Hallamhills Avis 

I’ve been a student for many, many years and encountered my share of terrible letting agencies. Ironically, Hallam Hills is the worst of them all and I signed with them after I graduated!
We are currently tenants at a property managed by them and they have been, when not useless, actively malicious with the way they have handled our property.

When we moved in we were greeted with a front door that has to be left permanently unlocked because the flat upstairs was never provided a key. They promised us they’d change the lock, two years later nope. We then entered the flat to find a flat full of mould, filth and left behind property from previous tenants. The windowsill fell off the window. The bedrooms are literally infested with mould, the kitchen cupboards are unusable because everything gets soaked by damp and the boiler screamed every time we used the hot tap. They claimed they would fix all of this - they painted over the mould and left.

One day, about a month into living there, our boiler broke. We informed them of this and were assured we’d have someone over the next day. We were left without hot water or heating for six months.

The upstairs flat’s shower leaked into our kitchen - two years to fix. Our roof had tiles blown off in a storm, causing constant water damage to our belongings - 18 months to fix. They falsely accused us of owning a dog because we were watching the movie Beethoven! The sofa broke - still not replaced months later. We had to report the flat to the council to get actual insulation put into the walls, and that is still an unfinished job four months later.

Our deposit was only placed in a protection scheme after we demanded proof it had been, we have a certificate with the deposit date wrong by over a year! The landlord claims he was not informed about any of our complaints, which is a separate discussion (he has also failed to do anything). Hallam Hills themselves claim they have no record of our calls, despite me sending them emails after every conversation so as to record the contents. We signed a two year contract, and as soon as it is up we will be moving. Every time we try to speak to them it seems to be a roll of the dice as to whether or not we actually receive any answer. Avoid, unless you’re into dilapidated properties full of health hazards.

If I could give it a minus score I would. Had so many issues with the our landlord/them, they just blame eachother or put the blame on us. There’s no organisation and the amount of times I’ve had to ring up to sort out the fact we hadn’t had heating or hot water for 3 months and they still called me the Flora instead of Freya. I wouldn’t tell anyone to go with these, absolutely useless.

Incompetent or scammers? Who can tell Hallam Hills are the WORST letting agency i've ever had the misfortune of dealing with (and that's saying something). Not only can they not do their jobs but they lie over and over again. Was told the house would be cleaned and painted and no mold when we arrived. We were told it was all bills inclusive, that they would have safety checks done so we weren't nearly gassed to death (true story),we were told they would actually pay the bills. All lies. And I can't even count the numerous problems with the house they have yet to fix. They haven't paid our utility bills in months so eon have come to install a meter we will have to pay for. But they are unresponsive. Extremely negligent crooks tbh. Please do yourself a favour and find a real letting agent.

AVOID THESE. They scammed my boyfriend out of his deposit without reason and when reasons were eventually provided, they were so poor. Despite photos of the property left in a good condition; buying new furniture (and leaving it for them) and approaching them with issues throughout the tenancy, they're trying to take £170 from his deposit (and his flatmates). They also blocked his number when he tried to question them. So unprofessional. Do not recommend.

The property wasn't ready on my moving day, they didn't put my deposit in a deposit scheme, there were constant issues with the property which the agency took months to address (including water dripping through the fuse box, a broken back door, and a rodent problem, all of which I had to live with for months). When I came to leave they refused to refund any of my deposit until I threatened them with legal action. If I could give zero stars I would.

Hallam Hills is excellent for people to see what properties are available and the content is good. Always has the best properties and website are super easy to navigate.
