Andy came in to fix our window and he did it so quickly with such a friendly attitude, and when I asked he even looked at our dishwasher draw and fixed it as well - he was brilliant thanks Andy!!!!!

I can’t recommend Sugarhouse highly enough! Ruby was so helpful on the viewing we had and Natasha was great with all the questions we had about the contract. The whole experience was smooth, transparent, and genuinely supportive — which is rare with student letting agents.
The team are so friendly and approachable. They always respond quickly to emails and calls, and nothing ever feels like too much trouble. When we had a problem with our shower, Andy from the maintenance team came within 24 hours to get it sorted.
If you want a great house with great service, Sugarhouse are the one!!

I moved into 33 Manor Drive with my friends, attracted by the appeal of the apartment itself, which we genuinely enjoy living in. Unfortunately, our experience with Sugarhouse Properties has been anything but enjoyable due to persistent maintenance issues and unfulfilled promises.
From day one, there were several outstanding repairs. While some issues—like getting a fridge and some room refurbishments—were eventually addressed, it took multiple complaints and long waiting periods to see any progress. More concerning, even after three months, major problems still remain unresolved: the bathroom exhaust hasn’t been fixed, ongoing drainage noise disrupts our sleep, and damp walls continue to be an issue.
Despite countless complaints via WhatsApp, email, and even in-person visits to the office, we repeatedly received assurances but saw little meaningful action. While they are always quick and persistent about collecting rent, their responsiveness to tenants and commitment to solving issues has been severely lacking.
When booking, we were told every problem would be sorted before move-in, but almost nothing was done. Sugarhouse’s poor service, empty promises, and lack of accountability have made our experience stressful and disappointing. Their professionalism is questionable, and I would strongly advise others to avoid booking accommodation with Sugarhouse Properties unless you want to risk suffering through similar issues. For us, their service has fallen far short of basic expectations.
I have been with the Sugarhouse Team for 10 years. They are professional at all times and knowledgable. Fantastic communication at all times. I feel reassured my properties are safe with this organisation!

Terrible and totally inept. Unable to follow simple requests, lost documents, confirm everything is done and then say it isn’t. Amateurs, avoid at all costs
We had rats, it was ignored and the maintenance report closed due to lack of evidence, we had physically seen the rats. Lots of mould and damp they only ever painted over instead of fixing the problems causing it.
Our whole ceiling collapsed due to a leak that had been getting worse, to reveal a rats nest, faulty wiring, rotted beams and our ventilation from the bathroom ended in that section of ceiling.
We asked for our windows to be sealed, it's been 4 months you can physically move the glass.
Worst of all, if something goes on out of hours you're on your own.

Andy was really great.He was quick to repair the issue with exhaust. He did an amazing job in fixing the door as well.His friendly approach made the whole experience hassle free.

The maintenance service is God tier. Prompt and effective. The reason I'm leaving one star is that I am a solitary guy with autism and a mood disorder who has had dogs almost continuously since the age of three. The reason this is significant is because the difference between my states of wellbeing when keeping a dog compared to when not doing so is stark. I expressed this to the letting agent, and presented them with a letter of confirmation of this fact from my GP. The law is that the landlord "must not unreasonably withhold consent" for the tenant to keep a pet. The reason given by the landlord (who has been described in a government letter seen by me as an "overseas entity" who is possibly evading taxes on the property, so probably some guy with a net worth of millions floating about on a lilo in a pool in his mansion complex in the Bahamas) was the possibility of noise complaints. I had previously reported a noise complaint to the letting agent after months of people upstairs partying and stomping around like elephants until 6am on a Thursday, and the letting agent didn't care and gave a very clear impression that they wanted nothing to do with it, and palmed us off onto the council. So the stated reason for not allowing me to keep a dog is sheer garbage. Furthermore I am an extremely responsible dog owner who knows how to properly train and look after a dog's welfare inside out. I can't say the same for the crackheads over the road who leave their dog out in the garden on its own to cry for hours day and night, no matter what the temperature. And no one has complained about that except myself to the RSPCA.
It's wrong that the tenant who pays rent and lives in and cares for the property is denied the chance to have a companion who would vastly improve their mental and spiritual wellbeing.
I wouldn't recommend renting a property through this letting agency. My daughter picked up her keys to her student house 10 days ago we were told the cleaners hadnt had time to clean the property but it would be done than day she is still waiting despite chasing this up several times.
The property has several major issue such as fire doors not installed properly, emergency lighting not working, stairs carpet not attached to the stairs causing an accident and injury the list ran to 3 pages.
I would advice anyone to use a different agent and save them selves alot of stress.
They are now refusing to do anything to the property or complete a further inspection because of the reviews left of our experience. So we are basically being held to ransom so others don't find out about our poor experience.

The room (basement room) my son rented in the share house covered in mould, and the land lord said its the students fault for not having the fan on??!!
I have asked was my son advised the fan needed to be on to prevent mould
I ve sent an email inquiry and asked for all documents, terms and conditions related to this rental
Also will seek legal advise if issue not solved

When my daughter had to pull out of her joint tenancy and leave Uni due to COVID, we had a real concern that we would be trapped in it for months, (maybe even the full year) having to pay the rent on an empty room.
I have to say Georgia and Hannah were superb! They did everything possible to assist us in finding a replacement tenant, when ultimately there was nothing in it for them. Despite us placing numerous ads, it was they who actually found a replacement, in a just a few weeks, and sorted all the arrangements. They were both a real pleasure to deal with and I can’t praise them highly enough.

I signed for a property in a room share, which when I arrived hadn’t been cleaned (rubbish on the floor and nos canisters.) and then I find out 2 months later I would have to find somewhere else to live, or find other tenants to fill up the bedrooms by January. Sugarhouse then proceeded to go behind our backs and start offering viewings for the property. After asking if there had been any interest 2 weeks later, they told us the property had been signed for - even though they said they would give us the opportunity to find other tenants by Christmas. They offered to show us around multiple properties, however 7 out of 8 were damp and full of mould spores - how is this acceptable? How am I supposed to live in a damp property when I have allergies and respiratory problems?
