Very impressive results!

Bottom line- we had 2 offers in 5 days which means the HomeBay photos and online ads were professional and attracted buyers. The process was easy and convenient and 100% digital/remote/mobile — the way we work today. Our agent (Bobbie) was awesome- competent, fun to work with, tolerant and patient with us, supportive, responsive, and professional. The results: We closed yesterday at 99.2% of asking price, gave $245 in “repairs”, and saved over $5,000 in Listing Agent fees with no loss of effectiveness and a great outcome. We have 2 more properties to sell. We’ll be using HomeBay for both of them. Realtor industry better wake up. Agents who bring buyers will continue to do well. Listing agents are being disintermediated by virtual, digital, internet based real estate “partners” like HomeBay.

Great Experience!!

I was hesitant at first to try this new concept in selling real estate, but after speaking to my agent I decided to give it a try. My first agent Harold was helpful and knowledgeable and helped me get everything set up, pricing my house, scheduling pictures, etc. Then he passed me on to Jill Johnson who was with me to the end of the process. Jill was very experienced and helpful. I had many questions throughout the process and she was always available to answer them and mentor me along the way. The flat price of their service is very reasonable and literally saved me thousands of dollars in realtor fees. If I ever decide to move again, I would use HomeBay again and I would highly recommend HomeBay to my friends and family.

Home Bay is the best!

After I heard about Home Bay to sell a house with low cost, I decided to give them a try and I was very satisfied with the outcome. They sold my house in less than 2 days after It had been listed. From start to finish the selling process was smooth and quick.
Steve Spiro was my broker. He was awesome and very helpful with all the transaction. The communication and detail information were completely accurate. I can't thank him enough.
For sure they can save you thousands of dollars rather than regular agents. I only use Home Bay for my future selling or buying properties. Will recommend to family and friends! Thank you Home Bay!

Excellent support

Excellent support, they were with me every step of the way and I saved approximately $20,000 in commissions. Phone calls were always returned and they were always courteous and professional. I would definitely recommend and use them again.

We had all the help we needed along the way. I don't think we faced anything we wouldn't using a traditional real estate agency. The agents were helpful and patient with us and we will be using this service again in the future.

Selling Made Easy

Even though there were several houses for sale in our neighborhood, we had multiple offers before the For Sale sign went up in front the front yard. We were listed on several home sites. Professional photographer took pictures of the house. Everything we needed to know was communicated to us via email or phone. This was a great way to a sell our house. I highly recommend Homebay.

The assigned agent aspect is useless

The assigned agent aspect is useless. I think the agent is just the person who calls you to lock you in, the assigned Broker whom you deal with like an agent was knowledgable, helpful, responsive, experienced, and if he couldn't call or talk, someone else would. It was realitivly simple, you handle everything an agent normally would for the most part. Other agents thought I was the agent, anything goes! You do your own showings you can be there, talk a walk, or be completely absent. Much more interface with potential buyers. Saves money worth the engery you have to put in. Forms simple. I definately reccommend, just know you are on your own for a lot of it, but it's not difficult, just time consuming. Professional phtographer included makes your home look great and appealing to buyers.

Home Bay was easy

Home Bay was easy, convenient, and saves you money. As an owner you have to show your own home but that wasn't a problem. Paperwork went flawlessly! I would definitely recommend Home Bay.

10000000% recommend HomeBay!

After going through the traditional selling process on our first home and being 100% dissatisfied we decided to sell our home using HomeBay. The photos were amazing and we had access to them not even 24 hours after the photographer came out. We listed our home as active on Friday evening and received an all cash offer at full asking price the following day! I would 1000000% recommend HomeBay to anyone looking to sell their home and save money during the process. We did have to coordinate the showings of the home but it was all through an online process that was super easy to use so I think saving $7000+ is definitely worth taking the extra time to accept or decline showings requests. Our broker Bobbi was amazing and so very helpful. Closing was quick and painless, we closed in under 30 days. I’m beyond happy we decided to give them a try and will definitely use their services again in the future!

If you want to to be involved more in selling your home and save a bunch of money at the same time Home Bay is for you. Who knows your home better than yourself. I learned a lot about real estate and showing my home was actually fun.

Home Bay: Friend or Foe?

The pros: Home Bay saved us a few dollars with seller/broker fees. Initially, the process was relatively easy. Setting up an account. However, it became more difficult as the process continued - - showing and selling of our home.

The cons: When we received an offer on our property, the buyer was pre-approved with a VA loan. Since we had no experience with selling, we did not know (once under contract) that we would be responsible for repairing all Section 1 and Section 2 pest / dry rot / termite. No termites at the house, but we were forced to pay several thousand dollars in dry rot work. We would not have had to do this if the buyer did not have a VA loan because it would not have been a loan contingency.

In addition, and something we were not aware of. The VA chooses their own bank of pre-approved appraisers (government approved appraisers). These appraisers are chosen for a reason. They can appraise your home for low market value and subsequently devalue your homes market value. Even with local comps coming in thousands of dollars higher. This was a nightmare for us. Since we did not know this, we had chosen a home already and needed to move. We did not have the flexibility to begin the process all over again. Thirdly, accepting a contract from someone who intends on buying a property with a VA takes an extraordinary amount of time to close. It took more than 45 days to close which also cost us additional money. All in all, not a good experience.

Home Bay suggested using their Title company for closing. Not a good idea. We were constantly chasing the title company down to furnish necessary docs for closing. They would promise to get it right and fail 95% of the time. Home Bay's title company is an affiliate of Home Bay (which we also did not know upfront).

In addition, Murphy's Law says this will happen. Our Home Bay representative was often difficult to get on the phone the first time we would call. He would call us back (which was ok), however, in many instances, it was critical that the rep be available. Of course the rep has regular days off. They say anyone at Home Bay will be able to assist. Not entirely true. Your rep is privy to all of your individual circumstances. If assisted by any other person, you will have to explain everything again (hoping the new rep will completely understand what's going on). It can get very frustrating. Especially when your rep is not available on two consecutive days off.

Showing your own home can pose a few challenges too. Luckily we were available most of the time to show our home. We have animals, so it would have been difficult to let folks into our residence without taking that into consideration. You either need to be immediately available or put a lock box on your home. "The agents have to give you notice". Initially Home Bay said at least 12 hrs notice. But reality is, buyers agents will call and provide literal minutes notice. You better be ready.

All-in-all, this process stressed us out in a huge way. Home Bay did not tell us upfront why we may want to pass on a buyer with a VA loan, did not inform us of reasons why we may want to do that, what costs we could potentially incur, were slow getting back to us at critical times, and in essence, WE sold our house and essentially paid Home Bay for providing closing docs.

Looking back, we should have hired our own agent. A good agent is available and responsive. A great agent is usually available after 5:00pm and reachable 7 days a week. An experienced agent would have had knowledge about the types of loans (and consequences) and we believe the transaction would have gone much more smoothly and cost us less money.

It was after receiving a offer the communication should of been more informative. I had a VA offer and did my own research on the inspections need and completed them within a few days after the offer. Thank God that I researched on my own or the closing would not have gone so easily. I feel that guidance is need for what the sell needs do have done on there part. A simple list of what different types of financial institutions require. Conventional, VA,FHA, and cash buyers. I do like the company and will buy with the company. Please just give more information to the sellers not everyone does the research that I have done.
