Positive experience
Whilst our experience agreed with the overwhelming majority of the reviews, I am not able to give 5 stars for 2 reasons. This is where I will start my review, so that I can finish with the positives.
I met with David, who valued the house. I was reassured that he is a local man with many years of experience. However, we thought that the price he suggested to start the house on the market was too low. So we asked to start it £20,000 higher. We are glad that we did because the final price that we got for the house was £12,000 more than the price they had suggested we start at.
Secondly, whilst we appreciate that the estate agent is working for the benefit of the buyers as well as the vendors, we were somewhat disappointed by lack of a piece of key information. Karen Marijewko was our link person for the sale. We accepted the buyers' offer on 10th September. We were given the impression that things were moving along well. However, at the end of October, we discovered that things had not progressed at all from the buyers' end. So we said that if no progress was made by the end of the week, we would put the house back on the market.
We were relieved to hear from our solicitor that things were finally progressing from the buyers' end. We had already done everything from our end. It was then projected that we would be able to exchange contracts and complete before Christmas, so we did everything from our end to make that happen and were given to understand that the same was happening with the buyers.
Then, just before Christmas, Karen informed us that our buyers had an issue with their mortgage. I phoned Karen to ask her what was going on and why we weren't notified of this right from the start, as it would have explained the mystery delays. We did lose a bit of confidence in Richard Kendall at that point, because we couldn't know if there was other information that was being withheld.
Nevertheless, I would still recommend Richard Kendall as the best choice of estate agents in the Wakefield area. Karen was attentive and always responded to our queries very quickly. She kept us updated about the process all the way through and always returned calls straightaway.
Furthermore, my sister and I were selling the house that had been our family's home since 1968. Karen dealt with our situation with compassion and understanding. Upon completion of the sale, she said that our Mum and Dad would be proud of us. I appreciated that and it made a real difference. So I have no hesitation in recommending Richard Kendall.

Regarding your initial valuation, we understand why you felt the starting figure was too cautious, market conditions and buyer demand can change over time. Our records show that David originally valued the property the year before it came to market and when you suggested marketing at a higher price, he fully supported trying this approach. We are genuinely delighted that this resulted in a final sale price £12,000 above the original guide.
In relation to the sale progression, we completely appreciate how frustrating the delays must have felt and again from our own file notes we can see Karen maintained consistent and regular contact with you, the buyers and both sets of solicitors throughout the process, Karen worked hard to keep matters moving and to stress the importance of reaching exchange and completion as quickly as possible. Unfortunately, mortgage and lender issues can sometimes arise late in a transaction and can be outside of our control. We do understand why this caused disappointment and uncertainty for you.
Thank you for recognising Karen’s dedication, compassion and responsiveness. Selling a much loved family home is an emotional process and we are glad she was able to support you both with care and understanding.

Emily provided excellent service
Emily provided excellent service in very challenging situations firstly having to reject one buyer seeking substantial price reductions after offering asking price.
She then found the eventual purchaser, but they had to obtain Builders Guarantee transferral causing much more work for everyone. One online Solicitor was extremely poor at communication / progressing enquiries and caused Emily much extra work to proceed the sale. She remained active and helpful at all times.
