They gave us the wrong apartment and wont so anything about it 🤣
Absolutely disgusting experience. If I could give 0 stars I would.
If you value your time, money, and sanity—stay as far away from this company as possible. What they’ve done to us is not just unprofessional, it’s borderline fraudulent. What was meant to be a milestone and huge experience for us, moving across the world to London turned into a nightmare.
We were shown a specific apartment, confirmed we wanted that exact unit, and were sent a floor plan that matched. What we got on move-in day was a completely different flat—different layout, reversed kitchen, balcony on the opposite side, and even the door in the wrong place. When we raised this, their response? Gaslight us.
Grace literally admitted the email they sent was unclear but still claimed it was our fault. Then she said it’s “company policy” to send floor plans that don’t actually reflect the units. I cannot stress this enough: they sent us false documentation and used “policy” as the excuse.
Julian—who supposedly described the new unit “verbally” (he didn’t)—was nowhere to be found during all this. O’Shea? Equally useless. We’ve asked repeatedly for escalation, for a senior manager, for someone competent—no one has taken responsibility. Our complaints have been ignored, meetings missed, timelines broken, and all communication from them is either delayed or deliberately vague.
They offered us a “solution”: a lower-floor unit, four weeks later than agreed, with zero compensation and the expectation that we’d move everything again—at our own cost. The audacity is mind-blowing.
This company treats tenants like we’re disposable. They lie, deflect, and hide behind fake procedures to cover up mistakes. I wouldn’t wish this experience on anyone. If you’re even considering renting with them—don’t. You’ll regret it.
Julian, Grace, O’Shea—this is your legacy. Incompetence, arrogance, and pure disrespect.

Unacceptable Experience at Cascade: Lack of Control and Health Risks
My experience at Cascade Chicago has been deeply disappointing and concerning. Since moving in, we have been constantly exposed to strong odors of drugs, vape, and tobacco seeping uncontrollably into apartments, severely impacting air quality and residents’ health. Despite multiple complaints, management has failed to enforce effective protocols to uphold the building’s smoke-free policy.
The community is dominated by tenants who openly smoke indoors, evade regulations, and make false accusations against those of us simply seeking a healthy living environment. In my case, this situation has led to severe allergic reactions and serious health episodes, affecting both my ability to work and my ability to rest.
Even more alarming is the unprofessionalism and bias of the management team, which, instead of addressing the issue, has misrepresented facts, manipulated video footage, and failed to take real action against the individuals violating the lease agreement. We have had to call the police multiple times, while management continues to ignore the problem.
If you are looking for a place with responsible management, proper rule enforcement, and a safe living environment, Cascade is NOT the right choice. I strongly discourage renting here if you value your well-being and peace of mind.
REPEATEDLY NO HOT WATER, ZERO managerial support, exorbitant rents
AVOID - NO HOT WATER every few weeks, zero managerial attention to residential issues, massive rent increases, and in many cases sheer negligence.
We have had REPEATED hot water outages - every three weeks or so - with no attempt from management to help deal with the problem with E.On, who keep coming by to put a tiny plaster on a massive problem that keeps happening time and time again.
Further to this, the rent increases they proposed range anywhere from 3-10% depending on each individual resident with no standardisation or transparency.
The building was put up cheaply and there is no maintenance on internal furnishings - the cupboards are warped and chipped from the steam of the hob, and on reporting the issue it was ignored.
Some of these flats are many thousands of pounds a MONTH. There is no excuse for lack of amenities ANYWHERE, and only stings monumentally more when the cost is so high.
Don't get lured in by the view and amenities - it is one problem after another. There are countless other flats with similar amenities in Zone 1 going for hundreds less a month.

Management only promotes those that are in the same click and those who know too much about the shady project money movement they do,
Lendlease lies to the military members and their families, the department of defense, HSO, Garrison, and the congress. Houses are infected with mold and full of asbestos. Instead of removing all asbestos, remediate mold issues, and renovate old homes in a safe way; lendlease simply does the bare minimum and removes asbestos on flooring, door jams, and encapsulates lead with vinyl or three layers of drywall on ceilings and rooms. Ever wonder why the ceilings aren't even? why they sag and there is another two layers of drywall?
When management is asked the answer is "there's no money for that". When in fact there was money for it and it got transferred to another project.
When confronting management about working 10-12 hour days without being able to take a 30 minute lunch break, the solution was simply manage the time better. As an ADM I was my own superintendent, QAQC, SSHO. On top of daily site visits, inspections, substantial completions, run to subs when issues arise, i also had to do all admin, schedules, ordering, pay apps, pre-con meetings, cost to close projects, close projects, stay on top of subs and insure all work is being completed, handle resident complaints.
When you ask for help it gets denied, when you voice being burnt out, the Project Director's response is well I'm leaving early to go garden and watch a movie that comes out today. you have a good rest of your day and don't work till too late. People in management are interior designers , failed architects, inexperienced engineers, and hospitality managers who have 0 clue what it means to serve and the real necessity service members and their families have when it comes to the design and functionality of houses. The congressional hearing was only a formality that had to be done to demonstrate the government and companies such as Lendlease "care" about the military members and their families well being.
I know this review will go unnoticed, and it is a shame because I wish there were others out there who would want to expose this company's scam at the expense of Taxpayers.
Worst landlord/freeholder ever
Worst landlord/freeholder ever. Every year they increase service charge at least 25%. Stay away
BUYER BEWARE - ABSOLUTE WROUGHT
They are an absolute wrought! Greedy and rip-off merchants are words that don’t even begin to describe their business practice.
Mum in-law purchased a unit in a villa 6 years ago, land not owned only dwelling. Sadly she passed away.
She paid around $110 a week for the privilege of living there.
Upon settlement once sold, Lendlease took a whopping $88,000 from the sale of the villa which sold for $340.000. There were rates and legal fees in top of that. Why rates had to be paid considering the land was not owned and the fee to live there was so high is beyond me.

Service charges theft
They are literally taking millions from people with these extremely high service charges, they can’t even justify them properly, they do not provide invoices and their breakdown doesn’t make any sense, they are getting away with this
Unsafe buildings , rude staff
We moved to elephant park and lendlease great people awful, we were interested in renting one of the new business locals and the person we spoke to was the most arrogant and rude I’ve ever dealt with, who refused to even let us speak about our project because there’s already a fitness business there, the quality of the finishings in the buildings is awful, they also park their cars in the buildings but then they refuse to give parking space to disabled people , honestly what a bad company do not buy anything built by them

What meant for a sincerely happy and smooth process turned into a nightmare!
So we were working with a female housing agent (housing agent 1- south Asian decent) to get a 2B in Park central west who was perfect until the moment things went wrong.
Tuesday (30.11) - housing agent 1 told me and my partner - your application is successful. We asked her if we can cancelled our backup hotel booking (6000USD). She said yes as we already have this 2B apartment and we can move in on the 09.11.
Wednesday (01.11) - housing agent 1 messaged us - So my partner application has been revalued and was unable to meet certain criteria
Apparently, Homelet(the reference agent) says that my partner payslip (Lower amount) does not match his actual bank statements (higher amount). This is because there are expenses which weee paid to his bank statements, are not included in the payslips.
When we tried to reason out with housing agent 1 & even asked to speak to the management.. not only did her responses became slower, she just gave solutions that didn’t meet our requirements and left our group chat. The level of professional.
So we had to speak to another housing agent 2. He was much better and wanted to help us out. He is the only reason why this review is 2/5. Cause he tried to reason out with homelet but it still wasn’t successful.
Living by landlease management has yet to even have the decency to call us and guess what , our deposit for 500USD is also being taken away for something that isn’t our fault - we didn’t lie, we didn’t provide false information. Why take our deposit when it’s we did nothing wrong. They need to know that Corporations pays differently. Some include expenses in payslips, some does not. The fact that landlease management does not want refund us even knowing this plus that agent 1 didn’t handle the issue properly is a real pity.
There is no flexibility, compassion and understanding! It’s a real pity now (04.11) as
we have to find a solution before the 09.11 as our hotel is ending soon.
Just beware, it does not mean that since you get the house all is good, as if something bad happens during the tenancy, you may face something like this

unbelievably poor
simply put they build unsafe buildings and do nothing to resolve the issues they cause. huge amount of stress put on owners with no contact and no solution for over 4 years!
Not built to claimed standards
Currently have a leasehold for a property built by Lendlease. The building is claimed to be built to a standard that after a recent EWS1 inspection has shown huge structural failings. Incorrect cladding, missing or insufficent cavity barriers. Flammable insulation. The list goes on.
They cut corners on our building and it has been formally inspected and agreed that it was not built correctly in the first place. However the company refuse to redeem their faults and still enjoy lucrative government deals.
Shameful company
Why is it lendlease a multi-million pound company can still continue building projects, when there are so many peoples lives they have destroyed due to the cladding problems , the owners of Cypress Place, Green Quarter Manchester bought the apartments in good faith , and now the apartments are fire hazards due to the cladding issues,even two and a half years later, we are still waiting for satisfactory work to pass the EWS1. -fire safety certificate
Do lendlease staff not have any conscience , shame on you all!

Nightmare building
Bought a Lendlease flat in 2014, it was shortly after that the nightmare began. The building was built with a range of dodgy, highly combustible materials, not just the cladding. Still fighting to have it remediated.

Lendlease are nowhere to be seen now we have had our EWS1 result identifying costs of £30k + to repair the fire safety issues on our buildings in the Green Quarter Manchester. DO NOT BUY from them.
Don't buy a Lendlease deathtrap!
They sold me one of their flats back in 2014 which has since been discovered to having flammable cladding, insulation and balconies and missing fire cavities in the car park.

DO NOT buy a property that's been built by this company. The property we bought has been built with massive fire safety defects and unsafe materials that we as owners are now expected to pay thousands of pounds to rectify to make safe.
