Our job is to understand that picture, search far beyond the online answers you get and give you a clear route forward, with certainty you are making the right financial decision. We combine modern technology with experienced and qualified advisers who take real ownership of your case. Digital tools help us get customers mortgage-ready quickly, search the market efficiently, manage information and keep applications moving, but all the advice remains human and personal. You get a real person who understands your circumstances, explains the pro's and con's properly and stays close from first enquiry through application, mortgage offer and completion. Our service then includes a free 24/7 mortgage monitoring service thereafter. We help customers with a Mortgage in Principle, first time buyer mortgages, remortgage advice, moving home mortgages, bad credit mortgages, self-employed mortgages, buy to let mortgages, new build mortgages, protection, life insurance and later life mortgages. We also regularly help company directors, contractors, portfolio landlords and customers with complex income or circumstances that do not fit neatly into a standard high-street lending box. We have access to 130+ lenders and more than 25,000 mortgage and protection products. But choice on its own is not advice. We do not hand you thousands of products and leave you to work it out. We narrow the market, explain what may suit your circumstances and recommend an approach designed to be suitable, sustainable and affordable. A Mortgage in Principle should do more than give you a certificate. It should help you understand whether your plans are realistic and what you can confidently do next. We look at your income, deposit, commitments and circumstances, then use our lender knowledge and technology to identify suitable options. Where appropriate, we can usually arrange a soft-search Mortgage in Principle in around 15 minutes. Most importantly, there is a real adviser behind it. We will explain what the figure means, what could change it and what you should do before making an offer. A Mortgage in Principle is not a guaranteed mortgage offer. A full application remains subject to lender criteria, affordability and credit checks, property valuation and final approval.
First Time Buyer Mortgage
First Time Buyer Mortgage Advice: From questions to confidence. Buying your first home should feel exciting. The mortgage jargon, affordability calculations and fear of getting something wrong often do not. We help first-time buyers understand what they can realistically afford, how much deposit they may need, what lenders will look at and what happens after a Mortgage in Principle. You are not expected to know the process before speaking to us. Explaining it is our job. When your current deal is ending, we can compare a product transfer with remortgaging to another lender across our wider panel. We can also consider changes in your circumstances, property value, mortgage term or whether additional borrowing is appropriate. The objective is not to move your mortgage for the sake of moving it. It is to understand the genuine options available and make an informed decision before your current deal expires. Your options will depend on your mortgage, property value, income, affordability, credit profile, fees and lender criteria.
Moving Home Mortgage
Moving Home Mortgage Advice: Keep the mortgage side under control Moving home already involves enough moving parts: buyers, sellers, estate agents, solicitors, chains, dates and sometimes some very tight deadlines. Your mortgage should not add unnecessary uncertainty. We can help you understand how much you may be able to borrow for your next home, whether an existing mortgage could be ported, what alternative mortgage options are available and how your sale and purchase affect the numbers. Bad Credit Mortgage Advice: Facts first. No judgement. A missed payment, default, CCJ or previous financial difficulty is part of your financial history. It is not the whole story. Bad credit can affect which lenders and mortgage deals are available, but different lenders assess credit issues differently. Our advisers look at what happened, how long ago it happened, your current position, income, deposit and wider circumstances. We then assess whether there is a realistic mortgage route available. Buy to Let Mortgage Advice: Built around the property, the landlord and the plan A first rental property and a substantial property portfolio are not the same mortgage case. Our protection specialists advise on life insurance, critical illness cover and income protection, looking at your mortgage, family, income, existing cover, priorities and budget. We are not interested in simply adding another policy to a mortgage. The aim is to help you understand the risks worth protecting, what different policies actually do and what level of cover is realistic and affordable. You can then make an informed decision without being pressured into cover you do not understand. Protection is subject to underwriting, insurer acceptance, exclusions and individual policy terms.
Life Insurance
Life Insurance Advice: Clear cover for the people who depend on you Life insurance is not about buying the biggest number on a comparison table. It is about understanding what the people who depend on you could need financially if you were no longer there. We can help you consider your mortgage, family commitments, existing protection and budget, then explain the different ways life insurance can be structured. That could include cover designed to help repay a mortgage or provide wider financial support for your family. We explain what you are buying, why it may be appropriate and what it is likely to cost—without unnecessary jargon or pressure. Applications remain subject to underwriting, insurer acceptance, exclusions and policy terms.
Critical Illness Cover Advice: Financial protection if you suffer a serious illness
Critical illness cover can provide a lump sum if you are diagnosed with a specified serious illness covered by your policy. The Mortgage Broker helps clients understand how critical illness cover works, what conditions may be included and how this type of protection could support their mortgage, family and financial plans. Our advisers explain the options clearly, helping you decide what level and type of cover may be right for your circumstances. Critical illness cover is subject to underwriting, insurer acceptance, policy definitions, exclusions and your personal circumstances.
Income Protection Advice: Help protect your income if you cannot work
Income protection can provide a regular monthly benefit if you are unable to work due to illness or injury, subject to the terms of the policy. The Mortgage Broker helps clients understand income protection options, including deferred periods, benefit levels, policy terms and how different insurers may assess your occupation. Our advisers can explain what cover may be suitable based on your income, employment status, monthly commitments and budget. Income protection is subject to underwriting, insurer acceptance, exclusions, deferred periods, policy conditions and your personal circumstances.
Later Life Mortgages
Later Life Mortgages: It does not automatically mean equity release Reaching later life does not mean there is only one mortgage option. Depending on your circumstances, the right solution could be a standard mortgage, a Retirement Interest-Only mortgage (RIO), another form of later life mortgage or, where appropriate, a Lifetime Mortgage or equity release. Our approach is to understand what you are trying to achieve first and then consider the appropriate options—not start with a product. We look carefully at income, property value, existing borrowing, future plans, family considerations and the long-term implications of any recommendation. The Mortgage Broker is a member of the Equity Release Council. Equity release is not suitable for everyone. It may reduce the value of your estate and could affect entitlement to means-tested benefits. Independent legal advice is required before completing an equity release plan.
