Avoid this agency. The experience is bad during the tenancy and even worse when it ends.
We vacated the property in December 2025 and urbanbubble is still holding £633 of our deposit a sum they themselves acknowledge is not in dispute. Five months later, it has not been returned.
Beyond the undisputed amount, we are also now in a formal dispute over the remaining portion of our deposit, as urbanbubble is attempting to make deductions for wear and tear damage, something landlords and agents are not legally permitted to charge tenants for under UK tenancy law.
Throughout our tenancy and beyond, the communication from this agency has been consistently unreliable and unprofessional. Responses are slow, questions go unanswered, and when they do reply, the tone is casual and dismissive, more like a text message to a friend than correspondence from a professional letting agency.
During our tenancy we waited over three months for a broken fridge to be replaced. A basic maintenance issue that should have been resolved within days took months of chasing.
Asad sent a deposit release form via DocuSign with almost every critical field left blank, deposit amount, outstanding rent, total deductions, amount to be returned, agent name and signature, and tenancy deposit reference number. We were asked to sign a legally binding financial document without being able to verify any of its terms. We lawfully refused.
When we challenged this, we were given inaccurate information about how DocuSign works, specifically that one tenant had to sign before the other could view the document. This was confirmed to be incorrect directly by DocuSign support. Document visibility is controlled entirely by the agent.
This is not a one-off mistake. It is a pattern of incompetence and unprofessionalism that any prospective tenant should be aware of before signing with this agency.

Carl has fixed a couple of issues in our flat now. He is always friendly, fix’s the issue and leave where he has been working very tidy.
