Funding Process Review

Although my process took a bit longer than normal to receive the funds. I do have to "Thank" Mary Kate for helping me understand and get through the entire process. Mary Kate communicated frequently to keep me updated and aware of the processes. She was very professional and knowledgeable of the processes.

Without blasting this company with the…

Without blasting this company with the worse reviews possible over social media all I'll say is run, run far and fast as you can from this company. I actually will say a few things. First their customer service is a joke after being assigned a rep and a senior manager at that I had sent over 60 e-mail to him over a 3month period of time asking, pleading and eventually begging for a phone call from them and over that period of time I had never received a single phone call not one. Second I turned in all the required documents that were asked for only to have them ask for them again and again by this time I had so started working with H_____P they had me done and funded in 5wks. Unison is still asking for documentation again. People if you ever listen to what reviews say believe this one run and don't look back .

In some circumstances, we sometimes need to request additional documents, which can cause a delay--however, I'm not sure whether that was the case here. Unfortunately, you did not respond to our request for more information about your specific experience. Smooth, Straightforward Process

Equity sharing with Unison allows us the ability to renovate our kitchen and primary bathroom. It's a great solution for those who don't want a monthly payment but it needs to be a good fit based on your circumstances. I thought the process went very smoothly and our Unison Account Executive kept us informed every step of the way. I'm confident that it was the best decision for us.

Very positive experience

I praise Unison for how pleasant the staff interaction was during my whole process from application to receiving the funds. The process was explained thoroughly and I was allowed the time to read and reread the agreement. I give Unison a “thumbs up” for sure…..

"Be patient"

The process was a bit longer than I thought. But it was worth the wait. Brandon was in constant communication. I should of taken more money out, but took what I needed.

The Service Coordinator we worked with…

The Service Coordinator we worked with - Mary Kate Watson was awesome! She was always available to answer questions and when I had issues downloading documents, she would allow me to send them to her directly. She made the process very easy. The only negative thing we experience was the funding. It took longer than normal to get are proceeds. We got approved right in the middle of the debt ceiling limit debate and I am sure investors were worried about letting go of money just in case the debt ceiling wasn't raised. Shortly after it was announced that the debt ceiling was going to be raised, we received our funds. Moving forward, I just believe that once someone is approved, that money needs to be readily available. Outside of that, I have nothing bad to say about our experience.

Stay away!!

If I could give a - negative score I would.. it’s real simple.. if you want to keep yourself out of quicksand then stay away from Unison .. for a small investment on their part, you’ll soon loose all your equity… they make it almost impossible to refinance or buy them out.. as they increasingly pillage all your equity. Do your homework and you’ll see..

Its Real

At First, I was very nervous and skeptical about this kind of agreement. I had never heard of such a program. I asked a few people and my mother-in-law and no one knew what I was talking about. Why would a company want to invest in my home, In the small town we live in? Well as the days went by and the information was asked and given, I felt more and more at ease. My Program representative Colleen always kept in contact and whenever I had a question she was there to answer. Since receiving our funds, we have been able to upgrade the Redwood Fence around the entire perimeter of our house, pour an area of concrete to make our back yard cleaner and more presentable plus now we can say our home has RV parking. We have 42 windows and two doors ordered to be replaced for the outside shortly. We are also going to look into a small master bath remodel, carpet upgrades and kitchen floor upgrade. We are so happy and as these things get done, we are so happy and are having a bit of fun doing it.
Thanks again to our Unison Team, we couldn't have done these upgrades to our home without you.

Great Experience

A Lifesaver!

Although the process seemed to take forever, the outcome was quite satisfying. I had been turned down for home equity loans, but Unison offered me exactly what I needed. I will have all my credit card debt paid off by the end of this year, plus I can finally start saving more money each month. Thank you, Unison!

Unison Preys on Older Clients / Terrible Structured Deals

I did not like that I had to take my daughter and son in law off title to be able to put the deal through even though my husband and I were the only 2 on our mortgage. I had us 4 on title, to leave the house to my daughter and they live in the home and pay half the mortgage. Plus they are taking a 70% stake / profit in the home if it sells beyond the appraised agreed price of the home to complete the deal. My husband and I are 78 years old, I felt we were taken advantage of. It took several months 4-5 months for everything to go through. It was a very bad deal, at our age we wanted to see / enjoy some equity, they know we only have so much time left. I feel they prey on older folks, and the structured deal is very bad. It makes you have to sell your house to pay them back. $84,000 loan minus fees, plus having to pay $13,000 to our mortgage company to qualify for the debt / income ratio that we were off by a small percentage amount. We saw $66,000 after all fees paid. We owe them $104,000 payoff, plus they have 70 % stake in the home if we sell above agreed appraisal amount, and can't sell our home for the first years unless we sell for the agreed upon value because they will allow themselves any losses. Brandon was in charge of our loan at Unison and communication / emails were absolutely terrible!! I had to keep sending emails asking questions / next steps, etc. He was to busy looking for the next deal and just wanting to make money off of easy deals that they'll see their money back faster such as older folks. I do not recommend this company.

It is very important to us that our customers understand all of the terms of the equity sharing agreement before they sign the final contract. For this reason, we provide a plethora of disclosures and education materials, such as our Program Knowledge Guide, Program Guide, and detailed Offer Letter during the process and also strongly encourage customers to meet with financial and/or legal advisors to evaluate the workings of the agreement in detail. We are strongly opposed to making customers feel pressured to enter into the agreement, as we know the program isn't a one-size-fits-all for everyone; therefore, we don't want the transaction to feel rushed in any way.

Our equity sharing agreements are designed for long-term use--as we state repeatedly in our materials and on our website--and so, naturally, the terms for a very short term are not as favorable. In fact, if our homeowners sell their homes after the short restriction period, our investment may actually decrease. We don't charge interest or take monthly payments, because we are determined to offer homeowners a viable alternative to debt. Our Program Specialists are also always available to assist with any questions or concerns that you may have during the duration of the agreement; I encourage you to get in touch and relay your concerns as soon as possible. We are here to help, and we value all of our applicants and partnered homeowners tremendously, regardless of age or other demographic. As we say on our website, everyone has a home at Unison.

Funding delay, low inaccurate appraisal and ambiguous contract.

To begin with the appraisal on my home was too low and inaccurate. When I notified both the appraiser and Unison that they did not mention that the home had the hot water, heating and range all powered by natural gas they declined to do anything about it. In fact the appraiser they assigned the work to did not even return my emails. The funding as promised was TWO months later than they stated date range they gave me leaving me on the hook to pay interest on credit card payments that I was planning to pay off. The even larger issue is the fine print in the loan that states that the "shares" of the home they are paying for will triple to a number of shares at the end of the loan so that they own a much larger percent of your house then they originally paid for. So they are not only getting the profit in the increase value of your home but also the larger percent of shares they take. I mentioned this "gotcha" regarding the increase in number of shares to the Unison representee and she stated basically sorry but that's the contract you signed. The contract was very ambiguous on that issue. In addition the 3.9% fees are way too high.

Appraisals for Unison Agreements are independently licensed; each appraiser is selected by a licensed appraisal management company, which further helps to ensure the appraisal is unbiased. This practice is the industry standard. In addition, if a homeowner is not satisfied with the results, there are multiple options, including requesting another appraisal. We understand the frustration with the funding delay; however, they are at times unavoidable, and Unison is committed to communicating with our customers throughout such periods.

Unison provides a thorough informative review with all our customers throughout the application process. Unison provides all customers, including you, with written materials on at least three occasions prior to signing that walk through the details of the Unison Agreement: the Program Guide, Program Knowledge Review, and detailed Offer Letter. Unison also requires customers to sign the Unison Agreement itself at closing and provides them a copy of the agreement for their records. When an offer letter is presented to an applicant, all contractual policies are disclosed, including any fees, the original appraised value of your property, the investor percentage, and the amount that will be funded to you.
