We are Value Appeal Pro, a property tax consulting firm in Seattle, Washington. Our work is limited to one thing: determining whether a property has been assessed above its market value, and pursuing a formal appeal where it has. County and municipal assessors value properties in bulk, usually through mass appraisal models built on limited data about any individual parcel. Errors are common. A record may carry the wrong square footage, miss deferred maintenance or a functional problem with the layout, or rest on comparable sales that do not reflect what the property would actually sell for today. Our process starts with an analysis of the assessment record against recent comparable sales and the property's physical characteristics. That review establishes whether a defensible case exists. Where it does, we assemble the supporting evidence, prepare the written argument, and file within the jurisdiction's appeal window. From there we manage correspondence with the assessor's office, respond to requests for documentation, and carry the position through informal review and formal hearing as that jurisdiction requires. We handle residential, commercial, and multi-family properties. Procedures, evidence standards, and filing deadlines differ by jurisdiction, and a case may resolve in a few months or run longer than a year. Our fee is calculated as a percentage of the tax savings obtained. Where an appeal does not reduce the assessed value, no professional fee applies. We have analyzed more than 12,000 properties since 2009.

The county records were audited by their analyst who discovered an error of eight hundred square feet regarding my small office building. This discrepancy had existed since the purchase date. Although the tax bill was reviewed by me for four years, the floor plan was never compared to that figure. A permanent and substantial reduction was secured after they fixed the mistake.
I am mostly frustrated with myself for missing it.
First filing got kicked back because a document was missing. I found out from the county, not from them, and I was pretty unhappy about it. What happened next is why I'm writing this. A consultant called me the same afternoon, told me exactly what had been missed and that it was on their end, re-filed inside the deadline, and then called me again a week later without me having to chase her for it.
Everything happened by email. Forms came, I filled them in, forms went back. I never spoke to a person and I never needed to. I got a reduction and it was smaller than I'd hoped but they never told me to hope for more, so that's on me. I'd use them again if I couldn't be bothered doing it myself, which honestly is why I used them the first time.
Appeal went in and came back reduced, about six hundred a year. Took roughly eight months, which I gather is normal for the county and not their doing. Nothing went wrong. I also can't tell you a single thing about dealing with them, which I suppose says something.
