Thank you for taking the time to share your feedback. We’re sorry to hear that the plan set did not meet your expectations.

We would like to clarify that the Lady Rose House Plan (CAD + PDF Single Build) was delivered as described at the time of purchase. This design has also previously been built and permitted.

As with standard stock house plans, site-specific review and modifications may be required to meet local codes and property conditions. Our product information explains that the foundation may require review and adjustment by a local structural engineer based on factors such as soil, slope, wind, and seismic requirements. It also notes that HVAC and plumbing layouts are not included and are typically completed by the builder’s local subcontractors.

On July 10, 2026, we contacted you and offered to review any specific concerns or defects with the plans. However, we did not receive details identifying a particular drawing error or technical issue.

We respect your experience and feedback and regret that the plans did not meet your expectations. We remain available to review any specific technical concerns you may have and assist where possible.

The estimated timeframe of 3–4 weeks was provided when the modification quote and contract were sent and agreed upon. As with most design modifications, this timeline reflects the time needed to review and incorporate the requested changes carefully.

Regarding the walkout basement, while we have completed similar requests in the past, there was no pre-designed option available for this specific plan. Because of this, the request is being handled as a custom modification, which requires its own design review and drafting process. If a ready-made option had been available, we would have gladly shared it immediately.

Each modification is tailored to the specific plan and client requirements to ensure accuracy and quality, which can impact turnaround times. We truly appreciate your patience and your feedback, as it helps us improve both our communication and overall process.
