Be careful: this estate agency not only let the property in horrible conditions and unfit for habitation, but also fabricates tribunal/court cases and misleads other professionals. I have been requesting the licences of the workers for over three months, and the pest infestation report for over a year and a half. No documentation has been provided—only a fabricated case against us, the tenants, with false documentation and no supporting evidence, as usual.

A fabricated tribunal case was raised, claiming that gas and electricity safety tests were conducted by licensed workers, although everything is broken and not in working condition. The agency, as usual, despite the fact that we paid for the certificates, does not agree to reimbursement. That is why they decided to take the matter to tribunal and falsely raise a case against the tenants. In reality, unlicensed workers were used and false documentation was submitted.

Someone needs to investigate this agency for its practices, corrupt activities, and licences.

Please check more carefully when sending unlicensed workers and falsifying documents, especially when there is no report or documentation to share. I am still waiting for the licences to be provided to Merton Council for investigation regarding legal compliance and the submission of false documents.

Is this all the agency can do—to scare people and take advantage of them? This is a shame on the entire company and on Winkworth, which allows staff to behave in this way.

Winkworth was extremely helpful in managing our living experience in London. All problems were well solved and on a timely basis. Fast response time and very agile solutions across the board.

My husband and I have had a great experience with Winkworth Tooting Bec. Its the first time we have rented a property. The team has been incredibly helpful and professional throughout. A special mention to the maintenance team – they’ve been responsive and efficient whenever I needed assistance and also the member of staff who handles the contracts made the whole process smooth and stress-free, which I really appreciated. I am extremely disappointed with my experience renting through Winkworth. When I moved into my new flat, the agent failed to provide me with the gas card/key. I moved here from the US so I did not know that was something that I needed. As a result, my electricity was cut off for almost three days during my very first weekend in the property. I had no light, no heating, and no hot water for close to 72 hours.

What made the situation even worse was that I was unable to reach the agent or Winkworth the entire weekend. A neighbour gave me the landlord’s phone number, but the landlord said there was nothing he could do; the agent should've passed on the gas card. On the third day (Monday), I spent hours calling OVO and British Gas myself because the agent not only couldn't get the gas card but also gave me the wrong meter number. After countless calls and a huge amount of stress, I finally had my electricity restored on the third evening.

Throughout this entire ordeal, Winkworth did not offer an apology or any form of compensation for the distress, inconvenience, and unsafe living conditions I experienced.

I was sick and freezing during those days; my goods in the fridge went bad; I could not shower; there was no lights in the flat; and all of this could have been avoided if the letting agent had simply done their job properly. If anyone needed electricity for their medical supplies, this would have been unimaginable. This level of negligence is unacceptable, and no tenant should have to go through this experience.

Their Managing Director had contacted me after my formal complaint email and had reimbursed me for three days of rent. I appreciated their prompt and reasonable response after receiving my concerns.

This was an executors' sale. Anthony Nyland was really first class. He handled a number of prospective buyers with firm tact, gave the executors very good advice, kept everyone happy, liaised with all the solicitors involved and generally gave a terrific service. Highly recommended.
