Finding Gough Thorne has been a breath of fresh air and has given me confidence in the legal sector again.

At the end of May 2026 I reluctantly pulled out the house purchase which had been ongoing since I first put the offer in, in November 2025.

I despaired of ever seeing a completion date.

My solicitors Gough Thorne were one of three solicitors involved in the transaction.
Words and phrases that spring to mind include “complacency” “lack of urgency” “incompetence” “failure to seek or consider customer expectation or requirements” “obfuscation” “being pedantic”

I cannot place the blame for this transaction failing entirely upon my solicitors as reading trustpilot I realise that Guinness homes probably bear the brunt of the blame given their very poor reviews on that platform.
At no time was I given the impression that my solicitors were working for me, and over time I gained the impression that they were seeking to maximise their fee through endless delay.

This property was a shared ownership property in this case 70%.

Shared ownership is supposed to be an easier way for a buyer to get on the property ladder however in practice, it seems to me to be an excuse for the parties involved to extend the process indefinitely.

I note the government is in the process of improving or reforming the leasehold system in this country however, being cynical (as a result of direct experience) I perceive what they are doing will be too little too late.

I cannot stress enough that if you see a property being offered for sale as a shared ownership you should avoid like the plague.

The state of the housebuying industry in this country is appalling and so many people seem allowed to get away with doing a bad job or no job at all.

Some of the blame for this mess should also be apportioned to my vendors solicitors who seemed incredibly slow at responding to enquiries however they were not my solicitors so I cannot accurately review them here, as I have had no direct contact.

The cost to me personally has been over 8 months of my life wasted in the expection that people would “do their jobs” and complete what to me appeared to be a straightforward transaction (the property was empty and I was a cash buyer), and over 1K in solicitors fees. Also, this was the 2nd time this particular property sale had fallen through. I can see why now.

There were a number of issues with the sale being a leasehold property and restrictions from the Letchworth Heritage Foundation, but with Rakesh's support and guidance, everything completed on time.
