Landlords checks Limited Avis 

I recently used Landlords Checks for fire safety and gas services. Afzal was fantastic—professional, knowledgeable, and very responsive. The whole process was smooth, and the team made sure everything was done perfectly. Highly recommend! Love him alot!

Appointment booked and confirmed for 16 January between 8am-1pm. I received confirmation by email along with the invoice to be paid on the day. At 12:30 I called to confirm that the appointment was still going ahead. They returned my call at 12:50 saying that the surveyor had had issues with his car from this morning and that they have to cancel!
So, no courtesy call to reschedule! No email cancelling the appointment! Tenant took the morning off from work to be present!
Why do we have to put up with this?

TERRIBLE.

Took my money, didn't show to the appointment and are refusing to give my money back.

Muhammad put the company into administration but is still trading - illegal.

Communication was great and when I needed the key picking up instead of being at the property as planned, this was arranged quickly and easily.

Michal was great, they get back to me even on weekends. Good availability, simply good service for both gas and electrical certificate.

I booked a gas safety check with this company. The engineer did not turn up. I called the company and they checked with the engineer and told me that his car broke down. The engineer should have called or texted me. Nevertheless, the company booked another appointment for a few days later. The engineer did not turn up again! I called the company and I was told that they will check with the engineer and get back to me in 10 minutes. They never did. Since then I have called them two more times and got the same answer. My calls are always picked up by the same guy who now recognises me straightaway but keeps saying that he will call back, but never does.

To make matters worse, they sent me email reminders to pay the invoice!!

THE WORST COMPANY - WARNING

Do not use this company. They take you money up front and then do not deliver the certificates. You can call them a million time and they will say,” it will be with you in 10 minutes, or by 3pm or first thing tomorrow morning” but it never is. This will go on for days. You have to keep calling because despite saying they will call you back, they never do. STAY AWAY from these people. They will avoid your calls and leave at the end of the day. This is definitely not a 24 hour service and they should not be allowed to write that on their website. They will jeopardise your tenancy and not care at all because they have taken your money.

We are one of the victims of this business, which takes money upfront and fails to provide certification. It all looks very slick online but don't be deceived.
We have a Court judgement and also discovered that, on 9 July 2025, HMRC petitioned to wind up Landlords Checks Ltd. The hearing on 3 September 2025 was adjourned.
As of August 2025 the website lists company number 16643115 "LANDLORD CHECK LIMITED".
This appears to be a phoenix of the business which was operating under company number 13163519, (Landlords Checks Ltd). Another business with a very similar name, Landlord Checks Ltd, was dissolved in March 2021.
Ask yourself: why would a business subtly change its name twice in four years and start trading through a different company vehicle each time?

Unreliable. Two cancelled engineer appointments. Ended up being two weeks late, despite having to pay upfront. Called countless times for updates and received sporadic communication.

Run away people, These people are thieves, they took my money, did not do the job and have refused to give me back my money. Everyday that I call them, they keep telling me that I will get my money the following day but it never comes. GO to them at your own risk!!!!!!!!!! Thieves the lot of them

Would recommend avoiding this company. They miss booked attendances… in this years’ case 3 reschedulings in a row. From an initial booking almost a month in advance, Landlord Checks left tenants hanging on 3 notified dates in a row. We’ve used Landlord Checks for several years, but the new staff is not able to get their technicians organised to attend on site.
Expect repeated delays, missed appointments and hassles with tenants.

Appalling company - I paid up front and have now called 5 times over the past 2 weeks asking for the certificate. Each time I am told that it will be sent today or tomorrow but it never is. I was promised it absolutely by 5pm today, but still no show.

There was some issues in communication but Ali - the manager was helpful when he stepped in to help me get my fire certificate as a time-sensitive matter.
