Horrible, stressful experience!

Horrible, stressful experience! Rude "agents" attempt to push sellers into poor contracts with low offers. They insult the sellers and accuse them of being uncooperative. Very time consuming to sell a home this way, since buying agents call the seller due to HomeBay being unreachable. Unprofessional all the way. They break their own contract. Professional photos sucked, my own sold the home after they were fired.

Everything was fine until escrow, then it all fell apart.

Listing and viewing was fine. Offer came in and was accepted. Then the wheels fell off the cart. No responses on phone calls. Home Bay wouldn't respond to buyers requests. I had to take calls from buyers agent and mortgage broker. I couldn't reach anyone House was supposed to close last week but I don't think it will close for a week.

Great concept, poor agent

I like what they are doing, but I recommend escalating if your agent is unresponsive. The agent I was assigned frequently thought I was someone else. Additionally, the buyers agent had a very hard time getting in touch with her. We almost delayed closing because of it. Again, I like what homebay is trying to do, but this will truly be more of a hands on experience. If I could do it all over again, I would still choose homebay.

Great Experience!

My family and I had a really great experience as buyers with Home Bay. Our agent ( Nicole B. ) provided us with in depth expertise of the market, an openness to communicate inside knowledge, savvy negotiation skills, and a smile after every email. The process was smooth and successful to the end! For a modern hybrid approach to buying a home, I would recommend Home Bay. For a realtor who is going to look out for your best interest and go above and beyond, I would highly recommend Nicole B. We are very happy with the turnout and our new home. As all the commerce is moving online…

As all the commerce is moving online nowadays, so is the home sales. For 1% commission I got all guidance to plan, prepare, and execute a sale of my house. Everything was pretty much straightforward, and my questions was thoroughly answered.
Be aware of the fact that you still have to pay the buyers commission, and there is 90 days contract with Homebay.
The house is sold and we are happy!

Great experience!

HomeBay is a very good choice for sellers who are eager and willing to be proactive during the selling process. HomeBay will offer helpful guidelines and instructions from start to finish. On the other hand the sellers need to be aware that they will have to do some footwork to accomplish their goal of selling their house. Such as putting the yard sign, putting the lockbox and do an Open House when and if necessary. It is quite a journey and quite an experience to spend time and energy in helping our house to be sold with the help of HomeBay. Thank you HomeBay!

Our property had better exposure using Home Bay than it did using a
conventional real estate listing. Being in a gated community has its perks, but when selling a home there is a down side. That is almost no drive by lookers except people already living in the community. You have to rely on multiple listing on the internet. We had more showings with Home Bay than with a standard real estate listing.

Excellent choice!

Using HomeBay was a great experience to sell my home. Everything was remote, but my agent was always responsive to me and he worked to make sure my home sale went though. They sent a great photographer who took great photos. Highly recommend.

Overall, the system was good.

The communication I wish was better. There were a couple of times I felt like if I wouldn't have called, there wouldn't have been any follow-up. I signed a couple of documents that the buyer has signed 3 to 4 days ago.

But overall, the system was good. Steve was good. very professional. I recommend Home bay an investor conference I'm in, I will use again.

There is so much

There is so much, I don’t even know where to start. The entire process from start to finish was very unprofessional, stressful and just an overall horrible experience. And I feel I got about $10k less because of HomeBay. My Broker, Jo Williams, made numerous mistakes, didn't follow-through, responses were delayed and when she finally did reply it was cryptic and I needed clarification time and time again, and she just plain NEVER had my back. When I told her to counter, I said that was my bottom price with no repairs or concessions (I even have it in writing). She completely ignored that and never relayed that to the Buyer’s agent, because we ended up negotiating the inspection objection report. So here I am backed into a corner of course and ended up giving a 2500 concession, a home warranty and pay for a repair, all of which I told her I didn't want to do at the price we countered at (because their offer came in $20k lower than asking to begin with and we met them halfway), but we were too far in (and off market) to back out. I was told I had to order the home warranty and they asked me why my broker wasn’t ordering it because that is their job. She also tells me that the buyer’s wanted the W/D added to the home warranty. Well, there was no W/D! She then tells me that was a typo, that she meant the A/C. Well, there was no A/C either! WTH? I paid $3,000 for what? Some pics that I could care less to own, someone to relay information to the Buyer’s agent and not even relay what I told her, and to handle the transaction? I would have been better off just going FSBO!
And the title company (LENDMARK TITLE/CLOSING SERVICES in Utah, not to be confused with Landmark Title) - OMG, was atrocious!! I can't even believe Melanie Monge is even a closer. Constant mistakes, inaccuracies, CD was wrong numerous times and/or never corrected, commission was calculated wrong, mortgage payoff was through 6/14 and we funded 6/11 and EVERYTHING was last minute. I called her on her mistakes, and she had the nerve to tell me that she can’t keep sending it over and over to me. I told her if she did it right the first time, she wouldn’t have to! She also had the audacity to ask if I could call the mortgage company to get the payoff myself! The water and sewer payoffs weren’t even in until the day of funding, that’s right – not before close, and the sewer wasn’t even prorated – I had to tell them to correct! I felt like I was everyone’s proof- reader/quality control. I’m pretty sure ALL payoffs are supposed to be requested a week prior to closing, at least that is what Jo told me. I didn't get my estimated CD until the day before closing which was pointless because costs weren’t even close and many costs not even on there. Then I get the final CD to review the morning of closing and I still had questions and our closing was at 9:30am! They canceled the closing without confirming with me, left us waiting for almost 2 hours until Mr. notary on a bike arrives. You all are unprofessional, rushed, and sloppy. And Melanie ignored my texts and emails over and over because she told my broker I was hard to work with. I don't care! That doesn’t mean you stop communicating with me what I need to know! She still needed to conduct business or give it over to someone else to address my questions. If you do your job and do it right, I am a peach to work with. Melanie needs to learn how to do her job correctly or learn to deal with people like me when she doesn’t. She doesn’t have the right to keep me out of the loop in the process.
I absolutely regret going with HomeBay, will not recommend HomeBay and certainly will never recommend Lendmark Title. The only thing I will say is that when I contacted the HomeBay customer service email because Melanie ignored me for days, they were prompt in responding, kept me updated and explained things on the CD that I had questions on.

Perfect pairing

We could not have been happier using HomeBay! I really wanted to sell my home FSBO, but I am thrilled we found HomeBay to help walk us through our home sale. They helped take care of all the paperwork and listing, and we took care of the home viewings. It was a perfect pairing. We had a full price offer on our home in 5 days.

Never alone or forgotten

Even when the assigned agent was unavailable someone would either answer my question or ensured my agent would call me back asap. I never felt alone throughout the entire process!
