I’ve had a really positive experience…
I’ve had a really positive experience with Yan Malboeuf.He is professional, responsive, and handle issues quickly and efficiently. Communication is always clear, and I feel well-informed about anything related to the property. Maintenance requests are dealt with promptly, and he shows genuine care for both the tenants and the property itself. Overall, his reliability and attention to detail make renting a smooth and stress-free experience.

Not sure about the flat but good employees
Had mixed feelings with certain aspects but some of the employees saved my outlook. Yan who looked after apple building was always friendly and was great to talk to. Sorted out problems very quickly and communicated well.
When I wanted to move out early, I was looked after for a period of time. Ocasa looked for new tenants on my behalf which other letting agents wouldn't do.
My experience
My experience has been awesome. The support I get especially since i moved in from Yan Malboeuf has been amazing. He’s always there and attend to me just when I need it. Since I moved in, I’ve booked the club house twice which has been another experience that makes the stay here at park place different.
The new property manager
The new property manager, Yan, has been incredibly helpful since joining the company. He listens to concerns, takes complaints seriously, and works hard to resolve issues as quickly and efficiently as possible. I would happily give Yan 5 stars for his efforts
Park Place - Ocasa Homes
I’ve lived at Park Place for just over 12 months, and the difference since Yan Malboeuf took over management in November ’25 has been genuinely noticeable. The overall standard of service has improved across the board. Yan is consistently responsive, communicates clearly, and deals with any issues promptly and professionally. Nothing ever feels like too much trouble, and it’s reassuring to know there’s someone reliable overseeing the building.
Great service from Yan all round — his approach has made living here a far smoother and more positive experience.
Rebeca was a diamond
Had a viewing on 26th with Rebeca, they had shown me three properties within the Pearson Square area of Ipswich. After viewing the first two, seeing the third option which was the one I'd been viewing for a little while online, I was thrilled with it, a lot of jokes were made and I believe they could see the excitement on my face with how much I liked the property. They are very well informed about the properties and it was an honour to be shown around by them. Thank you Rebeca.

I was offered a bills included package in April 2023 for a studio flat by the regional manager. I had no issues until October 2025 where I got slapped with nearly £3000 of bills!!!!!! Turns out, Ocasa’s most basic service, providing a tenancy that reflects the current offer, is NOT a skill of theirs. They are trying to weasel out of the bills included offer due to giving me a contract that does not reflect the bills included offer I was told I would be getting with the flat they offered me. My outgoings for them alone have now gone up by 44% in the last year due to their negligent incompetence.

Lounge room offered by Yannick
Although the apartments are great there is no place really to socialise with friends, so the lounge room has been a welcome addition to the building & allows residents to unwind. The friendly building manager Yannick offered it readily to us all, & graciously showed us around. It allows us to entertain guests outside of our apartments which are often too small to accommodate everyone. Yannick has been prompt with booking requests which streamlines the whole process.

Issues with deposit
At tenancy end company kept 60% of my deposit due to minor cleaning issues and for the removal of furniture from the flat. Curiously their own inspection report pictures show an empty flat with no furniture and I left the flat in even cleaner condition than when I moved in. Frustrating as I've been always complimented by my previous landlords for returning their properties in pristine conditions. Unfortunately I didn't noticed how much bad reviews they have online before I signed up for the contract. I surely have gone elsewhere.

STAY AWAY!!!!!!!!
As a tenant, I had an extremely stressful experience with Ocasa Homes in Norwich, UK at 12 Foundry Court, from day one through to the end of the tenancy.
After one year, Ocasa Homes proposed a 10% rent increase tied to a 12-month contract renewal, which I found unreasonable given the ongoing issues throughout the tenancy.
From the outset, it took over a month to resolve basic energy account problems due to poor coordination between Ocasa Homes and the energy supplier, including confusion about the property no longer having a gas installation. No clear instructions or manuals were provided for the use of the new and modern heating and hot water systems, which resulted in very high initial energy bills that I had no option but to pay.
Day-to-day building management was also quite unsatisfactory. There was no access to recycling bins, rubbish collection was almost non-existent, and food waste was frequently left deteriorating in common and parking areas that residents have to walk through, creating unhygienic conditions and an obvious risk of attracting pests. Plus the hall and stairs have never been cleaned or vaccuumed, resulting in an unhealthy environment. Pictures are available.
At the end of the tenancy, despite a check-out inspection report supported by comprehensive photographic evidence showing the property in good condition, Ocasa Homes attempted to retain a significant portion of my deposit, including vague charges listed as “Other” with no explanation whatsoever. The inspection photographs clearly do not support the deductions being claimed.
Overall, this experience left me with the strong impression that deposit deductions are treated as routine rather than evidence-based, forcing tenants to pursue formal dispute procedures to recover their money.
Based on my experience, I would strongly advise prospective tenants to stay away from this company.

Incredibly corrupt agent, avoid
Been renting with Ocasa for 2 years and they have never been perfect but we have given them the benefit of the doubt for so long until recently, when they decided to find excuses to charge us for every single thing they could get away with as well as finding ways to shift blame onto tenants and avoid doing maintenance.
Our rent has gone up which we had to firm due to the cost of living crisis. Felt forced to resign to keep our property, and days after we resigned, they announced they will now charge us £20 per car for a car park that used to be free and one of the reasons we chose to keep the property.
Their sister company runs the property bills and has consistently been overcharging us (£100 for water used by 2 people) under claims that they cannot meter it more accurately.
And on top of everything, they have now started issuing emails implying a lot of maintenance requests received are not important enough to warrant their attention and threatening to charge for maintenance, but at the same time complain that tenants do not report issues that need resolving quickly enough.
It genuinely feels like the direction the company is going towards is so money driven without any care and consideration for their tenants. We feel deceived and forced to stay for another year in a place with a rent that went up from £900 to effectively £990 which is way too much for the area we live in, not to mention the overpriced bills on top. Being cheated like that as long term tenants has been disheartening and we don’t think well rent with them ever again.

Issues with Move In and Refund Process
Terrible Experience
SAXON HOUSE -I went through all tenant checks and paid my Reposit and full rent with Ocasa, but my move-in was delayed several times. Later, I was offered a different room from the one I had viewed, as the original was said to be under maintenance. When I questioned this, I was told that the company hadn’t yet signed the contract, even though payment had already been made. I decided to withdraw and requested a refund, which took several follow-ups to resolve. The process was stressful and disappointing, and I hope Ocasa improves its communication and handling of tenants in future. Until now I am writing this review am homeless because after paying everything I relaxed. So anyone be careful dealing with Ocasa.
