I used ELP Arbuthnott McClanachan for convenancying and estate agent services when selling my home in Edinburgh recently. They provided a top-notch service and I was very happy with the whole process from start to finish. It was very professional and the staff at ELP communicated clearly and quickly about all the nitty gritty details of marketing the property, arranging a home report, organising viewings, making decisions about offers, and getting all the legal paperwork and contracts concluded in a timely manner. I really appreciated their years of experience as it was my first time selling my home and their knowledge of the Edinburgh property market is extensive and very useful. I hired ELP for the Sale and Purchase of my property.

ELP were recommended from a previous conveyer who I had worked with in the past. After meeting with the Sales team I was impressed and decided to proceed.

Pros
* Back office Sales team were good
* Solicitor did work hard to complete the sale, there was a lot of back and forth
* Paper work was in good time and was accurate

Neutral
* Sales Schedule was published with inaccurate details but were fixed when it was pointed out.

Cons
I think they are overworked. Too much on to many clients leading too:
* Lack of responses
* Including when asking to bid on a
property, no action was taken for days until I
chased on the closure date for confirmation the
bid had been placed. By then they could
not bid as they had a conflict of interest.
* Attention to detail and communication, I had
the same conversation multiple times and with
different people
* Bidding guidance was not accurate, bid for 4+ and
never secured one, even though we went higher in
every single case than was guided.
* Once the invoice had been settled, little interest in
supporting the remediation of issues found in new
property
* Fees are not clear from outset.
* Two weeks waiting for the refund of the balance to be paid, not even an acknowledgement or when it will be.

I was looking for a longer term working relationship, like I had with my previous conveyer who sadly retired. ELP feels like more transactional, less personal and not targeted to the client.
