In my experience, this has been one of the worst estate-agent experiences I have had locally. I would strongly advise landlords to do their own research before entering into a “guaranteed rent” arrangement with this agent

My main concern was the lack of flexibility around rent reviews. Despite the apparent changes in rental values and the circumstances of the property, I found it extremely difficult to get the rent reviewed or increased. When I pushed the issue, matters escalated into formal correspondence involving notices, potential court proceedings and bailiff action. I found the whole process extremely stressful and disproportionate.

Communication was also a major problem. I found Gohir particularly difficult to communicate with, and I was very disappointed with the way my concerns were handled.

When we eventually regained possession of the property, its condition was extremely poor. In my view, the property had not been adequately inspected or maintained during the tenancy. We had to carry out substantial renovation work, and the amount of rubbish left behind was so significant that we needed two skips to clear it. Overall, the experience cost us around £20,000 in repairs, clearance and renovation.

I was also frustrated by the way requests for information were handled. In my experience, references to data protection/GDPR were repeatedly used when I was seeking information about my own property and the management of the tenancy. I found this process unnecessarily obstructive.

My experience has left me with serious concerns about this type of guaranteed-rent arrangement. I would strongly recommend that any landlord considering it carefully examines the contract, rent-review provisions, inspection arrangements, termination clauses and exactly what happens when the tenancy ends.
The fact that they have been fined by courts and council for poor services and its quite baffling the local councils are still using them particularly Hackney Walthamforest and Redbridge . I wonder what the connection here. Housing dept should look at this.
This review reflects my personal experience of dealing with the company and the condition in which my property was returned. I would not use them again.

I am a landlord and bought the property with a temporary social resident in situ.

Having decided to vacate the property, I found Woodlands to be evasive, deceitful and generally very untrustworthy. Santosh in particular is very evasive.

Woodlands mistreat tenants and don't attend to the property so I would advise all potential landlord to avoid!

Nightmare traumatic experience!! Dishonest agents!! Sold a property to me claiming that all electrics wiring throughout the property was upgraded! What a lie!! After completion, my electrician warned me that there is no earth bonding in the whole pro, electric sockets and switches!!! And that the house is dangerous and we would get electric shocks!! Woodlands misold the property, now it's costing me 5k to make the property safe and liveable!! My young children experienced electric shocks from the dangerous plug sockets,which had cables fried and burnt out!! Woodlands took the full asking price, yet they lied to me! These agents have no duty of care for their buyers! On completion day, seller left several furnitures and rubbish/clutter and used condoms after they left!! Including dog poop everywhere, and drugs scales hidden behind wardrobe! Agents were responsible to ensure seller leaves property in a decent clean condition and empty, this was not the case!! The seller left the house in a absolutely filthy state, worse than the gutter! To make things worse, my removals guys had to wait until 5pm as seller was still removing her belongings, even though woodlands, knights&Co and sellers solicitor emailed me claiming keys released at 1pm!!! This cost me more money at hourly rate! Do not buy from this agents, unless you want a heart attack or you want to throw away thousands of pounds!! Woodlands also did not disclose several issues and repairs to the property, as well as the mouse/rats infestation

Pathetic estate agent, fake

Eddie from this estate agent didn't turn up for my house viewing. We had talked on the phone, an email confirmation was sent, I replied to it. Just right at the moment I was leaving my house for the appointment, the phone was ringing but I could not take it as I was rushing out of the door. He never left a voicemail, no text message. I got to the house I was keen to view, but there was no one. So I called him. He said 'there are some buyers who don't show up, so we always do this. It takes 15min to get there'. He sounded as if he has done the right thing. I waited, waited and waited in the RAIN. 45min later he still didn't turn up, so I left. Such a time waster. Anyways it's the agent's loss, you guys lost a good customer. Everyone reading this, never ever work with this estate agent as even a simple house viewing has to be done on their term.

Its a good experience. They are very cooperative.

Very unprofessional I was left in a property with water leaking into the electrics and was told put a bucket underneath.
The boiler is also broken something which again they don’t seem fit as an emergency in January with 2 young children and a venerable adult with multiple health conditions a priority.
DO NOT TAKE ANY PROPERTY WITH THEM AT ANY COST!!!!!

Terrible estate agents put us through hell for nearly a year couldn't be bothered to do anything didn't wanna fix any problems me my 3 year old daughter and partner got moved to harlow by hackney council so woodlands was our estate agents if anything needed repairs they was meant to sort it we had no hot water or heating for nearly a year kept complaining nothing got done we had to sleep in the living room as the whole house was covered in mould and our clothes washing machine floor cooker my daughter's toys everything was ruined they told us to clean it ourselves my 3 year old now has asthma she was healthy before we moved their I had carbon monoxide poisoning due to the sever smell of mould environmental health found over 28 hazards and shut the place down only a week before we had to move due to the property being shut down they put a new boiler in after waiting nearly a year they lie they are disrespectful and rude Please if you have a property from woodlands screen emails messages take pictures because that's what we did from the day we moved in they called us liers but we had all the evidence now solicitors and environmental health are involved we moved in the end of March 2023 then the property got shut down we moved bk to London march 2024 a whole year of no hot water heating and my 3 yr old being ill and getting asthma due to the severe mould they lied said their was no mould so why did environmental health shut down the property they lie all the time they should b shut down

One of the worst estate agents in the area. They are highly inefficient to get anything done for the tenant. They don't respond to communication and my experience was so horrible, I broke my contract in 5 months and paid a month's rent extra to get away from them.

If I could give zero stars, I would. I was buying a property through this agency, they were late, organised, unprofessional, the woman knew nothing about the property she was supposedly selling me, It turns out everything she did tell me was lies. The property was riddled with issues that they didn't disclose from the start, but they were shifty from the start I should've listened to my instincts. Before I knew all this, I put the offer in and was waiting for the seller solicitor to send the management pack to my solicitor and I get a call from what sounded like a little girl on behalf of the estate agent, asking me first off if I was 'Mark' who was the solicitor and after I said no I'm not Mark as you can tell by my voice, and you've actually contact the Buyer and she went on to ask 'so what's going on then?' with the most dreadful telephone manner I've ever experienced. I abruptly ended the call asking her to get her facts straight before call me up. Then after I got the survey report back it was apparent that the property wasn't worth the ground it was standing on and I didn't hear another peep out of them. So I decided to write a complaint email to them, I did, sent it through, and not surprisingly, I heard nothing back.
