CapitalRise - a company going places

One of the many great attributes of this company is great communication whether that be offering fantastic investment opportunities, a great IFISA option, updates on investments or simply letting you know an investment has redeemed. Add in a great product, super due diligence and compliance processes and friendly helpful staff and you have a company going places.

Good range of opportunities, good rate of return!

I've been with CapitalRise for over 18 months now and they have a frequent pipeline of new opportunities which you get advance notice of, a decent amount of information about the opportunities including very readable risk assessments.
Just had another repayment - these tend to be a little unpredictable due to the nature of the business, but the funds are now available and transferring in and out is easy (once you've passed your bank's security measures).
Seems to be as safe as such risky investments can be, and the rate of return on offer is good. I'm very glad I came across them.

Best alternative investment Plattform!

Capital Rise picks the right deals and has very fair and clear investment conditions. They are not seeking double digit interest bonds with disproportional risk but seeking a fair risk reward ratio.
Their investor relations team is always reactive and very helpful. Over the years they really earned my trust. Even the credits that are not going so well are look after and I get regular reports.

Capitalrise don't value their retail lenders in their egregious policies

To start with, the positive: the staff provide good customer service and genuinely seem to value their investor base in various ways. Also the Capitalrise web site is user-friendly and convenient to use.

However, my long-term experience with CapitalRise has revealed a platform that systematically prioritizes borrower convenience over lender security. While their marketing focuses on "prime" assets, the contractual reality is far less attractive.

The "Buffer Period" and Then "Hard Stop" Loophole

An example of how Capitalrise operates unjustly, is their egregious "Hard Stop Date" policy. On more-or-less all similar crowdfunding and peer-to-peer lending platforms, if the borrower does not return lenders capital by their due date, it immediately triggers the commencement of the penalty interest period. CapitalRise, however, craftily structures agreements so that increased interest only kicks in approximately one to two years after the initial default, with first an incredibly long buffer period and then a hard-stop date. This creates a very long window where borrowers have no financial incentive to repay on time. Indeed, it is in their interest to not pay back Capitalrise lenders, because refinancing their loans for projects in trouble from other lenders would mean they would usually have to pay higher interest rates than the original Capitalrise ones.

Lenders are left holding the risks on overdue projects for a very long time while the borrower enjoys what is essentially a low-interest extension at the lender’s expense.

Poor Risk-Reward Ratio

The interest rates on this platform are consistently 2% lower than competitors offering similar development risks.

Then Capitalrise automatically deducts large amounts in tax before paying lenders back, which not one other similar platform I've researched or used does.

When you factor in the lack of liquidity and the very high probability of multi-year delays, the maths simply does not work. You are accepting "prime" yields for "sub-prime" durations.

Current Portfolio Status

I currently have three projects in seemingly eternal default that Capitalrise took my money for many years ago. There is no clear path to capital recovery and no imminent solution in sight for them.

The lack of urgency from CapitalRise in resolving these defaults suggests they are more interested in maintaining borrower relationships than considering their lenders.

Verdict: If as a lender you value your capital, avoid this platform. The legal structures are heavily weighted against the lender: you take the hit, the borrower takes the time, and CapitalRise takes the fees.

Exceptional company

The customer service at CapitalRise is brilliant. The platform is so easy to use and they have paid me excellent returns since I started investing 4 years ago. Extremely happy with the income I am earning from them.

Positive medium-term experience

My first investment with CapitalRise was in June 2020 and I continue to make new investments with them on a regular basis, spreading my risk across a number of property loans. The CapitalRise website, communications and investment opportunities reflect a professional culture and inspire confidence in their product. I have experience of a number of similar investment platforms and trust CapitalRise more than any other.
Investment returns are not guaranteed, but on the occasion that a loan doesn't repay as planned, investors are kept well informed and it is clear from these messages that all the team at CapitalRise are doing all they can to achieve a successful outcome.
Responses to direct messages are always prompt, helpful and professional.
I look forward to being a long-term CapitalRise lender.

Very happy investor…

I have been investing with Capitalrise since the beginning and have had no defaults. Even when developments get into difficulty Capitalrise appear to work effectively to ensure progress to a stage that releases all capital and interest. Also, the website is very clear and makes investing and reinvesting very easy.
