Extremely disappointing experience — I would not recommend
In my experience, this has been one of the worst estate-agent experiences I have had locally. I would strongly advise landlords to do their own research before entering into a “guaranteed rent” arrangement with this agent
My main concern was the lack of flexibility around rent reviews. Despite the apparent changes in rental values and the circumstances of the property, I found it extremely difficult to get the rent reviewed or increased. When I pushed the issue, matters escalated into formal correspondence involving notices, potential court proceedings and bailiff action. I found the whole process extremely stressful and disproportionate.
Communication was also a major problem. I found Gohir particularly difficult to communicate with, and I was very disappointed with the way my concerns were handled.
When we eventually regained possession of the property, its condition was extremely poor. In my view, the property had not been adequately inspected or maintained during the tenancy. We had to carry out substantial renovation work, and the amount of rubbish left behind was so significant that we needed two skips to clear it. Overall, the experience cost us around £20,000 in repairs, clearance and renovation.
I was also frustrated by the way requests for information were handled. In my experience, references to data protection/GDPR were repeatedly used when I was seeking information about my own property and the management of the tenancy. I found this process unnecessarily obstructive.
My experience has left me with serious concerns about this type of guaranteed-rent arrangement. I would strongly recommend that any landlord considering it carefully examines the contract, rent-review provisions, inspection arrangements, termination clauses and exactly what happens when the tenancy ends.
The fact that they have been fined by courts and council for poor services and its quite baffling the local councils are still using them particularly Hackney Walthamforest and Redbridge . I wonder what the connection here. Housing dept should look at this.
This review reflects my personal experience of dealing with the company and the condition in which my property was returned. I would not use them again.
