We stayed at Absolute Heaven and had a great time. The cabin was clean, cozy, and was also close to town, which was great! The kids enjoyed making s’mores over the fire pit.

If I could leave zero stars

If I could leave zero stars, I would. This was our first time visiting Pigeon Forge and our first time renting with Cabins USA, and I would not recommend them to anyone who wants to actually enjoy their stay.
From the start, the experience was off-putting. At check-in, the young man at the front desk was unfriendly and came across as rude. Unfortunately, things only got worse once we arrived at the cabin (Above Walden’s Creek), which is in serious need of repairs and a deep cleaning.
Within the first hour, we realized the cabin was far below acceptable standards. It was filthy. The shower liners had mold, the A/C was not working, the washer and dryer did not function properly, and the furniture was in poor condition. Toilets and sinks were bubbling and backing up, nails were sticking up out of the floors, and tongue-and-groove ceiling planks were popping off in at least three areas. Worst of all, there were roaches and bugs throughout the cabin.
We contacted Cabins USA multiple times. While they sent people out on a couple of occasions, nothing was actually resolved.
I would rather stay outdoors than ever rent another cabin from Cabins USA.
Cabins USA, please do not bother contacting us, no response can undo the horrible experience we had.

Avoid Cabinsusa. Total waste of $$$$.

Broken beds, algae in the pool, wasp nests, broken furniture, stains everywhere, video machines not functioning, black mold, garbage around the exterior. Much more to list, but why bother. Calls to guest services say maintenance is on the way but I have not seen them. This place is a waste of $$$$. Avoid at all costs.

We rented Byrd Nest for our anniversary…

We rented Byrd Nest for our anniversary trip for 3 nights. When we arrived the cabin was nothing like the pictures posted online. The hot tub was dirty and not working properly, the fireplace is no longer gas and had been converted to electric so not much heat from that. Bugs in the floor, bathroom door knob is about to come off. 1 of the bedroom doors was off the hinge and hanging by 1 screw. Living room end table all busted up and the blinds in the kitchen had a piece broken. All the reservation manager said is we can refund you $25 per day for the hot tub not working. The whole reason we rented a cabin was for the hot tub after a long day out on the motorcycles. The beds need to be updated and bedside tables on each side of the bed.

Cabins USA isn't what they used to be to be

Andy from Cabins USA just called to speak with me about our experience. I understand that he is doing everything that he can to rectify the issues. He's offered to refund almost 2 days of our stay and us sending a coupon. I appreciate the fact that he is legitimately trying. He was very respectful and kind in our conversation. While I wouldn't recommend this particular cabin, Cabins USA is doing all that they can to help the customer.

Cabins USA isn't what they used to be. I've rented from them for years and was always satisfied until now. Their reservation specialist don't care, their cabin owners don't care, and neither does management. The only ones who is sympathetic to bad situations are their maintenance people.

Bear Cove Escape was a HORRIBLE EXPERIENCE! I paid over $1400 for a cabin who's hot tub was disgusting and hardly had water in it, the separate game room had dust an inch thick- a TV you couldn't use- a busted speaker- a pool table that needs refelted- an arcade game with a sloppy and junk joystick- and a dart board without good darts. The inside of the cabin was even worse! There were 2 china cabinets with an inch of dust on each shelf- locked in with chicken wire so they cant be dusted (had to call my doctor to have allergy medicine called into a pharmacy in TN)- the sofa downstairs is pleather and peeling- the bath tub faucet downstairs was stripped out therefore the water wouldn't turn off unless we tightened it each time- the beds aren't attached to the bed frames (rather a cheap frame under the bed which was very flimsy)- the dishes were all broken and chipped- there was no wifi or cell phone signal and just a corded phone- the drive way was washed out with huge holes and places the water washed out- there are no bear proof trash containers so animals tore up trash- the steps are very narrow and my children fell and hurt themselves- the light post us laying on the ground next to the outside steps.

This is not a cabin worth renting! Management decided that knocking $60 off my bill was the answer when my allergy medicine cost more than that- not to mention the damage done to the suspension of the vehicles.

I will NEVER rent from Cabins USA ever again!

DO NOT RENT FROM THIS COMPANY

We stayed at the Smokey Mountain lodge. We were so excited for our trip and the cabin pics looked amazing. When we arrived we found ,the upstairs toilet in master bedroom was non functional. I called Cabins USA for repair service. I Received a conformation that they would (be right there) no one ever can so we fixed ourself, which is TOTALLY UNEXCEPTABLE given the premium cost of this cabin. Also there was no kitchen supply's to speak of and we had to buy our own garbage bags as they did not supply. The comforters were not clean, the microwave only worked if you held your mouth right. Now lets move outside. Half the furniture didn't have cushions and the ones that did were filthy. I could go on but will end here.
I just received a call from Cabins USA enquiring about our issues, and they were very supportive in resoling our concerns . I spoke to Gus and he was very helpful. And received a reimbursement

It is stated that a review was posted for Smoky Mountain Lodge during the week of August 20 thru August 26, this is not true. We have several complaints about this cabin. We expected a grill. There was a propane tank on the back porch but no grill. The charcoal grill on the front was only big enough to grill maybe 6 sausages and 4 burgers. not good for group of 12.
The king sized beds were definitely at the end of life. Big dips right in the middle of the beds. (come on guys very uncomfortable). The kitchen faucet had little to no pressure. The dryer did not dry clothes after drying 1 hour. Your photos show curtains at the windows. There were none and the large window in the kitchen was so filthy the sun could not shine through. The lamps had the turn on switched removed Why? Some of the wall outlets were weak and could not hold the plug, very dangerous. Not to leave out the living room sofa beds were so uncomfortable the pillows for the sofas are very well used to the point when you sat down you sunk. I had to build it up with blankets and bed pillows in order to for our guest to sit on them. We have leased cabins for the past 12 years in Gatlinburg, Pigeon Forge and Sevierville, and We have never experience this horror. Not to mention the parking. Very disappointed will not lease from you again. But I will warn those planning to use your company. Facebook, Twitter (X) and others. I understand not allowing renters to see the cabins prior to arrival but you all should check the cabins before renting. You wont allow me to post a review so I'll take other steps.

Buyers beware!!!!!!

If I could give zero stars, that would be appropriate. First, don’t waste your hard earned money here. This was my first and will be my last stay with this joke for a company! Got there at bear mountain lodge on Sunday!! No where to park. Hill was too steep to park. Called and s lady said there was nothing she could do. Had to park at bottom of hill and walk up hill. Had no remote for tv in living room. Had open outlet in living room floor. Had mold on shower curtains. Had a fan blade screw missing on fan in bedroom 2. Couldn’t run fan. Had numerous loose and busted outlets. Found out water temp was set above 120 which meant my grandchild could’ve been scalded if she used hot water. Hot tub wouldn’t get hot at all. Kept calling for three days with no one showing up. Tuesday morning, was leaving for gatlingburg and parking brake gives way on vehicle due to incline almost hitting wife. Called and reported it. Gus called and said he’d give me a full refund and he’d reach out before I left on Friday. He’s lying now stating he never said that because I reported them to the bbb.

Cabins USA was TERRIBLE

There were so many things wrong with this cabin from the moment we arrived. We had a different fridge than the one we originally saw in photos. We were originally supposed to have a stainless steel large fridge. Instead, we had a small, crappy, white fridge like the one you use in a garage. This fridge ended up breaking, and were given 2 mini fridges by Cabin USA to try and fit all the food we bought for the week for almost 15 people. A lot of our food was lost due to this. There was a leak in the bathroom and holes in the ceiling. We couldn’t use the washing machine and shower because we didn’t know where it was coming from. The hot tub didn’t work and was absolutely disgusting! The cleaning crew did a terrible job and there were items left behind from previous tenants that were never discarded. The dishwasher was moldy and couldn’t be used even after we tried to clean it. We ended up having to hand wash everything. Cabins USA only left us one hand tall so we had to purchase more. The grill was tiny and took forever to cook things - even though this cabin was meant for over 20 people. We complained from the start, but were given the run around all week about compensation. They finally offered us a measly $874 after a week of calling them on the phone. They offered us another cabin that was farther, smaller, and away from our baseball families that were staying in the same area. The cabin next to us was having similar issues and was already on their 2nd cabin because they had issues with the first one! We wasted valuable time on the phone and/or trying to work around all these issues when we should have been just enjoying our vacation with our friends and family. We will never stay in another cabin by Cabins USA and would like to spread the word so others don’t make the same mistake we did.

Disappointing Experience with Pest Infestation, Uncleanliness, and Poor Management Response

We stayed at Bluff Mountain Lodge in May 2023 in the Smoky Mountains and had mixed feelings about the overall experience. While the views from the cabin were undeniably stunning and the hot tub and grills were a definite plus, there were some significant issues that spoiled our wedding weekend stay. We don’t recommend staying on their property, and our interactions with them were less than professional.
First and foremost, one of the houses lacked hot water entirely, and the washer unit did not function. This was a major inconvenience, as access to hot water is a basic necessity that should be expected from any accommodation. These guests had to walk outside to another cabin on the property and coordinate with other guests to shower, use the hot water, and wash their clothes. This was incredibly frustrating, especially considering the expectations one might have for a nearly $15,000 four-night stay.
To add to the disappointment, the presence of mice (dead and alive!) and droppings throughout most of the houses was highly disappointing. It was annoying to be chasing these unwelcome guests around during our stay, especially the night before our wedding, and it significantly impacted our comfort and peace of mind.
Moreover, the cabins lacked proper cleanliness and upkeep. Beyond the presence of rodents, we noticed various cleanliness issues, including rings around multiple toilet bowls and layers of pollen on most of the outdoor furniture. It was evident that the cabins were not thoroughly cleaned before our arrival, which was unfathomable to us considering the price we paid.
Adding to our frustrations was the lack of response from the management when we contacted them about the problems we encountered. We made multiple calls during our stay regarding the pest infestation, the uncleanliness, and the lack of hot water in one of the houses, but management did not sound concerned, nor was very responsive to take action to improve our stay. This lack of attentiveness and disregard for guest satisfaction was deeply disappointing and demonstrated a lack of professionalism on their part.
Although the scenic views from the cabin were breathtaking, the issues with cleanliness and the absence of hot water outweighed the positive aspects of our stay. After speaking with management later on, they offered to refund the $500 cleaning fee. Only after negotiating with them at length, did we receive a 15% refund as a gesture of goodwill for the lack of hot water. While this was a step in the right direction, it was not enough to fully compensate for the multitude of issues we faced. This will be our last stay at Cabins USA.

Dirty and Broken

When we arrived we found our cabin had not been cleaned. Unfortunately we didn't notice this till AFTER we had unloaded all of our stuff. After about 20 minutes of calling, being hung up on, transferred to voicemail, transferred to nothing, hung up on again... we finally got in touch with someone that could help. After another 20-30 minutes of "working on it" we were moved to a different cabin. So we packed up all our stuff again, drove another 20 minutes through the mountains to a new location. The new cabin didn't have the amenities that we wanted but it was better than staying in a dirty cabin. The main thing we were looking for on this trip was a nice theater room to watch movies in with the family. The new cabin had some crappy "movie theater" chairs in front of a basic 70" TV, which didn't work.... When we turned on the TV it showed nothing but colored lines, like it had been hit with something. Another 20 minutes back and forth on the phone and we had a maintenance order in. Someone from maintenance showed up late that 1st evening, confirmed the TV was broken, and told us they should be able to replace it first thing the next day. Next day came and went, no TV. More texts and calls got us assurances that the TV would be replaced the next day. They finally came with a new TV around noon on the 3rd day of our 5 day stay. Keep in mind that the main reason we picked the cabin we chose was to watch movies at and now more than 1/2 of our trip has gone by without having a working TV. When we complained about this we were offered a discount on a future stay, which we declined. They can't keep their cabins clean and in working order, why would we drive 8+ hours down there again to chance it? They finally gave us a $200 refund on our stay of over $2200. Never doing business with this company again.

No STARZ!!!!Since I checked in nothing but bad things cabin USA will not fix roach infested kitchen two rooms up stairs not getting heat. 3 tvs not working and pool room door froze open so cold air coming through. Keep getting told maintenance is coming since day 1 and nothing. Customer service is rude and no help kept a getting hung up on when asking for reimbursement or compensation!! Game room games didn’t even work paid 3800 for my family and kids to not enjoy everything we paid for!! DO NOT BOOK WITH CABIN USA VERY UNPROFESSIONAL AND NO HELP!!!! I’m currently looking into seeking legal action!!

Review for Quiet Oak cabin with Cabins…

Review for Quiet Oak cabin with Cabins USA. We informed management at 8:05 PM that the cabin was infested with roaches and they expressed that they would send pest control out. More and more roaches began to run around the cabin and management proceeded to move us into the breathtaker cabin at 12:05 AM. We were offered no consolation other than a cabin that did not appropriately accommodate everyone for the duration of the stay. The cabin did not have enough bed space for the amount of people that I informed cabins USA would be in attendance on the trip with me. We were offered couches to sleep on. Some of my guests were sleeping in chairs and on the floor on the first night. This is completely unacceptable. We were given a full refund but received nothing for our inconvenience after we refused to accept the subpar accommodations being offered by Cabins USA. We had to cancel the excursions because of this event, and we had hundreds of dollars of food that went bad due to the dislodging. we were offered no compensation for any of this. I have been a customer with this company for at least seven years and my friends and family have been utilizing this company for at least 16 years. I have never been treated so poorly in all of my travels to 13 different countries. I will never book with Cabins USA again and it is my sole intent to ensure that no one that I know books with this company again. I will inform every single member of my travel group of 2,500 that this is not the place where you are treated with equality and fairness. I was not offered any other form of compensation for any of this inconvenience. Other organizations such as hotels, flight companies, or AirBnB would have never allow this treatment to stand. I plan to have this review on every social media outlet by the end of the day. all 16 women that endured this atrocity will have this posted on every social media outlet by the end of the day. All 2,500 women in this travel group will have this posted on every social media outlet before the end of the day. Videos and photos of roaches that were in this infested cabin, will be posted on all social media outlets by the in of the day. through all of my groups and social media I have access to 100,000 social media account and it is my sole intent to have this message spread throughout the entire United States and hopefully further than that. It is my sole purpose in life for the next 2-3 months to make sure that everyone in the world knows what this company did to my guests and I. I want the doors to this organization shut, and I'm going to do everything in my power to make sure this happens.

I’m out $700 deposit, lack of flexibility

Unfortunately their no refund policy and being unable to accommodate our pet we need to bring has lost me my $700 deposit. We are not allowed to rebook the stay either since we had to move it once before due to the loss of a family member. Lesson learned on my part. I’ve found a far better rental company that can accommodate all my needs, including my pet and they have far nicer cabin rentals. We visit the Smokies 1-2 times per year and American Patriot Getaways will always get my business from this point on.

Horrible experience!

Horrible experience!
Air conditioning didn’t work in 4 of the 8 bedrooms.
Power continuously went out.
Futons were soiled and smelly
I paid over 6,000 for the weekend stay and was offered 250 for my trouble!
My mom had to be moved to a clinic because of the extreme heat!

If I could give them no stars I would. For $1300.00. Angel’s Attic cabin.
Dishwasher did not work.
Clothes washer did not work.
Hot tub had NO chlorine and smelled horribly of mold. Couldn’t use.
Bedroom Jacuzzi had slimy mold coming out the jets. Couldn’t use.
Toilet seat broken.
Top of range was greasy and dirty.
Light bulbs out in living room.
Pull out bed in living room needs replaced. Very bad.
Outlets on walls in dining room area bad. Plugs wouldn’t say in.
Called office numerous times and delivered written list of problems
To the main office. No one came, no one called.

We stayed at Bear Tracks

We stayed at Bear Tracks. I would give 0 stars if possible. Cabin was filthy. Some areas looked as if they hadn't been cleaned for months. The pictures on the website did not accurately represent the cabins current state.
My sister had stayed with this company the week before and had issues and called the office to complain and nothing was ever done, so we didn't bother calling. We will just make sure we never rent from them again and we will spread the word to our friends and family.
Whoever "cleaned" this cabin left a tip envelope for us. Are you kidding me????
I would be ashamed.

Unpleasant experience

We just recently returned from a trip to Gatlinburg and we rented “barefoot dreams” cabin in pigeon forge. Upon arrival, the power was out. I called the office and after being on hold for about 10 minutes it came on. We went upstairs to start unpacking and the very first thing I saw on the floor in the bathroom was a very large roach.
Went back downstairs and turned the water on in the kitchen and it had the worse sulfur smell I’ve ever smelt. It was horrible. Went to bed that night only to discover the ceiling fan in the upstairs bedroom didn’t work. Next day had to go pay $60 for a fan to put in the bedroom so we could sleep.
We had to go buy bottled water to brush our teeth with because the water was so horrible, Everyone in the cabin dreaded shower time because the smell was so bad. Matter of fact we all took the least amount of showers possible. One of the guest went to take a shower and the entire shower door fell off, not to mention one of our guests found a spider in their bed the next morning. This is the second year in a row that we stayed with cabins USA and neither experience was pleasant. You would think if you spend over $400 a night on a place to stay it would be well maintained and kept up with but no both times we have stayed in one of their cabins it was not a good experience. I don’t expect a cabin to be a palace but I do expect when I go on vacation and am paying that much per
Night for 5 nights that it be a nice comfortable place to stay.

turtle dovin’

We stayed in turtle dovin’. They had a good photographer. The pictures looked like it was private in the woods. There is another cabin 20 yards away. We did not use the hot tub, it smells like a swamp. The living room tv does not work and wires are hanging everywhere. There is a gas fireplace, plenty of patio seating and the water pressure and hot water are great. Bring a cleaning product like windex Clorox wipes.

We checked into our cabin last night…

We checked into our cabin last night and it was absolutely disgusting. There were no clean towels, the trash was piled up in the trash cans and to top it off used condom wrappers in the floor. We paid a $99 cleaning fee and our cabin obviously wasn't cleaned before our stay. This was the most disgusting cabin that we've ever seen. It also desperately needs repairs and updates. The jacuzzi tub upstairs was leaking and the roof was leaking as well. We think it's ridiculous that we paid over $400 for one night to sleep in someone else's filth.
