Avoid

Avoid. We have just managed to get rid of Rosetree after two long years of overpriced poor service. Without wanting to throw around serious allegations (yet), I will just say that I strongly suspect our service charges were not spent in the best interests of residents. If you ever have a say in whether this company has anything to do with your property, I would urge you to vote no.

I am extremely disappointed with my experience with Rosetree Estates.

I am currently trying to sell my home, but my sale is now at serious risk of falling through because the building's EWS1 review has not been completed.

The previous EWS1 was completed in 2020 and had a recommended review date of 18 December 2025. Rosetree Estates have confirmed to me in writing that this review date has passed and that the review process is lengthy and expensive.

Most concerningly, I have been informed that the EWS1 review process has not yet started.

Rosetree Estates have also confirmed that no changes have been made to the external wall since the previous EWS1.

My purchaser has explicitly confirmed that they cannot exchange contracts without the updated EWS1 documentation and will not wait the potentially multiple months required for the review to be completed.

The consequences for me are significant. I have already spent approximately £2,400 on solicitor's fees, management packs, council documentation, certificates and other costs associated with the sale — and I am now potentially going to lose both the sale and those costs because of an issue completely outside my control.

What I find particularly frustrating is that the review date was known about in advance. If Rosetree Estates knew the process was lengthy, why has the process still not even started?

This isn't simply about paperwork. It is potentially preventing a homeowner from selling their home and has already put thousands of pounds at risk.

I have tried to deal with this directly and have now had to seek legal advice and prepare a formal Letter of Claim regarding my losses.

I hope Rosetree Estates will seriously consider how situations like this affect the leaseholders they manage and provide a proper explanation as to why the EWS1 review has still not commenced despite the recommended review date passing in December 2025.

Leaseholders deserve better than being left to carry the financial consequences of issues they have no control over.

Terrible and unacceptable experience with this company

I am a leaseholder at a new-build development managed by Rosetree Estates (appointed by Weston Homes), and my experience over the past 18+ months has been extremely disappointing.

This is not about isolated issues — in my experience it reflects a consistent pattern of poor management, lack of accountability, and failure to deliver the standards expected of a managing agent.

Communal cleaning and estate maintenance have repeatedly fallen below an acceptable level. Areas such as stairwells, the rubbish room, and wider grounds have often been left in poor condition for extended periods, despite residents raising concerns on multiple occasions. This is particularly concerning given that leaseholders are being charged for what is presented as a full day of cleaning, yet the time spent on site appears to be significantly less. This disconnect between cost and delivery raises questions around oversight and value for money.

The rubbish room is not only poorly maintained but also has visible defects (including gaps requiring remediation), which appear to remain unresolved. This suggests a lack of coordination between management and developer responsibilities.

More broadly, there have been ongoing issues across the development, including flooding in the basement/garage, persistent leaks, and delays in completing remedial works (for example, flooring removed following flooding that has not yet been reinstated). These matters have, in my experience, taken a considerable time to progress without clear communication or resolution.

As managing agent, Rosetree’s role should be to coordinate with Weston Homes and keep leaseholders informed. In practice, this has often felt unclear, with responsibility appearing to move between parties and residents needing to follow up repeatedly.

Financial transparency is also a concern. Service charges increased by approximately 20% within the first six months, yet it has been difficult to obtain clear explanations of how costs are calculated, allocated, and monitored. Changes to cost allocation across phases appear to have impacted some residents more than others, which raises further questions around fairness and consistency.

Perhaps most concerning has been the handling of formal complaints. Despite following the process and providing detailed correspondence, responses have, in my experience, been delayed or lacking in detail, making it difficult to understand the status of issues or next steps.

After more than a year of attempting to resolve these matters directly, I have now felt the need to escalate some issues through external channels, including the Property Ombudsman and other relevant bodies.

Overall, the experience has been frustrating and time-consuming, and based on this experience I would advise others to carefully consider this when assessing managing agents.

It has also significantly reduced my confidence in Rosetree Estates’ ability to manage the development effectively, and I would support a review of the current management arrangements should that opportunity arise.

Late Fee Charged Despite No Effective Email Notification

I recently had an issue with Rosetree Estates regarding a £40 late fee that I do not believe was fairly applied.

According to their records, a service charge notice was sent by email in February. However, I did not receive this email, and the first time I became aware of the charge was when I received a second invoice in April—which was also sent by email. This highlights the core issue: both the original notice and the follow-up were communicated through the same single channel.

While I understand and support the move towards paperless communication, relying solely on email for important financial notices is not a robust system. Emails can be missed, filtered, or not delivered, and without any alternative notification method, there is no safeguard to ensure residents are properly informed.

In my view, a more professional approach—commonly used across the property management sector—would include a combination of a resident portal, reminder emails, and SMS notifications for time-sensitive matters. This would significantly reduce the risk of missed communications and disputes like this.

The issue here is less about the amount and more about the principle and process. I hope the company will review and improve its communication methods going forward.

Very poor property management.

Very poor property management.

This has not been a one-off issue. The cleaning and general upkeep of the block is dreadful, problems have been ongoing for around two years. Cleaning only happens after residents chase repeatedly by phone or email, and even then it is intermittent rather than consistent.

The block is regularly left dirty, with litter, rubbish and unclean communal areas becoming a recurring issue. I have personally had to make repeated phone calls and send multiple emails just to push for basic cleaning to be carried out. That should not be necessary.

Meetings with the block manager (Megan) are a waste of time, and all promises are just talk. She is also uncontactable and avoids calls when issues arise.

1 star is far too generous.

Common Sense is Dead

Millers Quarter is a development with two separate blocks one with 111 flats Harland Court the other with 24 flats, Tamlyn House, we all agreed to pay £475 for electric gates to both blocks under a section 20 agreement.
After 3 years gates have been fitted to Harland Court but they decided not to proceed with gates for Tamlyn House.
Now you would assume the 24 owners of the flats in Tamlyn House with no gates would get their money back, Common sense tells you Harland Court got their gates at the agreed price and Tamlyn House owners don’t get gates but they get their money back.
You can probably see where this is going, their decision is that as we all paid together the money left which was for the gates for Tamlyn House should be split up and given back to all 135 owners.
This means the owners in Harland Court get gates and a £127 refund, the owners in Tamlyn House have no gates and are £350 out of pocket, just to rub it in the owners of Tamlyn House have to pay towards the maintenance of Harland Courts gates.
You couldn’t make it up. Obviously we are going to the Ombudsman over this, but shows the type of people we are dealing with.

We were actually looking forward for…

We were actually looking forward for this change from previous service provider but they are not trustworthy.

This company demands service charge in an instant but lacks swift response to emails. Promises reimbursements for months but to no avail, excuses that the supposedly reimbursement money went to other services. Unfortunately, they are no better than the previous one. The only good thing they would do is maintenance of plants surrounding the development which is quite laughable. The rest of the services are shocking. I've never seen such service charge increase by £200 EVERY 6 MONTHS. BEWARE. It's a constant headache. We will be selling our flat to move away from these people.

Awful experience with this company

Awful experience with this company. They rarely respond to emails, and it’s almost impossible to speak directly with the property manager (Megan). Megan is often on site visits but this has little impact on the quality of their service, I speak from experience. Even when she’s in the office, her colleague Molly often says she’s unavailable. I doubt this is the case. It appears to me based on several instances Megan doesn't want to speak to people.

Despite each resident paying £1,300 a year in service charges, our block hasn’t been cleaned for over two and a half months. Rubbish has built up in the gardens and car park, and getting clear updates or accountability has been challenging. I've asked several times to be given the contact details of 'Rosie' who allegedly is Megan's manager, however, this has been refused.

Please take note of the other reviews here and on google as they reflect the same issues I’ve experienced. I strongly recommend avoiding this management company.

Disgusting company

I’m extremely disappointed with the level of service provided by Rostree Estates. There’s a complete lack of transparency around the charges — we’re given no clear breakdown or explanation of what we’re actually paying for. It feels like we’re being billed blindly, with zero accountability or justification.

Maintenance is another ongoing issue. Only the main site ever seems to receive attention, while the surrounding areas — where many residents actually live — are completely neglected. It’s frustrating to see the basics of upkeep ignored when we’re paying for services that clearly aren’t being delivered.

Customer service is equally poor. It’s difficult to get a straightforward answer from anyone, and instead of showing any flexibility or understanding, they’re quick to add fees the moment a payment is slightly delayed. It gives the impression that profit matters far more to them than providing a fair or supportive service to the community.

Overall, my experience with Rostree Estates has been extremely disappointing. I would not recommend them to anyone looking for a transparent, responsive, or reliable property management company.

Do not recommend

Management is appaling, communications lacking, I am trying to sell my property and all the information I get from them is not satisfactory by solicitors standards, I had 2 buyer's retreat from the process because management is taking too long to respond to simple, standard questions. Really let me down, I am trying to get a satisfactory response regarding 1 question for 3 months now. This is incredible, haven't seen anything like this in my life, solicitors, real estate agency, everyone involved is saying how inapt they are, impossible to work with!
Really do not recommend, this has put me off from ever owning a flat in the future. Calling them on a daily basis and still sending responses over the 10 working day timeframe. But they expect everyone to pay their fees on time when they don't even answer the phone.
Don't have words for how bad they are
