montrose, and thank you to Danielle & Dani who were on hand at all times. Very good value for money also!

The greatest disappointment and the…

The greatest disappointment and the worst decision we've made over the last few years was to work with Montrose Conveyancing

As many others we have been fooled by the low fees and hoped maybe we can pull this through.

Here we are, many months later, a lot money spent, stress and grey hairs added and a broken deal.
Anything that could go wrong from the solicitors perspective went wrong. Tens of un responded emails, missed and never returned phone calls, lack professionalism and lack of basic care for the case...

A close communication with all involved parties was meant to be the key factor for a smooth experience however this aspect is clearly non existent when it comes to Montrose. We were never relayed the important information reagarding our and often times we were getting our updates from our buyer's or seller's solicitors rather than from ours. Due to the lack of communication it seems that important elements like a fire risk asessments and others were totally missed that proved a deal breaker in an end.
It has overall been an appalling experience that left us with deep regrets.

There are so many to be written, but it will all summarize to: Do yourself a favor and go for a verified, trusted solicitor instead of one found online with a cheap fee.

After thoroughly examining the audit trail and communications exchanged with Vitor, we can confidently assert that the aforementioned review does not accurately reflect the level of service provided to Victor by our team at Montrose Conveyancing. It is important to note that the client in question does not have knowledge of other individuals who have engaged our services, as client information is strictly confidential. Therefore, the suggestion that "many others" have been deceived by our competitive fees is unfounded.

It is worth mentioning that this particular case was referred to us by a trusted partner with whom we maintain a strong professional relationship. To refute the aforementioned claims, one of our Conveyancers and a Director of the firm has provided Victor with a comprehensive breakdown of milestones, showcasing every action undertaken throughout the process. This evidence effectively disproves the allegations made.

Our approach involves thorough review and proactive measures to address potential obstacles as they arise. Concerned that this review makes Montrose sound like an online large conveyancing firm we would like to stress that we are in fact a family ran business with a growing team of 11 members of staff.

Despite our efforts to communicate with Victor and ensure a shared understanding of potential barriers to progress, we were unable to alter his perspective. It is unfortunate that this opinion and review remains unchanged.

Wonderful Team

Incredibly kind and efficient staff, that even our estate agents were beaming with praises at how patient, hard working, and kind the staff were throughout the whole process compared to other conveyancing companies. Katie Nicholson was brilliant at efficiently moving us forward from a haphazard contract from the previous owner, and we are beyond grateful that it was addressed and fixed, as I'm unsure it would have been had we not used Montrose Conveyancing. We can't recommend them enough!

If I could give 10 stars I would

I cannot recommend Montrose enough. As first time buyers we were super anxious coming into this and didn't really have a clue what we were doing! Our first point of contact was with Dani who is super professional and helpful and explained everything really clearly so we could understand the process and what to expect. Then we were allocated our conveyancer, Danielle.
Danielle was absolutely outstanding compared to the sellers side and I had 100% confidence in her ability to get things done and move things on as quickly as she could. As we were nervous I am sure we pestered her far more than other clients do for updates, but every time she dealt with us calmly and explained the position clearly, doing her best to push things on where she could. She made sure along the whole way that we knew what and why things were happening and nothing ever seemed too much trouble for her.
I am so grateful we came across Montrose, they are outstanding and super value for money compared to our local firms. I will 100% recommend them to friends and family and would be sure to use them again.
