We have recently had our home valued by surveyor Craig & couldn’t recommend enough. Craig was so helpful, professional and thorough. He took time to talk us through all his findings and made what could have been an overwhelming experience for us, completely straightforward. We were pleasantly surprised by how quick everything was pulled together (less than 24hrs). I felt confident chatting through the home report with potential buyers of the property thanks to Craigs’ time & effort during his visit. Thanks again

From my first dealing Graham+ Sibbald were excellent, I was amazed how professional the survey was and the surveyors who came to my home were very thorough and also respectful of my property. They were very helpful and explained any questions asked. Their manners were impeccable. My survey got carried out on a Friday and my final draft was sent to me on the following Tuesday.

Craig, who carried out the assessment of our property, was personable, pleasant, efficient and highly professional. Home Report for house sale carried out by Graham + Sibbald who were professional, responsive and courteous throughout. All communications were clear and accessible. No complaints. Good service.

Graham & Sibbard were commissioned to carry out a valuation survey on unusual small non-standard build cottage by the Lender. Charged me over £3,300. Didn’t advise me or those who commissioned that they couldn’t actually meet the lenders requirements, so, lost my mortgage offer and my money, only wanted £40k from a cottage - cost more for a piece of land. Would I use again, absolutely never, I would always advise against using them, would never ever recommend.

Unfortunately I’ve already raised with the office, amendments to the reports to correct errors have been refused, I had to remind them that legally I’m the prime customer having paid for the service, I have now to put in another formal complaint and wait for a response before I can go to the ombudsman

I would be happy to resolve but it appears the company doesn’t.

Graham & Sibbald introduced a couple to rent my bar and restaurant they did not do their due diligence and after this couple took out a commercial tenancy it was found out that they had previously been convicted for breaching licensing laws and could not hold a premises licence. Within 12 short weeks this couple decimated the bar and restaurant that had been in business for tens of years. Police were involved and I managed to evict this evil duo due to non payment of rent and other breaches of contract but they have since moved to another venue and are causing the same destruction. Graham and Sibbald due not follow procedure if they had done a proper background check the reputation of the business and the torment these people put our family through could have been averted. I am still working my way through a civil case against G&S as compensation to me should have been given.

Graham + Sibbald provided a very efficient and professional service throughout. From the very outset, communication and time keeping were excellent as were the quality and timeliness of the home report. The surveyor, Luca Mancini, was very professional on site and his customer communication was commendable.

We recently purchased a property for which Graham and Sibbald conducted the two home reports in August and December 2024. We moved in to a home with all 1s and 2s and upon instructing our own surveys as advised to, we found the electrics, plumbing, heating, and roof require immediate attention for safety purposes and to protect the structure of the home from further damage. Our workmen have advised the home to be in an terrible state that an experienced surveyor would have picked up on and the phrase "worst we have ever seen" has come up across the board. From speaking with them all we have likely paid circa £30-40k more than what the property should have been valued at. Attempted to raise this legally with the seller but both legal sides agreed issue is with the surveyors not the seller nor estate agent so have been left in a frightening situation. We had to move back out for immediate works due to safety and since returning are living in a building site. We are now in a position of researching and seeking legal advice to cover our losses. Don't be left in a position like us up to our eyeballs in unexpected loans and debt to have a livable safe home when we only expected cosmetic work and typical future maintainence/repairs. Not to mention the mental and physical impact alongside financial. We are not experienced in trades and rely on honesty and professionalism in these reports to inform our decisions. We have been massively failed and effectively scammed by the inaccuracies Graham and Sibbald have provided us with. If this company has completed a home report for your potential purchase, run a mile!

This company was recommended by our estate agent and we were very glad for the recommendation, as the service provided was excellent.
Admin issues are all covered by an easy to use internet system. The surveyor arrived the next day at the time agreed and was both friendly and professional.
The draft reports were soon our email mailbox and the approval process was simple and well explained.

Overall, highly recommended.

Currently awaiting a reply from the selling agent. Interested in a property for sale in Roxburgh, Kelso. The selling agent provided me with a copy of the home report which was produced by the Melrose office on 02/09/2024.

The report is littered with typographical errors, duplicated paragraphs, differing floor areas, the number 'six' can't even be spelt correctly. The surveyor has listed the drainage as mains and the property questionnaire which I understand is completed by the seller states septic tank! What a joke...

I am awaiting answers to my queries by the estate agent however, looks like I might have to take my own advice considering how shoddy the home report is which I should not have to do and put me out of pocket! Happy to provide you with a copy of the report I was given although I am sure you will be able to see it. I have suggested the agent reads it from top to bottom...

Luca and Declan carried out my home report. Both were very professional and respectfully whist going around my home.
Luca explained his findings, and asked if I had any questions. My home report was dealt with quickly, and I received it less than 48 hours. Now looking forward to it getting on the market, also feel that his valuation was spot on.
