PreApprovedRenter allows landlords, real estate agents and property manager customize their rental applications and conduct tenant screening. The platform is free for real estate professionals and their teams to use. Users get a unique link to their online rental application which they can email or text to a tenant. The tenant fills out the online application and uploads their paperwork. We notify both parties when the application is submitted. Real estate professionals can review the renters application, run credit reports, criminal background checks and eviction history. Screening reports come from transunion (MySmartMove) and other consumer reporting agency's. Upon approval a lease can be auto-generated from the rental application. PreApprovedRenter has online tenant applications in multiple languages and for different states that are free to use.

Incompetent Group.
I am not an applicant but a sponsor for my sons lease application. At most I am a Guarantor. The Agent, Marien Richardson could not offer any other document but for me to complete an online application as a rental applicant for which I was required to pay $20. Grossly incompetent procedures and not legal at all. Very disappointed with the lack of any legal etiquette

Nice management team that was upfront with me. Great location and good easy to talk to. Nice property. Low application fee and the staff cleaned up before showing the units.

This application is confusing
This application contains mis-spelling, missing punctuation, zero support or guidance. (i.e. debits)
It has Yes/No radio buttons for multiple choice questions. (i.e. "rate your credit? yes/no" ?)
There is no explanation for why some fields are required and others are not, what do with the non-required fields. (i.e. designated contacts)

Really enjoyed the area, the apartment all new and fixed up, beautiful and perfect that is pretty close to my job. The presenter was very nice and very helpful and she did her best even got injured. Thank you for everything!

password problems: Had a great deal of difficulty getting…
Had a great deal of difficulty getting on and staying on the site. Once you saved it bumped you off, and getting back on was a nightmare. It kept rejecting the password and with numerous "forgot password" retries it rejected all of them! Also, with your attach file options it only accepts one file, which makes it difficult to attach financial documents of the same kind. Very frustrating site. Not user friendly.

Mark - my sincere apologies you had trouble with the system. When you save the application we send you a temporary password that we require you to reset for security purposes. Sorry you were having trouble resetting your password.
Also the attachments section of our application are set up by the Application Processor (landlord, real estate agent, property manager) - we have the ability to set up multiple fields for uploading files. We'll definitely notify your Application Processor that you had trouble so the next applicant has an easier time.
In the future if you ever use us again please feel free to call or email us. We're typically very fast to respond. Either way, thanks for the feedback!

The portal should allow for multiple w-2s to be uploaded. For example some people who work more than one job, have more than one source of income, or who changed jobs in a calendar year.
