Buyers beware!!!
We 1st moved on this site as a seasonal tourer in 2018 the site was great back then. in 2019 we decided to upgrade to a static on site after the promise of a swimming pool(we was unaware this tale as been told for years and still is by the sales people today). Like every site it as pluses and negatives but the negatives now far out way the positives still no pool, poor security, poor food in the onsite restaurant/bar mass development and rental vans private & sites own vans, the loss of dog walking fields are just a few to list. We decided it was time to sell our static and this is where the real problems started. We did everything by the letter offered to site they was not interested so found a private buyer. All was paid signed ect and we expected our money within the 28 day period minus the charge they hit you with which is around 15% of the selling price again very costly. This turned into 70 plus days of chasing via phone email and going in to the office and even threating legal action. All the staff just pass the book or come up with excuses of loss of paperwork no one in to sign it off. I feel slightly sorry for the employees as they are just doing what they are told. The owners/directors obviously want to keep the money as long as possible as they do not even have the decency to reply or call you (you only have to look on Facebook to see the amount of times they have done this). I am now glad to be off site and free of all the hassle and stress this caused. All in all if you are looking at purchasing a holiday home here do your research first and make sure you are not planning on leaving any time soon as these things lose money quickly and are made hard to sell privately so the site can snatch them up at a bargain price.

Not sure why all the bad reviews
Not sure why all the bad reviews? We bought a static van for £17000 just a couple of months ago and we couldn’t be happier! A real bargain at North Shore park. Great facilities and first years fees free! Never owned a van before so the help the company gave us was very much appreciated!
Can’t wait to have many holidays there when we open van back up in March.
Value for money, great location
North Shore Holiday Park Skegness
Booked to stay on an extra large fully serviced hard standing touring pitch for touring caravans or motorhomes with awning. Price £173 for 5 nights.
The caravan park had an 11 am check in for touring pitches. The lady in reception was friendly and helpful. A £20 fully refundable deposit it needed for the electronic barrier system.
The caravan park has a mixture of chalets, static caravans and touring pitches. The park was very clean and tidy with the grass and planting well cared for. The touring pitches were well spaced out and there seemed to be adequate water access points for those not on a serviced pitch. There is a large toilet/ shower block that seemed to cope with the amount of people using them . The site was busy on the Friday and Saturday due to the East Coast Pride Festival. Everyone seemed friendly and people were respectful of neighbours.
On the park there is a pub/restaurant a show at with entertainment. An amusement arcade, children’s play area, dog run, a holiday shop and a Spar shop with a caravan leisure shop which was very well stocked with all sorts of accessories you may need in an emergency and other items, fairly priced. There is only one refuse disposal area and at the time of our visit this was clean not overflowing. There is also a pitch and put green which you can play for a small price.
The best thing about this site is its location within Skegness itself. It is approximately 15 minute walk into the town centre but has a very well serviced bus routes just outside the park’s entrance. The beaches are very clean and many are dog friendly ( please respect all beach users) There is lots of shops bars restaurants and family entertainment in the area, from Fantasy Island in Ingoldmels to all the attractions in Skegness itself, monitoring beaches, swimming pools , the Embassy Theatre and traditional seaside fare.
Why 4stars? When booking on line a got an acknowledgment of payment but nothing from the park itself. I had to phone up and check that my deposit had been accepted at this park not another. I was sent a receipt with the booking information but nothing to day when the balance was due, arrival time etc. When paying the balance the email sent would not open.
There was a problem with our electricity supply which kept tripping but it was not sorted, we had to use a neighbouring supply. There were only 2 dog litter bins that I could see on site, this does not make some dog owners responsible. Small niggles but enough to drop a star. I would definitely visit again as it proved value for money
The lodges are infested with mice and we thought we weren't going to get our money back
Addlethorpe Golf Park - This site is infested with mice. We stayed in cabin 26. First night a mouse woke us up at 4.30am scratching some wrappers under the bed. We were shown 2 other cabins (28 & 35) and there were signs of mice in them all. After deciding we were going to find somewhere else to stay, we were told we were not going to get a refund and made out to be acting unreasonably.
If you are staying on this site at the moment or going to, please look for signs of mice because I suspect all cabins have them and they are not controlling it.
Thankfully we booked through Hoseasons and after showing them multiple photos and a video of mice in the cabin we got a full refund.
This company needs to take this seriously and get proper pest control in. I suspect all cabins are infested. The cabins are not to a clean standard. Customer service was also deplorable from the GM on site (Scott) and bookings office (Victoria Spence). It needs shutting down and investigating.
Filthy Caravan
Booked a 6 berth “Gold” standard caravan for July 2025 and were shocked at the condition on arrival. The caravan was filthy and unhygienic - crumbs on the floor, dirty surfaces, and even a false nail left on the bedside table - clear evidence it hadn’t been cleaned.
Reception was closed when we arrived, so we had no choice but to drive home the same night. The following morning, we were informed that there was no alternative accommodation. The only offer was to change the bedding and for the carpets to be cleaned the next day, which was completely inadequate and failed to address the overall poor condition of the caravan. We therefore had no option but to hand back the keys.
The caravan was also mis-sold as a 6-berth when in fact it was only a 4-berth. Despite raising a formal complaint, we were refused a full refund and are still waiting for the partial refund they promised.
Poor hygiene, poor service, and a lack of accountability. I would NOT recommend Coastfields Holiday Village.
My husband & myself booked the dog…
My husband & myself booked the dog friendly apartment for a week, when we got there it was raining heavily, puddles sludge everywhere. We got the keys after a 15 minute wait & I opened the door of the apartment OMG the smell of a thousand cigarettes hit me straight in the face & the place was full.of flies. I wwnt to complain & they had sent housekeeping by the time I got back, she informed us there was no smell.
Complained again and they said they were going to move us to an upgrade caravan the upgrade was JG55, this was no upgrade ,it was a bronze caravan which should have been scrapped years ago. Everything was filthy, there was a bowl over the back of the kitchen sink to hide the slime but the real kicker was the size of the shower and toilet, my husband couldnt fit into either so we just gave up and came home , we didn't check in untll nearly 5, it was nearly midnight when we got home
Our holiday was 19th July 2025 today is the 27th July, still not had the £50 deposit you have to pay back even though they have my bank details and they laughed when I mentioned a refund.
NEVER GO THERE ITS A COMPLETE SHAMBLES
Addlethorpe Golf & Country…
Addlethorpe Golf & Country Club….Accommodation was luxurious absolutely beautiful….Hot tub was fantastic….Staff were amazing they went above & beyond to ensure our stay was an amazing experience. Scott ensured we had a beautiful relaxing rest & nothing was too much trouble….Club house was beautiful 🤩 We will return as the whole experience was in beautiful relaxing setting. Thanks again to Scott who made our 4 night stayphenomenal 💙
Family of four nice time .
We went Coastfield Holiday Village for 7 nights as a family of four and it is difficult to see where the negative feedback on Trip Advisor is coming from . The caravan wasn't brand new of course but it was clean . When we arrived early and sat outside the staff came out to us and checked us in early which was a great freindly surprise . The Spar shop on site was quite cheap and had everything . The Chinese takeaway on site provided some delicious food . The onsite clubhouse was a typical camp club , nothing special but adequate enough for local nights . The location of course is great , the beach across the road and Ingoldmels market etc about a ten minute walk away . Don't be scared to book direct with Coastfields , it is value for money and pretty good for a caravan park .
Don't don't don't don't book at…
Don't don't don't don't book at coastfields holiday park ingermells Skegness don't get what you pay for booked a 8 berth caravan because on booking.com was only 8 berth available got confirmation for my holiday from booking.com just for coastfields to message me asking how many would be arriving when I had filled in saying for 2 people then telling me the 8 berth was not available only 6 berth when I asked if I would be able to get some money back because it would have been cheaper for 6 to be told would not know while Monday when holiday was over on the Sunday had to take the 6 berth because it was late and couldn't be shopping about for alternative accomodation no communication what's so ever asked even if could check in earlier than 4 o'clock to have no reply while day after I had arrived and told no but on check out was told for a platinum caravan you could check in from 2 o'clock i booked this for my birthday what a horrible experience absolutely spoilt the occasion still waiting for a reply from booking.com and coastfields on this matter when waiting to check out woman on reception was on phone booking someone in when we heard her say would rather except a new booking than someone else like I said avoid avoid avoid at all cost will regret if you book

we booked in,1 week coastfields for Easter lovely accommodation entertainment was shit for a easter weekend bar staff was lovely, especially bethany very helofukk young lady and good manners magic man was not good but we enjoyed the stay
We bought our caravan from these…
We bought our caravan from these cowboys who are out to rip you off as soon as you walk in there sales office do not buy from this company.
We bought our Abi Vista 6 birth caravan for £12,500 then bought decking £3000 in June 2021 as the cost of everything was going up and didn’t want to give them our money we decided to sell back to sales as it being over 10 years old we could only sell back to them, they said that it was worth £1000 even though all appliances were new all carpet were new and decorated through out we have now just seen it on there website for £19,995.
The site is untidy won’t do anything with it but just take your money STAY AWAY!!!!
Horrendous
A horrendous, scary experience and the lack of customer service since has been appalling.
Upon arrival, we were asked for a cash deposit of £50 which we knew nothing about. We were told we should have been made aware of this during a welcome call 48 hours earlier, however we never received this. We agreed to give the cash deposit once we had been to a cash machine.
We arrived on Good Friday and when we got to what was sold as a 'gold caravan', it was anything but. We couldn't park near it and a lot of rain was forecast, we knew the surrounding areas were likely to get boggy. Also, the caravan was tiny.
We went to reception to ask if we could move elsewhere, but were informed the site was full. We contemplated driving back over 3 hours home. However, reception couldn't move us and also couldn't confirm if we'd receive a refund if we cancelled and left.
We were told there was nothing more they could do and asked us to email customer relations, which we then did. We decided we'd have to use the caravan rather than drive home and risk losing the deposit.
When we went into the caravan, we found the following issues:
Ripped wallpaper.
Damaged bathroom door lock.
Blinds on the bathroom floor.
Dirty plates, drawers, doors, etc.
A curtain rail not fully secured.
Again, we emailed these issues with photographic evidence to the customer relations team.
We tried to put all of this behind us and went to the entertainment bar that night with our child. Whilst we were in there a large brawl broke out, with bottles and chairs being thrown and security said somebody had a knife. This was a family bar where children were also in attendance.
We spoke to security and they said not to walk back the usual way to our caravan in case the offending people were still there. We felt very unsafe. We walked a different route in the darkness over the wet, muddy grass.
Also, we had asked for a dirty duvet to be changed before we went to the entertainment and when we got back, this hadn't been done. We spent the next three hours looking for alternative accommodation for the weekend.
We reported all of the above to reception on the Saturday morning and handed our entertainment passes back in and requested a full refund, as we no longer felt safe going in there. We were told we would receive a phone call, however three and a half hours later, we never received this.
They offered for us to stay at another site in Skegness, however given the poor service and caravan sites, we did not want to stay with this company and also it was away from Ingoldmells where we have stayed for 10 years previously with no issues.
We managed to find alternative accommodation at another site from Monday, so we left then instead of the following Friday.
We spoke to several members of staff at reception over the next couple of days and only one was actually interested in helping, but couldn't do much. We just kept getting told to email customer relations.
We sent several emails and made phone calls almost daily and despite many empty promises, didn't get a response until Friday 12th April. Their response was to offer us 30% off a future visit! Given how we had stayed for less than 50% of the week and all the issues, there is no way that we could accept this, as we never plan to return.
After another couple of weeks of phone calls and emails, we got an email back yesterday offering 30% of the holiday money back, again this is an insult given the length of time we stayed, the various issues and the time we spent chasing.
When I bought my static I was told if I…
When I bought my static I was told if I wanted to sell privately I had to give them first offer I did they offered me £15000 pounds on a static that I bought for£60,00 off them less than 2 years ago I said no I will sell privately coastfields then said to me whatever I sell it for they wanted twelve and a half percent of £,45000 because that's what they valued my static even although I sold it for £29,000 I personally would have nothing to do with this company
I Sold my caravan to coastfields and i…
I Sold my caravan to coastfields and i was told i would receive my money in 28 days but 28 days has gone by with no money i cant get in touch with anyone. These guys are the worst . Every dealing ive had with them since 2022 has been negative. Word of advice dont buy, sell or have any dealings with these charlatans.
Didnt pay my winning …
First off I have to say that the 2 caravans/lodges we had were clean. The hot tub was working. The food in the pub was great. That's it I'm afraid.
Now to all the things wrong.
Not enough staff in the cafe food took too long, the staff were trying to run it all on their own while staff in the shop were playing on their phones.
My grandaughter did the activity on Tuesday pottery painting and enjoyed it. We went back on Thursday to do sand art and we were 3 minutes late so we were told she couldn't do the activity.
We played Bingo on the Wednesday night in the show bar, this game was with all the coastfields parks, we won £45 however we never received the money (I've phoned and emailed and nothing).
If it rains don't go on the deck it's lethal and take wellys the drains don't clear so you will need to paddle to your cars.
Grange leisure park Mablethorpe such a shame because it looks good.
They are supposed to be building an indoor pool but I can't see where. No changing facilities for the expensive assault course on the lake.
Lots of work to do I'm afraid. Oh and the hot tub is rubbish, never at temperature and the jets are far and few between.
Sorry to say not the best.
Not as advertised
Booked a platinum caravan at coastfields. No Internet yet advertised on package, Big TV on wall but not connected. Booked for 8 people with bedding included though only bedding for 6. Launderette taking money off people even though numerous reports of not drying clothes. Sign in window says no refunds but doesn't say not working. Receptionist solved bedding on second day but promised Internet every day and did nothing. Booking complaints ignored my emails and phone calls. The law says if you pay for a service and don't receive it then your entitled to a refund. They don't care about customer service so my advice now is visit Skegness but don't stay at coastfields unless you want ripped off with very very poor customer service
Found site and vans dirty came home…
Found site and vans dirty came home with bad bite which is presumed to be bed bugs having treated every other day at hosp it’s mess saw black bed bugs on bed would not reccomend these vans at all it was a gold van the shower was only warm could not get hot water threw shower was dissapointed with the site nothing to do for kids on there won’t be visiting again
We booked a caravan holiday with Hoseasons
We booked a caravan holiday with Hoseasons in Skegness, caravan site was called Coastfield. We had lot of issues with the caravan itself and parking. Firstly we were given wrong caravan. We booked caravan for Six people but we were given for 4 people. Secondly eating table was unsafe (Broken) to use and NOT enough stools to sit for Six people. There was NOT enough parking facilities for all the caravan. When we complained to Coastfields customer service we were told to talk to Hoseason. When we contacted Hoseasons, they told us to talk to Coastfields. Coastfields staff were not friendly nor approachable. We were just passed to and fro and no one wanted resolved the situation. After we were forced to cut our holiday and return home.
We would NEVER book a holiday with Coastfileds or Hoseasons again.
