Went to view a property and spoke to the landlord of the house and Joe from Entwistle I advised the landlord I didn’t have the best credit and he advised me that shouldn’t be a problem Joe was very insistent that I pay the £161 fee for the search he was trying to get me to do it while I was looking at the house (very pressurising) he also rang the office (he must have a different number to most people as the girl picked up straight away) and the girl said well done (sounds commission based to me to get people to pay and they honestly have no intention of giving you the property ) I have since been trying to get the maghul office and no one picks up to discuss why no one had let me know the outcome I had to get through to them via zoopla and the poor guy had to advise me I have also asked for a follow up phone call but I’m still waiting **** very poor service ***** Be aware they take your money and normally have someone in mind for property or it’s already gone and yet they will still charge you ***** I wouldn’t normally write a review but I feel people need to be aware

Scammers, simple as, still up to their old tricks, they used to be Countrywide letting agents which I believe aren't supposed to be trading!!

Rude and unhelpful staff at Preston! A house went on line for rent so I rang arrange a viewing, the clerk was too busy and had to prioritise, and seemed annoyed I was ringing!! well my priority is finding somewhere to live as my notice is up!! worst estate agents I have dealt with!!

I'd like to leave this review to assist other's in their choice of Estate Agent when selling a property.
Entwistle Green [Blackpool Branch] are a professional company I would recommend to family and friends.
They marketed my property and within a week I had an offer, which I accepted.
The staff are approachable, friendly and willing to assist with queries regarding the selling process. Nothing is too much trouble.
Unfortunately I experienced solicitor problems which became quite serious. I was stressed, worried and at the end of my tether.
Darren Sellwood at the Blackpool branch of Entwistle Green was an absolute life saver. I cannot praise Darren enough....he stepped in and assisted me with the solicitor issues. He went above and beyond to help me and kept me from losing my sanity. At the end of the day, an estate agent's role is to sell your home, not constantly chase solicitors. But Darren took everything in his stride and did just that. Without his help, I'm certain my buyer would have 'cut his losses', withdrawn his offer and moved onto a different property.
Yesterday contracts were exchanged to complete on the 19th August!!
Darren is approachable, friendly, good-humoured and always willing to help. His customer service is exceptional! He guided me through the selling process and gave sound, sensible advice.
I can't thank him enough....he is 'My Hero'

Cannot speak more highly of the Liverpool City Office Sales team ! I am a property investor and was looking to expand our portfolio to Liverpool and was lucky enough to work with Dan Wharton. He was not only able to find us the perfect property and secure the deal for us but also took time out of his day to show us the rest of the city His knowledge, passion and honesty is truly refreshing and we knew we had not only chosen well with the city but also stumbled upon a person who would be able to help us with our future purchases here
We are a few weeks into the purchase now and just as Dan promised , he and his team are always happy to help whenever we needed them. A call to Claudia last week ensured the solicitors were chased and paperwork located.
Nothing ever seems too much trouble and
I would recommend this office for anyone thinking of buying a home as an investment or for themselves in this beautiful city !

In an overheated lettings market, we found Luke at Entwistle Green gave us a great service. Although we never met him he was really good to talk to over the phone. He listened to our requirements and also kept in regular touch by ringing us every couple of weeks to see how we were getting on. To put this in context we could afford to pay a very decent level of rent; but we had other agents who we contacted to make viewing appointments etc, who couldn't be bothered to ring us back or update us with what was going on. Which can be taken as a sign as to how heated this market is as they get so many enquiries.
The reason I have given four stars, is because in the end we found a property through a different agent, therefore we didn't go through the lettings process with this agent. In a market this volatile you do have to register with as many agents as possible and make very important decisions very quickly. It was nice to deal with a company that took time and trouble to help us.

After some mix ups with the referencing Claire Phelps the Branch Manager at Entwistle Green personally contacted me to assist with a resolution. She kept in contact with me for 2 days ensuring me that she was working on fixing the mistakes that had been made that were not even her fault. We came to a solution today and I cannot thank her enough for helping us through this stressful time, I would highly recommend Entwistle Green purely because of Claire. Also a special mention to Mandy who has been our point of contact throughout our tenancy and has always been prompt and helpful with any issues we have had.

It was nice to receive a call this morning from the Maghull branch to arrange a viewing for a property in Liverpool only to be told the landlord does not accept DSS, when I explained this was discrimination she said it wasn't as it was a condition of the landlords morgatge. I suffer from poor health and have a disability so this must mean I can't pay my rent and I shouldn't be given some where to live because of this? Is my money not as good as anyone elses? Things are difficult enough as it is without experiences like this making it worse.

Liam impressed me from the start no hard sell, but importantly loved my house and I knew he would do everything to sell it.
Lisa & Lucy took time to get to know the house which enabled them to sell it to potential purchasers, gaining knowledge of my home ( extra details make a difference).
I got to know Chris a few years ago and he with all the others in the team have been true professionals this time around.

I recently contacted Entwistle Green on several occasions trying to get a viewing on a property in Westhoughton Bolton, on each occasion the person i spoke with was more interested in my property, it's value, giving me a valuation,, putting my property on the market with them , I was told if I didn't comply with these requests I was unlikely to get a viewing , I gave up in the end and would certainly never put my home up for sale with this estate agent, absolutely shocking treatment .

Incompetent and useless. Dealt with Nicky (branch manager) and Joseph in the Entwistle Green Liverpool city centre branch.

They made numerous mistakes when we moved in including not organising a proper clean of the property and not completing the inventory in a professional way. They left boxes on the floor for the inventory and said they couldn’t move them in case they had needles in. (Seriously!!) this covered an issue with the floor which luckily the landlord was aware of but was not included in the inventory so could have led to a liability for us.

This was followed by even worse mistakes when we moved out, when they were too incompetent to ensure the return of our deposit within the time frame required by the tenancy agreement. Mistake after mistake led to delays in releasing our deposit back to us, when the landlord sent us proof he approved it on the day we moved out.

Caused potential friction with the landlord by not giving us as tenants the legally required notice for viewings when we were moving out, and tried to blame us for losing a car park fob before finding it minutes later.

Avoid using this company - especially the Entwistle Green Liverpool city centre branch on Dale St.

My partner and I had an excellent experience using this branch in particular with Karen. Karen helped us looking at a couple of properties and finally choosing the one for us, where I felt she really cared about helping us through the process of being accepted for the rental. She was a great help and was very reassuring thoughout the process, communicating each step, answering all my questions and making it as smooth as possible for us. Thank you again to Karen, highly recommend this branch.

Never answered the phones the shop in broadgreen rd never returned messages left sale fell through after 8 months always felt they didn't care

Didn't go with this estate agent tryed to charge me £2000 to sell my £110k house in Blackpool. When I got the follow up email stated that didn't include vat. Went with local estate agent for £900 in end.

Important to bear in mind when trying to use theor services: Residential Estate Agents Code of Conduct Section 9d (cited): By law you cannot make it a condition of passing on offers
to the seller that the buyer must use services offered by you
or another party. You must not discriminate, or threaten to
discriminate, against a buyer because that person declines
to accept that you will (directly or indirectly) provide related
services to them. Discrimination includes but is not limited
to the following:
• Failing to tell the seller of an offer to buy the property.
• Telling the seller of an offer less quickly than other offers
you have received.
• Misrepresenting the nature of the offer or that of rival
offers.
• Giving details of properties for sale first to buyers who
have indicated they are prepared to let you provide
services to them.

Only gave one star because I couldn’t write a review with zero! These people are liars who are just trying to get as much out of you as they can.
Two and a half weeks ago I viewed a house to be told the lady was wanting a quick sale. And to make a offer and the next day final offers would be took to be fair and not mess anyone around!
I made a offer. The next day I was asked for my highest and final offer and told no more offers would go forward from here. A few hours later I was told my offer was accepted. I then got this in writing two days later and was told the house was taken off the market and no viewings would take place now I had my offer accepted. I have paid solicitor fees to get searches done, I have paid the Morgage advisor because he has sent off for our Morgage. Our help to buy isas have been closed and sent for.
Today I have a call to say someone else has put a higher offer in and I’ve lost the house. Gazumped! Entwistle green are unprofessional and lie stay well away ! The house is still on Zoopla and right move it has not been taken down!
Now I have no house and hundreds of pound out of pocket for fees one paid for trying to do everything right for the sale! How is this fair !

Tennants are second class citizens for Entwistle Green Formby. They (I assume purposely) withhold vital information like parking restrictions, top up electric meters that cant be changed (when they assure you they can) and very unscrupulous landlords. We spent six months attempting to contact the landlord via their repairs app regarding central heating not working. We had to go out an buy electric heaters just to keep our childrens room warm. Devastating.

This company is a scam. I strongly regret going with them from the get go. Beverly, who is the lettings manager is completely incapable of understanding and executing basic tasks. She originally lied to us about when originally renting a flat and told us there was someone else interested to offer £25 extra a month, in which I later found out was a lie. She also mentioned that the flat was "fully furnished", and also was advertised as such, which was also a lie. The landlord told me he would never had agreed to allow them to say this. She told us the mattresses in the flat were "brand new", but after arriving looked at least 10 years old. She then took over a month, with a lot of emailing and calling to give us our deposit back, refusing to admit, she had anything to do with it. The company is so unorganised, it seems like it's ran by interns. Beverly's attitude over the phone is horrendous, she has terrible customer service skills. But hey! at least now I know, if I ever see an Entwistle Green Lettings logo on a property, to run for the hills!

I have been waiting for my deposit for 22 days after I had moved out which is unacceptable. The staff are exceptionally rude and pass you on to other people to avoid blame. Beverly who is the manager does nothing to help you out and is incapable of doing her job., Sheila who is also another member of staff is also as useless as Beverly. Do not use this letting agents I repeat do not use this letting agents they are absolutely awful and cannot do a simple task of returning a deposit which should take 3-4 working days not nearly a month.
