refund given because of human error

I made a mistake and rented a unit for the wrong dates. I thought I would be out the money since I did not pay for the trip insurance. I was given a full refund. I made the reservation right before going to sleep and then requested the refund as soon as I realized my mistake in the morning.

AVOID Grand Welcome

They rented us an expensive home in Palm Springs that looked good in the photos. But the home had been terribly neglected. Broken dishwasher, broken sauna, toilets that wouldn't flush. They sent a plumber out who called the condition of the plumbing "appalling" and said the iron pipes were badly corroded and were leaching heavy metals, including lead. He instructed us to NOT drink the water. So we had to use bottled water, could barely cook in for 10 guests, and had to put up with a leaky roof, termites, and windows that were completely blocked by discoloration. They refused to budge on a refund, so I am pursuing legal action. They do NO due diligence or property inspections. My advice: NEVER rent any Grand Welcome properties.

Could I give a zero

Could I give a zero! Ridiculous explanation on how to get into your unit, with overly way too much info. I paid day of booking and they never sent me any response or how to get into unit, so day before leaving I reached out and they said you have to make a payment? I said immediately I did!!!! 10 minutes later I get a “thank you” and here is how to get to your unit? Ridiculous explanation thought we were completing heart surgery! Just make it straight forward and simple and then on to never received the entry codes until 2 hours before. Air conditioning is a joke how it’s operated, forget about TV it’s a ridiculous 2 control and does not work, told them twice and they do nothing! Worthless organization, those owners who are using stop!!

Stayed at a villa in Davenport

Stayed at a villa in Davenport.
Rented through Vrbo then got email to say booking was with them.
Villa in poor condition.
Dirty bed linen, holes in top of table, dirty carpets, no sunbeds as shown in picture, no gate code given and code to villa wrong.
Outside furniture dirty and in poor condition, pool not cleaned, bins overflowing outside.
If this wasn’t enough house alarm went off third night in and showed low battery told it would be fixed the next day but it went off a couple of times during the night so sleep disturbed. Came home following day late and still not fixed phoned company who assured someone had been out and fixed it. I told them they hadn’t, again said someone would be out the next day. After numerous emails eventually said we would check into a hotel at their expense as we had had a second sleepless night, with the alarm going off six times, someone arrived who couldn’t fix it as needed a specific battery. We eventually managed to tell the man we couldn’t stay and he disabled the alarm. (The man couldn’t speak English so had to use a translation app). The alarm was never fixed during our stay and no correspondence about our other complaints. Emailed on my return and they are saying they have no record of our booking! Seriously! Worst customer service ever.

Property unavailable

I booked a property and got the travel insurance for it as they suggested. They called me 2 months later saying the property is no longer available. No further explanation. I lost money I paid for insurance premium, but they are not going to compensate my loss. Luckily I was able to secure another hotel, not through them, of course, but if their property become "unavailable" close to the traveling time, the loss might be greater. I have never encountered such an iresponsible business people before.

Loved the Place

We had a fantastic stay at our Grand Welcome property in Hurricane, UT. The space was more than enough for our group, and it was spotlessly clean upon arrival. The property was fully stocked with everything we needed, making it feel like a true home away from home. The location was also perfect — close to everything we wanted to see and do, yet still peaceful and relaxing.

Throughout our stay, we didn't encounter any issues, and the entire experience was seamless. We were very impressed with the attention to detail and the level of comfort provided. I would absolutely stay at another Grand Welcome property in the future and highly recommend it to others.

property owners: avoid!

As an owner I tried them out for a couple months. When I realized how much money I was losing with them I let them go. They then billed me excessively for termination fees - thousands of dollars. Unprofessional. Owners: I would advise finding a better option - there are many. Save your investment dollars and your peace of mind. I normally don't write reviews but this was an especially adverse experience and I wanted others to be aware.

However, given that this is a franchise, there surely some better than others. Do your research very carefully.

Do NOT Trust Grand Welcome For Any Rental!!

I would NEVER rent from Grand Welcome ever again!! I booked a condo on Maui Hawaii on July 15, 2024 for one week in March 2025 as a wedding gift for our daughter and her husband’s honeymoon. I booked this condo through VRBO with Grand Welcome being the Management Company. I put a 50% deposited down at the time of the booking which was not cheap!!

While traveling in Europe on October 5th, I received an email from Grand Welcome stating “ we do have to inform you of an unforeseen circumstance that requires us to cancel your reservation at this time.” It further stated that “ We have been notified by the owner that the management company has been changed.” and said that the email serves as notice that my reservation for our daughters honeymoon rental is canceled and fully refunded! No calls, no voicemails…nothing more!!

I immediately made several calls to Grand Welcome from Europe to inquire why this was cancelled and how to get my deposit monies returned! They said that the refund would be mailed to my home…but they didn’t have my home address!!

My home address and all of my personal information was on the rental agreement and confirmation notice that Grand Welcome provided!! Via telephone calls from Europe, I requested that they expedite my refund to all me to place a condo rental deposit with the new Management Company and explained why this was so important to me as it’s a wedding gift for our daughter and her husband!

After additional telephone calls to the new Managent Company (who were extremely pleasant, understanding & helpful), I found that Grand Welcome provide no information to this management company regarding rentals booked and that people were showing up onsite in Maui that same day only to find out that their condo rentals were also cancelled!!

I have spent the past 11 days since the rental was cancelled trying to get my monies refunded by Grand Welcome!! I have called their customer care number at least 8 times requesting my refund, and they have taken no action as of today to do so…11 days after the cancellation!!

The Grand Welcome people onsite have not been able to escalate my request / concerns to their management and accounting to expedite my refund! They have also promised numerous times to follow-up and return my calls and this never occurs!!

Grand Welcome is a poorly ran and irresponsible company!! They left me and many others hanging who had confirmed condo rentals without any help to ensure rentals are obtained. Even worse, after cancelling my week rental, nearly two weeks later I still have not gotten my monies refunded, nor has Grand Welcome even been able to confirm that the refund is in progress!!

NEVER….NEVER….NEVER would I ever book any rental through Grand Welcome anywhere in the United States or elsewhere!!

Do not rent from this company!

We made arrangements to rent San Sierra 16 in Mammoth Lakes from Grand Welcome. When we arrived we found a dirty units that was in disrepair. The worst was finding a clogged toilet with feces in it when we arrived. We noted food on the floor, any dirty dished when we arrived, broken blinds in the master bedroom and broken lights in the stairs and hallway leading to the unit which mad it dark and dangerous. After we plunged the toilet we noted that it flushed very slowly and tended clogg when any toilet paper was used. We had to plunge it roughly every other use.

When we made the management company aware of these issues and sent them picture. They gas lighted us an said there were no issues. They did not offer to send out a plumber to fix the toilet, they just said that their "local office" said it was working. I say "local office" because no one came to inspect the toilet, no one from the local office talked to me and when we drove to the local office it was dark, locked and looked to filled with either trash or dirty laundry. So basically they just told us that the broken toilet we were looking at was fine without visiting or inspecting it.

Based on this we gave up and checked out. We asked for a refund but Grand Welcome said no and is trying to charge us for the full stay. Do not rent from this company. They are not an honorable company and do not rent clean or well maintained condos.

One of the worst rental companies I…

One of the worst rental companies I have ever dealt with. They left property with cockroaches and ants and not cleaned. Had to call several times to get them to clean. They wouldn't cancel our stay. Be careful!!!

I'd highly recommend not turning your…

I'd highly recommend not turning your valuable assets over to Grand Welcome unless you like:

*The main entrance doors to the property left wide open for anyone or anything to come inside, for weeks at a time.

*Bags of garbage left out on your decks for weeks at a time.

*Hot tubs left open for weeks at a time to evaporate and get filled with leaves.

*Main entrance gates torn down by property guest with complete denial of any repair responsibility by Grand Welcome.

*Cleaning crews that show up unannounced at 3AM.

*Items constantly missing or replaced by lesser valued knock off merchandise.

*Constantly wiping down surfaces, sweeping, and general cleaning, after the paid cleaning crew has come and gone.

*Outside garage cans left to overflow for weeks at a time between rentals and upon new guest arrival.

SOMEONE NEEDS TO GET THE TRUTH OUT ABOUT WHAT YOU CAN EXPECT TO EXPERIENCE WHEN YOU SIGN ON WITH GRAND WELCOME.
