My first viewing of the propertytook place on 11th February.

Upon arrival, I was greeted as “Lorraine,” which I immediately corrected to Morgan... sounds nothing alike. Despite this, I continued to be addressed incorrectly throughout the viewing, which did not create a professional first impression.

Following the viewing, I was advised to submit an offer by 3pm that same day, as I was told the seller would be making a decision imminently. I did so, and was later informed that my offer had been declined due to a “substantially higher” offer. While disappointing, I accepted this and asked to be kept in mind for any similar properties.

I did not receive any further contact (I appreciate I am not their only client so this is fine) until last Saturday, when I was informed that the property had returned to the market. I promptly asked whether my previous offer could be reconsidered, and was asked what my offer had been and to resend. I was surprised this information was not readily available. If its not logged, is a fine due?

Since then, communication has been extremely poor. Despite multiple follow-ups from myself across several days, I received no response. On Thursday, after chasing again, I was informed that the seller was away until Friday afternoon — information that could and should have been communicated earlier to manage expectations and avoid unnecessary chasing.

I was then told on Tuesday that I would receive an update that day, which again... didnt happened. This repeated pattern of poor communication and unfulfilled timeframes has been extremely frustrating.

After being advised I complained about her I got an arsey call full of attitude to say do I want to offer more I said no so she said fine seller wont accept this. Why would I offer more when she would get commission for doing eff all.

I expect a basic level of professionalism, clear communication, and respect for my time.

As a first-time buyer purchasing on my own, this process is already challenging. While my budget may not be at the higher end of the market, it represents a significant amount of personal saving and commitment over many years. I do not feel that this has been reflected in the level of service I have received. Had my budget/ agents commission been higher would it have been considered of higher regard??

I would like to note that my experience with Simon Woodhouse has been very positive — he has been helpful, responsive, and understanding. It is unfortunate that this level of service has not been consistent across the wider team however.

I have experienced exp as a potential buyer. I have nothing against the two exp individuals I’ve dealt with, but the model itself is far from good. Because they are sole agents, it’s incredibly difficult to get hold of them in the first place. There’s a generic answering service, but after that my experience is you hear nothing for several days, as the individuals are busy. Most estate agents have multiple people available who can set up viewings and cover queries. You don’t get that with this model. I would never use exp as a seller, as if someone wants to view my property I want an estate agent who’s available and helping set up a viewing as soon as possible. I have seen some houses on the market through an exp agent for months and months and wonder whether the lack of speed from the agent is the issue, as keen buyers will find other properties to view and make an offer on.

Dealt with Louise Owen, who contacted me after I showed interest in viewing the property.
At first glance seemed good, she told me all about the property over the phone, seemed lovely and enthusiastic. We booked the viewing.
When I turned up, there were other people inside and we were asked to wait outside which we did.
During the viewing, i felt like i was not being taken seriously at all! Which i am used being foreign sadly. Despite the fact I have mortgage on the go as previously had a mortgage offer in place for a different property that failed through and i was chain free.
After the viewing took place, and having researched the area and property beforehand I was ready to make an offer. However... during my viewing, doorbell rang, another viewer, who Louise invited in for the viewing... we were stood there not quite sure what's happening considering we were asked to wait outside ourselves before.
The viewer that arrived seemed very pally pally with the agent.
Nonetheless, I made an offer that evening, less than what house was advertised for. Straight away was told, that wont be enough. In the morning I was called by EXP telling me I need to get solicitors and surveyor in place and they can help with that. I thought hold on, my offer isn't even accepted!! She said, but having solicitors in place will increase your chances. Really? Do you tell that to all people bidding? Lies!
The following day I was told that the sellers accepted another offer that was 'significantly' higher than mine. I would have to offer at least full price to be considered. So... the people that offer has been accepted for dont matter anymore if I bid more money???? I am pretty sure this is illegal!! Absolute joke and unprofessional behaviour.
I am so glad that this didn't work out, cause reading all these comments I avoided a lot of stress and headache!

We got in contact with 'exp' in March, Lincs - Lexi Hensby branch as we had seen a lovely little cottage on their website.
From that first phone-call til the last point of communication, it was an absolute pleasure to be part of - very different from other Estate Agents.
Jade was the agent we dealt with and it was a smooth, informative and lovely experience - a breath of fresh air. She knew the property well, answered all the questions, didnt rush us and seemed to genuinely enjoy her work.
What an asset to the company she is.

EXP 💯 joke of a company tried to book a viewing was fobbed off as our house wasn't sold ! Was told this house isn't for you !!! Won't even look at a property now if these are involved

If a seller are using this estate agent, I will not even view the house. Unprofessional, and they like to start bidding wars with the way they operate.

Please report this company/their agents to the Property Ombudsman. They should not be able to continue providing their atrocious services to the general public. It is ultimately unfair to those willing to sell/buy/rent. It also speaks volumes that most of the positive reviews attached to their profile are from the agents themselves.

Firstly you will read various other reviews regarding EXP stating the same thing. Although they are independent they will tell you they use each other's contacts. They will likely market your property in a price bracket with a low starting price to get buyers to bid against each other. Unethical but legal. All good if you are in a buoyant housing market (we are not) and you want to maximise profit. I got 1 offer so didn't work, which I told them from day one I would not except the lowest offer. Do not use there recommended solicitors, they are usually friend network. Other bad experiences are lights left on after viewings. Booked viewings that never took place. Ingored messages, until I mentioned I might rent the place instead and then an instant call, that they could help. It's been a general nightmare from start to finish.

Most estate agents at least provide a small veneer of customer service, to at least look as though they cared about anything more than their commission. EXP seemed to miss this part of the job training. Instead from the first enquiry call they resorted to imposing strict time pressure of when offers should be made, falsifying number of interested parties and acting as if any delay was not an expected and normal part of a large purchase, but an annoyance that somehow we had wasted their precious time. When we told them we had no intention of making an offer, the facade broke, and there was no further communication.

DO NOT use Nicholas McGuire (Norwich). I cannot stress this enough. Aside from the astronomical fee (1.75% + VAT), this man is a charlatan! He lies, fails to disclose important details and when questioned about it denies all knowledge, and also overstates his abilities/qualifications to a degree even Trump would be shocked by. The gaslighting, lies and unprofessionalism is off the scale. Also provides zero after sales support - literally none and still demands full fee.

exp themselves are useless. They cannot adhere by their own T&Cs and when a complaint is raised, they think it is acceptable to change their T&Cs to suit themselves.

Please, please just avoid eXp like the plague.

Great experience

The company don’t bother arranging viewings. I rang to view a property numerous times but no one got back to me. When I complained they said the people that do the viewings are self employed and they couldn’t do anything about them not getting back to me. Sellers aren’t getting what their houses are worth because this company won’t do viewings

As one of the self-employed agents who use it, I find the genuine collaboration and support better than anything I had on the high street. Yes, it can be quite lonely at times, but I’m part of a group in London with over 100 other agents in the network, all happy to help and assist, the majority with 10 plus years’ experience! Maybe read individual reviews, not a blanket judgement of eXp! I personally specialise in West London / London

No response whatsoever to queries on a property offered through this company in Calstock, Cornwall.

Outstanding platform for Agents

I have been a self employed agent now for the last year and a half with exp. It has been an amazing experience so far and I can’t wait to see what the future holds.

Worst estate agents EXP UK I have ever had dealings with whilst attempting to purchase a property.
Helpful when viewing and offering, but lack of transparency re the property.
Advertised as freehold with a full market value price to find out when solicitor receives pack from whom I am purchasing solicitor that in fact it’s a shared ownership which seller is staircasing and it’s leasehold which will be changed to freehold at time of purchase.
This has now caused significant delays, valuation with timescale date which no one was informed of !
Total lack of transparency
Agent doesn’t answer phone calls or emails when asked to assist chasing paper work needed from the seller
But when seller insists on competition date 10 days later due to expiry of this valuation which will now take another 3-4 weeks to obtain the estate agent puts the fault on buyers purchaser when in fact all legal paper work on this purchase is delayed due to emails and requests ignored !!’
Awful way to do business
No assistance
No returning calls when says he will or response to emails and when there is response it’s rued, abrupt and not that helpful, on the defensive

Lucky escape. I shan’t be dealing with these tricksters again.

I received an unsolicited letter from a self-proclaimed estate agent working for Exp UK, claiming that my property (which he identified by the correct house name and number) has been "on the market unsold for 36 days" and offering to sell it for me if I swap estate agents.
My property IS NOT for sale and HAS NOT BEEN for sale for the past several years. Furthermore, none of the properties in my postcode are currently for sale.
The scammer also claimed incorrectly that my property is an end-of-terrace house, and mentioned that he's been "keeping an eye on the property's progress on Zoopla", noticing how the asking price was reduced... nothing but a bunch of lies. My property hasn't been listed on Zoopla since before this scammer started his career as an "estate agent".
Shame on you, Exp UK, for aiding scammers target honest homeowners!

I would like to say thank you to Tom Iddenden, who took us through amazing adventure of selling our property to getting a new one. I am extremely pleased with his service and the way we have been looked at. Please do not look at reviews of the agency it’s made up by customers who had a different experience with the agent. If you look for professional agent Tom is definitely the one. Highly recommended.
