Abysmal - STAY AWAY!

NOPS are abysmal. There isn't enough grammar in the english language to describe how terrible this agency is.

***Signed a contract already?***
Document like you are crazy - spend a considerable amount of time with a camera taking photos of every part of the property - internally and externally. Add these to a series of pdf's and send this via email to the agency. Include a thorough report of what furniture is included and overview pictures of each room + garden etc. Take pictures of every bit of dirt, rubbish and every bit of mess / imperfection that the property has.
Ensure all communication is over email - and don't let them bully you - read up on your rights online.

NOPS are really as bad as their reviews are.
A truly incompetent bunch of people. Genuinely impressive how they can mismanage to this extent.
Communication has been terrible, they're hard to get hold of and don't seem to communicate with one another.
-> But, worst of all...
They will actively try to scam you and take your deposit. (I first gave them the benefit of the doubt assuming they just made mistakes but, upon research have concluded that this is not the case).
Their tactic will be to give you a very blank and inaccurate move-in inventory and then at move in list every possible item.
For example - we were charged for removal of the garden shed, or chairs (which we never had) they add all this ridiculous stuff on - so that when you argue, they remove the really ridiculous stuff and get away with the less outrageous things.
And yes, we've had the same scams as the other reviews... bed frames, cleaning charges etc... We cleaned with their recommended professional cleaner - they charged for cleaning.
Honestly I could bore you with a very long review... but, you get the point. - Theres a reason for so many bad reviews - it's no coincidence.
(This is my third agency, so far in Oxford and by a country mile - the worst)

Bottom line is - stay away from this agency, there are enough properties out there with others. It's just not worth the headache.
Students don’t let here!!
Do not let with these people!!! They have absolutely no control over their landlords and allow landlords to screw over student tenants all the time. NOPS are extremely unhelpful on the phone and do nothing to help with the lack of communication from the landlord. I threatened my landlord with legal liability and they couldn’t care less!! They kept asking for deposits to secure the the property and I will never see that money again, they are thieves and untrustworthy.
DO NOT stay at 172 Howard street in Cowley, the landlords are absolutely useless and never reply to you and absolutely rip you off! They are extremely unprofessional and disorganised and will randomly reply to you at the dead of night about something important. They will do everything in their power to not return your deposit and will leave everything to the last minute and still fail to deliver. All these people care about is taking more and more of students money when the house that is being rented is already asking for way too much money. The house may look nice but it is all broken and the water always breaks and the landlord sends out someone out to fix it after three days. These landlords are absolutely the stereotype of evil and money hungry landlords. DO NOT LET WITH THEM

AVOID using this agency if you can. A firm who fail to carry out essential maintenance and try and rip off students when it comes to getting the deposit back trying to charge huge amounts for unneeded cleans and minor issues, like £90 for a normal bulb having gone! They claim on their website to have ARLA trained staff but are not ARLA registered!!
Mushrooms growing in my blocked drains
Appalling charge through the roof and rent out properties with blocked drains and you are tied to rental agreements. Can only take court action and report landlords

I wish I could give a negative star review.
NOPS are completely incompetent and an absolute nightmare to communicate with and resolve issues. The state of the property when we moved in was shocking, including a moldy belt behind my wardrobe(???) and kitchen counters practically falling apart. However, their handling of accounts is really the most shocking part. Janice, their head of accounts, failed to correctly record our rent payments throughout our tenancy and we have spent hours on the phone trying to resolve this. Having left our property over a month ago, we are still waiting for our deposit - largely because NOPS failed to record our rent payments as so tried to take hundreds off our deposit in rent arrears. They are rude, defensive and argumentative when raising issues. If you can avoid using NOPS (and Rent Guru for that matter) please please please do. Learn from our horrid experience with this incapable company.
Helpful, knowledgable and professional
Liza showed us round a couple of properties of interest to us and the properties were nice and tidy and the locations were good for easy access to Oxford Brooke’s University.
Liza was very professional and knowledgable and we felt in safe hands with her as she explained everything perfectly.
Communications via text and email were very quick.
We went with another property in the end as the shared tenants suited my situation slightly more in the other property than these ones. But other than that, they would have been perfect.
I would recommend NOPS to others.

I wish I could put 0 stars but unfortunately TrustPilot doesn't think anyone can be this gopping. We have had the worst experience from start to finish with this agency and I am appalled at Debbie in particular who thinks it is ok to shout at tenants over the phone, we were informed we could keep our house til next year, Debbie however was not hesitant to let us know how stupid she though we were being, after speaking with another agent we were told we weren't being stupid and it was actually misinformation from nops and the rent guru. We began this year by going into an unclean house with old tenants food still in the fridges and tampons and old socks under beds. Multiple appliances broke including the shower drain, and after many emails back and forth they did nothing. When we asked to carry on our tenancy for next year we were told that they had already given it to someone else without informing us, BRILL!!
If you are using nops next year, good luck to you it will be worse than living in hell.
Horrible
The experience was horrible throughout the year with multiple issues, from the electric being off in winter to the house being dirty when we moved in and such. Would not reccommend to anyone, especially not students who dont want to pay outrageous prices for a low quality living place.
Outstanding Customer Service
I can't sing the praises enough of Kelly who helped me find the most perfect apartment for my international mature student. We were pipped at the post on one property and Kelly pulled out all the stops to find us another, even better than the first. The whole onboarding process was made easy by her professionalism and diligence. Dishonest company, flat was full of problems, they never give deposit back, not answering the phone or emails, run away from them !

I would never go with nops again in a lifetime.

The truth about NOPS Agency
I never write reviews but I think this can help many people. Especially students, which in most cases are treated with much insignificance.
NOPS it's a complete scam. We had many problems with the house in September. The house did not cover the furnished criteria until the end of October. We have been living in a house with broken mattresses, no dining table, no chairs, broken wardrobes… I couldn't empty my suitcase, so I had to spend almost two months with the clothes in the suitcase.
“We have not paid yet this month's rent (September 2021) because we were waiting for this to get sorted out but we have come to the conclusion that it is not fair for us to pay the amount is has been agreed upon. I think we should pay a normal unfurnished rent for the first month, as it is not still assembled” - This was the email we sent to our Agency at the beginning of our contract. Finally, the landlord agreed for us to pay only Half of the month (still, the house did not compile with the contract signed before moving into the house).
Our deposit must be returned. The landlord did not follow his contract which means he breached it. He did offer 200£ off for September 2021, and if we were to pay the amount to be due, that would be 650£ not 850£. We are not living there anymore as our contract finished the 03/09/22, and to this day 19/11/22, we haven’t received our deposit back as they say we have to pay the rent for the first month (September 2021) even though we reach an agreement with the contractor to pay less as the house didn’t accomplish with the agreements signed in the contract.
Also, in December and July/August we said no one was at home because we won't be there, and we don't want anyone to touch our personal belongings. They told us that the contractors didn't have the necessity to be in our house. When we got back, our lock was changed. Furthermore, I was once in the shower, and my flatmate was still sleeping, the contractors knocked on the door but as we didn’t hear it and no none of us opened, they decided to come inside. I don’t know why they had to open the bathroom door, even though it was obvious that the bathroom was occupied as the door was closed, the light was turned on, and the extractor was making noises. Thank God I was washing my teeth and not doing anything else, as they opened the door without any precaution and caught me inside the bathroom.
In addition, when we were at uni, the contractors came to fix things (they did it so slowly and took so long. They took over a week and a half to only build a chest of drawers), but when we came back from uni, we noticed how they used our bathroom to make their necessities and didn't even flush the toilet, meaning we had to do it ourselves, and sometimes it was so stuck that the necessities didn't leave at the moment. (Explicit images are attached below). They also left their cups of coffee and other items in the kitchen which we had to clean afterwards.
From September until December, our front garden was FULL of broken furniture and trash which hasn't been picked up. We were embarrassed to invite people over, we felt like we lived in a complete dump. We tried several times to contact the agency and sometimes they took over 14/15 days to answer our messages.
We only ask for our deposit back. The house was fully equipped at the end of January. We have been living for 5 months in some conditions that did not adjust to the contract. I think having our deposit back is the bare minimum that the agency could do.
LISTEN TO THE WARNINGS!!!
If you value having money in your bank account, do not rent with this company!
I could honestly write a book on how awful this company has been but I will keep it short. Despite leaving the house in a much-improved condition to when we arrived, granted it was a low bar, they still tried to take our entire deposit away. After almost three months we managed to argue with them to give us our whole deposit back. Their employee, Mai, purposely does not respond to critical emails about our deposit and when we complained about horrible living conditions. these included a bathroom that smelt of a sewage plant every time water ran, a mouldy leak in the roof that wasn't fixed until 4 months later that caused my flatmate respiratory issues and constant damp/mould around the house.
Please, please listen to warnings posted about this company. We heard them but did not think they would be true but as others have written they definitely are true!
I hope this company will one day develop a decent set of morals and stop trying to scam and rob already cash-poor individuals of their money.

So upset and disappointed by the team at NOPS.
I viewed a studio flat in Kidlington a few weeks ago. I really liked it so emailed the office to apply. I was forwarded some basic questions about employment, pets, etc.
I returned the email stating that I was not currently working due to Mental Health reasons (but once settled in the area intend to get back to work) I fully explained my current income from benefits. I then received a horrible blunt reply from an agent saying
"If you are not employed you cannot take the property"
I responded and explained that I had a guarantor inplace. This did not make a difference as I received another blunt email back -
"If you can pay 12 months up front ... but we would not let a property to someone not employed".
I asked for clarification as to whether this was the landlord's preference or a specific reason this was the case to which the response was;
"This is what the landlord would want and what we do as a company".
I was later told by another colleague that this was an accidental oversight made by the original agent whom had only read the first few lines of my email where I stated I was unemployed and didn't continue to find that I did have a source of income - I'm sorry I do not buy that. There was plenty opportunity for the original agent to look back over my email and see that I did receive income.
And besides - What did she think, that I'm just enquiring about rentals without a penny coming in to pay for it - just for the hell of it?
She was rude, judgmental and unprofessional. Even the emails thereafter from other colleagues have been blunt and rude.
ANOTHER PROPERTY -
I then enquired about another property - in plenty of time. I directly emailed all 3 staff I spoke to before and I didn't get a response from any of them. I finally received a response to state that viewings took place (on the day I emailed) and then someone made an offer today (4 days later) - however not one of them thought to reply to my email and allow me the opportunity to make an application.
TONIGHT-
This evening I then made an offer on a property that I wished to be presented to the landlord. It was a bit unconventional, but none the less I felt there was no harm in asking the landlord.
I spoke with BILLY - whom was incredibly rude, defensive and point blank refused to help me or speak to the landlord on my behalf - which I'm sorry, isn't' that the basic role of a letting agent? To be the go - between for landlord and tenant. But nope, Billy couldn't be bother and instead got defensive and tried to make out I was unfairly accusing his team.
The whole team are just utterly rude, unprofessional and clearly have no skills in how to speak to people whatsoever!!
I'm not going to bother with NOPS again.
Blanked on me for a scheduled online viewing
Told me they would call me for a viewing and the day came and they didn't. They gave no warning of the cancelled viewing and did not respond to any following email.
Read the reviews and stay away
You’re probably reading reviews and thinking they can’t be that bad? What are the chances that’ll happen to me? That’s clearly the exception. It’s not. Every review is the same, they’re consistently poorly rated for a reason. Making up fees that no other agents do, withholding deposits, ignoring email after email, not returning calls.
No matter how good the property or how desperate you are, nothing is worth dealing with NOPs/Premier Lettings who are the same agent.
They’ve already made headlines, it won’t be long until they’re sued and no longer in business.
The market it’s filled with their properties because they’re losing tenants and landlords.
I think they have to be the worse…
I think they have to be the worse letting agency I have ever had to deal with. I have been trying to sort out issues with a house for weeks and weeks now. They do not respond to emails and don't call you back when they should.
