Home purchase using Homebay in California Fall 2018
Bought a house with Homebay in California in Fall of 2018. I saved over $8000 in closing costs...that was when 50% of buying agents fees were shared with property buyer. However I notice only 10% of buyer agent fees are now shared. A high level of proactiveness and tenacity is needed by the buyer to ensure the deal closes smoothly. This was not my first time buying a house. Luckily I still had all the e-documents from a previous purchase using a traditional realtor. I was able to spot and chase up ommissions in the long list of legal documents. I was able to arrange the home, roof, HVAC and pool inspection myself. Homebay arranged the pest report. I instructed Homebay to ask for substantial seller credits which would probably not have otherwise happened. I would be hesitant to recommend given the current rebate. The risk/reward is not worth it at 10%. Thats too bad.

Working with Home Bay was a pleasure. Everyone I dealt with was helpful and informative. This includes the people who answered the phone and took messages, the agent that was assigned to me and the support people if that agent was unavailable. They were there to help and answer questions on the weekend also. They provided top notch service from the time we listed, to the photography of the house, getting it on the MLS, putting open house information on the MLS, the selection of the escrow company who were A+, and to the removal of the sign when it closed. I have never sold a home before and I learned so much from the Home Bay Team! I recieved a wonderful education that will serve me well in future transcations in real estate.

I worked with Steve Spiro at Home Bay and cannot say enough about how much I appreciated the assistance in getting my home sold! The automated system for tasking me and for uploading documents was really easy and efficient! Also, the photographer that was sent to my home was superb! This was the easiest real estate transaction ever, and as a military family, we move a lot, and buy and sell a lot of homes! We saved $24,300 by paying the flat fee!!!!!

We just sold our house with homebay, and the agent who worked with us, Steve Spiro, was the nicest most reliable person I’ve had the pleasure of working with. I didn’t want to deal with the back and forth of real estate agents, as we had when purchased a home. Homebay made it soooo easy, and so quick! Our house was on the market for a week when we got an offer, Steve worked with them to make sure we got the best deal.

It was good for us
It was good for us. We have our realtor liscense but it’s not valid since we are liscensed in another state. We were able to act as realtors by selling our home but not have to deal with a selling realtor ..... which we tried as our house sat on the market for 6 agonizing months. After using HB we sold our home in one month.
Down side was that I had issues access the portal and the HB realtor wasn’t to good.

So Worth It!
If you are willing to put in more of your own time than you would with a traditional RE Agent, Home Bay is the way to go! I enjoyed the experience, and was never left "high and dry". My agent was very responsive through the entire process and always helpful. Home Bay's "Coming Soon" feature with Zillow sold my house before it even hit the MLS! I saved a few thousand dollar, easily.

If you have had previous experience…Weigh your options and make the right choice for you.
If you have had previous experience with selling homes, lots of patience and have a home that is in a position for a quick sale, then Homebay may be for you. Otherwise, I would seek a traditional realtor. Here's some feedback for consideration when choosing to go the Homebay route. Review, review, review, double-check and double-check everything including agreements, your listing details and expect no one to catch any errors but yourself. You'll never really work or make any contact with your broker; but a dedicated sales agent that is juggling over 100 other listings so you are not exactly priority to anyone at Homebay. Expect to get 101 different excuses as to why the call didn't get returned timely or you weren't notified timely when someone was interested in your home. For the most part, there's a black hole during the weekend so if there's anything critical that needs attention, be sure to get that addressed before the weekend rolls around. All Homebay personnel work from home and you will soon learn their personal problems as to why they weren't readily available such as doctor's appointments, on a picnic with family, at the movies, I'm voting right now etc...
Their yard signs could use some improvement, their photographers they contract with are the BEST that I have seen, their website is good, easy to use; but could use some improvement. Their website is California focused and could use updated information applicable to the other states they are licensed to sell in.
Negotiate the Homebay contract. They may promise that if a buyer doesn't have a realtor, you will save money on the buyer's side; but that is not true. They may charge up to the traditional 3% when they refer the buyer to a Homebay agent. In the end, I did save about 2% of the commission which was the reason I chose Homebay so all the headaches aside, Homebay did what was promised, it was just a little too, unnecessarily stressful along the way.

Great way to save money, when selling a home. Key with HomeBay is: They are only an avenuepf getting into the MLIS. If you use their service READ EVERYTHING recieved. They do not inspect documents, only forward what is submitted.
Since they are based in SanDiego, they may did not know my area and the uniqueness of my community. People literally die trying to get in, I knew my area and what was a reasonable asking price. After 30 days I was asked to lower my price. Sticking to my list price we did go into escrow st the beginning of January and closed in February.
After hours and weekends there can be a delay in response, to calls and emails, which it seemed people call frequently.
I do believe I missed out on earlier bids since they only accept electronic offers.
Be educated in what forms and form numbers are. I sound like a bumbling fool when agents called inquiring about certain forms. Possibly an education packet of FAQs and what to expect, iincluded with the videos. Even though I watched the videos was helpful, being a visual person reading what they were discussing might be helpful.
Overall most of the way. Most important thing double check and recheck what is sent.

I didn’t have much luck with Homebay. The yard sign was crummy. But overall they did their best to try to sale my home. Just wasn’t the right time of year.
