Kenneth Jones Solicitors quoted me a price of £20.00 to certify two documents (£10.00 each document) required for the Land Registry which was made clear to them over the phone. However at the appointment at their Tettenhall office i was told the price had increased to £150.00 for the two documents. Needless to say I did not accept the increase and left feeling very angry and disappointed that my time had been wasted and they had not honoured their committment to the price quoted to me. I will never deal with these solicitors again and would advise anyone thinking of doing so to reconsider.

If I Could Give Them minus 5 Stars, That Would Be me being very Kind — A Solicitor Who Should Be Held Accountable for many mistakes made with regard to conveyancing.
This review refers specifically to the Wolverhampton office.
In my personal experience, the solicitor acting for our buyer played a central role in the collapse of our house sale — just days before completion, after five long and emotionally draining months.
Early in the process, they raised a vague concern about a “break in the wall” in my utility room — something I still don’t understand and was never explained or evidenced. From there, the misinformation only escalated.
Most damaging of all, the solicitor gave false and misleading advice to the buyer’s lender, claiming there was a mine shaft within 20 meters of our property and according to my buyer they told him it was in my front garden and that it had caused structural movement in the property. They stated this information came from a coal mining report.
However, when I challenged this with the official coal mining report I obtained when I purchased the property, which showed no mine shaft in the garden or anywhere in the local area, the solicitor retracted the statement and admitted it had been a mistake. By then, the damage was done. The lender withdrew, the buyer pulled out, and our sale collapsed — despite the fact that the buyer had been fully aware of the historic movement and the professional repairs before making their offer.
Although our property did experience minor natural land movement in 2019, it’s important to note that the house was built in 1896 — a solid period property constructed with a traditional cellar rather than modern foundations. In fact, its longevity and resilience, having stood firm through two world wars, is a testament to its structural integrity. The movement was not in any way caused by a mine shaft, as there are none in the surrounding area.
The issue was professionally addressed by our reputable insurance company, with long-term guarantees in place. Furthermore, three other houses on our road have sold recently without any complications, which only reinforces that the solicitor’s claims were entirely unfounded.
As a direct result of their actions, we also lost our onward purchase, which was immediately put back on the market. That was utterly devastating. We had packed, prepared, and were days away from starting a new chapter — only to have it ripped away through no fault of our own. What made it worse was that we never received any apology or acknowledgment from the solicitor involved.
This review reflects my honest opinion and personal experience. In my view, the solicitor’s handling of the transaction was negligent, unprofessional, and deeply damaging.
If you’re considering using this firm, I would urge caution. Based on what we went through, I would not trust them with something as important as a home sale.
