Save £1000’s use Emoov
Estate agents where I live have a start commission of 1.5% but you might get them to 1%. On my house at 1% that’s £6K when you add the VAT and because the current market wouldn’t support the asking price I needed, the answer was to cut costs, so I chose Emoov and sold the house myself. I complete on the 19th. :-)
I figured all I needed was access to Rightmove and Emoov’s basic package provided just that.
The Emoov site is a bit clunky and I’ve suggested some improvements, including an App, which they say they’re working on, but the point is I sold my house with them and I’ve saved about £5,500. That’s a significant amount.
You can do this too, so things to think about.
Take your time with your photos. Stage your rooms, take photos at different times of the day to get the best light. Photos are your shop window, so get them right.
I used ChatGPT to help me write my description but I just did the bullet points and the general description. You don’t need the room by room description. They’re mostly banal nonsense anyway.
As viewing requests came in I stepped outside from Emoov and did all my communication either by text or WhatsApp and it worked well. I arranged a viewing from my bed about 06:30 one Sunday morning after an enquiry came in about an hour earlier. You won’t get service like that from anyone but yourself.
Tell prospective buyers that you are your own estate agent and therefore they should expect you to ask what any estate agent would ask. Don’t be shy about this, but be polite. You’re not prying, they’re standard questions that buyers expect to be asked.
Yes it’s more work, but you’re not going to get something for nothing. It’s worked well for me and I’d never use a high street agent ever again. Emoov was perfect for me and they have been supportive and helpful throughout. I thoroughly recommend them.
