Worst Company!

No stars - To all these people who are posting 5 star reviews about just purchasing their homes/reserving lots - good luck when it comes to selling your property, I can guarantee you’ll have issues trying to do so as Bellway seem to proceed with the developments without having all conditions signed off. This will only come to light when you come to sell your property and you’ll go through hell trying to get them to rectify the issue. They do not care about you and will have 0 interest in trying to help you with any issues they have caused. Their customer service is shocking. The managing director is on another level of callous and unprofessional. Save yourself the stress and mental exhaustion, do your research and go elsewhere.

The sales advisor (Lesley) has been…

The sales advisor (Lesley) has been very helpful and friendly, very professional.We did have some minor issues to deal with,the site manager (Terry) solved the issues very quickly. We are really pleased with our new home and would definitely recommend Bellway!

Five star service!

Myself and my partner have just reserved a house on Falcon Grove, Newcastle and have had the most amazing service! Michelle - you’ve made the process a breeze so far; so friendly and helpful and have answered any questions we’ve had. Can’t thank you enough! Also big thanks to Gill for completing our reservation - amazing job!

Myself and my family have been served…

Myself and my family have been served well over the years with Bellway homes especially of late where both myself and daughter and partner have purchased our new homes on the same development. Both Michelle, Jill and Jenna at Falcon Grove Lower Callerton Newcastle upon Tyne have been fantastic in their professional friendly approach as well as their knowledge and expertise guiding us through the process , choosing plots and keeping us well informed of progress. They have made us feel so much at ease when making big decisions and made the whole experience so much more pleasurable . Thanks you ladies for going above and beyond and you are all a credit to Bellway . We look forward to our next appointment choosing our options.

Unreal Customer Service!

I recently had the pleasure of experiencing exceptional customer service from the Barton Quarter development in Horwich, and I cannot recommend Bellway Homes enough—particularly Sarah, Laura, and Sam. From start to finish, they went above and beyond to ensure my experience was smooth, supportive, and truly enjoyable.

Sarah and Laura were absolutely amazing throughout the entire process. Their guidance, professionalism, and genuine kindness made all the difference. No issue was too small or too big for them—they were always willing to help and offered invaluable support every step of the way. Their dedication and attention to detail truly made me feel valued as a customer.

I also want to shout out Sam from the site management team. His presence and expertise added an extra layer of confidence and reassurance to my journey with Belway Homes.

Overall, this has been one of the best experiences I’ve ever had with a home builder. The level of care, support, and professionalism demonstrated by these guys has been exceptional. They have set a high standard for customer service, and I am incredibly grateful for their efforts.

We have recently purchased our second…

We have recently purchased our second bellway home. We are at the Dargavel village development and after not having the best first experience buying our first home the difference in this one is night and day. I can’t recommend the staff that are now at this development enough and really strive to provide good customer service. Site manager John goes above and beyond his role of site manager and is a credit to the company. Also assistant site manager Robert which has now moved to another site but through our journey before moving in was always there if we needed him. Also like to mention Catriona the sales advisor at our site who created such a positive experience buying our home and built such a good relationship with us. Again she goes above and beyond her role.

This development has a fab team who are a credit to the company.

Ferry Village Development - the whole journey so far buying our first home has been such an amazing experience. Chloe has been great and so so helpful in giving us confidence in making the right decisions for our home. Recommend chloe as a sales representative 1000%

I wouldn’t give Bell one star

I wouldn’t give Bell one star. Roman Gate Malta Mowrey is shambolic. Over 35 residents now coming together to take action against Bellway for inadequate Gardens which were beautifully laid but not laid properly just on top of clay which were lovely and green when we all moved in, but weeks later they on our black. Don’t care don’t want to accept responsibility, don’t buy !!!

Belway home review- barrhead

All through the sale was really good and Joanne in the sales team was excellent kept me informed throughout.

When I first moved in I had some snagging nothing serious mostly minor.

However the garden was absolutely shocking with a fence that didn't run straight, which apparently depends if ypu fence faces somewhere it can be seen if ypu get a level fence. Also the garden was completely flooded and dangerous my daughter got stuck in it the mud was that deep, even after providing belway with photos of it previously flooded and after 4 visits from.various site manager nothing was done, couldn't even connect the drain which they had forgotten to connect. I have since took 55 tonnes of mud put my backdoor before hitting any decent ground at my own cost so be prepared.

During this period I had to ask.a so called area manager to leave my house and he was threatening and extremely rude.

After a year a had outstanding snagging still including kitchen extra which I paid to get the "gold" standard. A site manager again visited and agreed the snagging list for around the 10th time. I'm now 16 month in my property and had around 15 days off for tradesmen to snag and I have double figure snagging items still outstanding.
Including water damaged to my brand new flooring and kitchen cupboard which still don't work correctly, the advice for them was to adjust them weekly due to poor design !!!!!!!

Everything up to move in day was great but after that Belway haven't been great. I love the lay put of my house but I don't think Amy of my future houses will be with belway .

*** update still awaiting snagging to be completed and received a great email today advising that damage caused by belway during the snagging should just be claimed through my own house insurance as there not willing to fix the damage !!!! Stay away from Belway people in same estate still have snagging outstanding and it's nearly 3 years!!!!

Looking at house purchase but very unhelpful

We were looking at houses and didn't think we could afford the house we wanted, explaining all our affordability they said get the valuations done as they have flexibility, several people said this and they were very helpful, the valuations was done and the valuation was a joke ! We had other valuations done and also on part exchange but 20k difference, even though the estate agents told me what they valued it at, then to top it all off the last person I spoke to asked what i wanted and said she would see what she could do and try her best, we had already agreed on turf and flooring, she was very obstructive and not helpful compared to everyone else, no phone call in nearly a week, tried to ring them all day every day and no reply, drove down there and office was shut, finally got hold of her and I was told can knock 10k off the price, I thought great but then she said but you will have to pay for all the flooring and turf which she worked out cost 12k, which was different than the original cost advised, she said at one point didn't think they would agree to what I wanted then Said she tried to ring me lots of times, I could tell this wasn't true, I then said could we still choose tiles, kitchen as waw advised we could to be told by her no the part timer got it wrong and the others were being unprofessional, also told we had a day to decide or part exchange would be taken away totally shocking experience !! I believe if I had been dealt with by someone else my experience would have been different and we would be looking forward to buying our new home

The bond in between the tiles has…

The bond in between the tiles has started to crack, and the sealent has started to break away. Not even my 4th month in this new build... The floor boards near my bedroom window creak. Spoken to customer service and they didn't help one bit, just plain rude. Absolutely awful service.

Cheap and Nasty Living

Moved into a so called “luxury riverside apartment” in Greenwich, London. The communal areas were the worst I’ve ever seen and not in keeping with the already existing buildings on the estate by precious builders. Cheap dirty carpets, terrible lighting and poor structural planning. The corridors just feel like student halls!
To add insult to injury, they have just unveiled the final phase of the development and the new communal areas there have been built to a much higher quality than ours. The customer service agents refuse to change or accept responsibility and we feel very cheated and let down.

Terrible customer service

I was interested in buying a home but they don't answer the phone despite ringing several times or return your messages. I got through to a reception the lady then transferred me to a voicemail. I then tried to call back 3 times on the 4th i withheld my number and the receptionist picked up straight away. This is now my 6th day of trying to speak to sales. I thought to myself well if this is what its like trying to buy whats it going to be like if i do buy one and something goes wrong. I would take note of the other reviews I certainly have!

Bought a new Bellway breach of planning home 🏠

Bought a new build from Bellway Homes 2 years ago at The Haven Emsworth plot no 5.
It’s the first new build I’ve bought after buying 6 properties previously but was shocked and disappointed at the whole new buying process.
Unprofessional, likened it to buying a dodgy Spanish timeshare in the late 80,s and basically a verbal contract. With no consumer protection whatsoever really you’ve got more rights buying a toaster from Argos. Not allowed to take any photos of the plans or you get any drawings whatsoever before or after you’ve purchased so good luck with drilling into any walls what have Bellway got to hide ?

And they are in charge from start to finish, after paying your deposit you have to exchange 28 days later by paying 10% but we were highlighting Bellways breach of planning that they eventually got fed up lying to us they said if we never exchanged in 7 days they would terminate our contract ! Then onto completion regardless of how many issues you have with your property you’ve got to buy it as our Solicitor advised us they would probably sue us if we never completed on that day. Can you imagine buying anything else like that. For example a brand new car it’s only got 136 faults and we will drag our heels and fix them in the next two years and you cannot inspect it before you part with your cash !

You are dealing with a salesperson who tells you lies after lies and changes what you are getting depending on what Bellway want to cut corners on and to save a few pounds and get their bonuses increased. I was informed we were getting a side door to our garage, but then told we weren’t and when I said the same house type we had viewed on the site had one the salesperson said it had installed their by mistake !!!
Some people got the side doors installed and some had to pay extra and a lot of people had to pay for them and got them installed after they had moved in.

Breach of planning throughout the site including our own property even after before purchasing it and highlighting it with Bellway months before completing, their solicitors still kept telling a pack of lies and fobbing us along with the Council Planning investigation team. They cut corners by replacing double bricked walls with inferior cheap fencing, replaced materials on everyone’s drive with cheaper tarmac instead of block paving, luckily I eventually got them to replace my drive to block paving after they amended the approved plans. Only after the Council Planning Investigation team got involved. But I never got the fence replaced with the approved wall. There are walls and posts missing and a lot of landscaping issues missing throughout the estate.
I managed to get the bin and cycle store installed in my garden but I believe I’m the only one of the privately owned properties to get it, and when I asked the Salesperson what the structure was in the drawings of everyone’s gardens she said it was nothing !

It’s taken 2 years to get some of the decorative trim fitted to the outside of our property and complete the 136 snagging issues that were picked up a week after we completed but only after you have purchased your property will they allow a Snagging inspector to inspect your new property even though we exchanged and paid £61k months earlier. What have you got to HIDE Bellway.

We used their Express mover scheme they advertise it falsely saying it’s free it’s not you pay for it firstly in our case £5,500 then claim it back when you completed on your property, Bellway this is called a REFUND !!!! Even then they wanted us to pay it again as it affected the final price of our property even after we had paid for our Solicitor said we cannot pay for it twice.

Basically you buy Bellway new build you get a very basic box we’ve had to upgrade every bathroom and shower, Also purchased the fitted sliding wardrobes and shelving and drawers in every bedroom which were actually worth the money.
Unfortunately if you buy privately you donot get any child locks or window retainers for any of the upstairs windows only if you’ve moved into an help to buy scheme or housing association will they be installed private buyers children lives don’t matter which surprised me in this day and age of health and safety.
My previous 6 properties have all had them albeit I’m from Scotland so at least 4 of my homes were purchased up there which I believe they have to be installed by law.
I managed to purchase them and fit them myself at £7 each from the same installed window manufacturer which I suppose is another few pounds bonus in some Bellway manager pocket. But it is a bit poor considering we have paid £610k for our house and can you imagine if only the private buyers got them installed and the Help to buy and housing association never there would be a uproar.
I’m running out of space so I will do another thread to outline my recommendations 😜
