Located in Gatcombe House, Hilsea, ROK Marsh are an independent family run Estate Agency with over 30 years’ experience in offering a range of services to the local Portsmouth Community and surrounding areas. The process of selling a home can often be stressful, however here at ROK Marsh we offer a personable approach in guiding you every step of the way, to ensure a smooth, successful and stress-free process. -So how does it work? We are here to accommodate your needs from front to back, offering a whole range of services all under one roof, alongside our well-established independent, whole of market brokerage, RBM Solutions. -Valuations – One of our property experts will visit your home to provide you with a free, no-obligation market valuation, using their experience and knowledge of the local area. You will then receive a detailed valuation report explaining how this figure was achieved. Remember the market value will not always be the same price that your property is marketed for. Your agent will discuss with you your motivation for selling, and your future plans, this will help us to decide upon the best way to market your property. We also understand, given the present Covid-19 conditions, a virtual valuation may be required. While physical surveys are always preferred to get a real sense of the property, we have highly experienced staff with great knowledge of the area to complete a virtual valuation for you. -Professional Marketing – Once you are happy to proceed, the agent who visited your home will then create an advert with your input, to market your property, this will involve taking some professional photographs and drawing up a detailed floor plan. Your advert will then be added to our website and social media pages such as Facebook and Instagram, but more importantly Rightmove and Zoopla, where 98% of buyers begin their search! With your permission we will then come out and erect one of our For Sale boards. -Mortgages & Conveyancing Certificates – If you need a hand sorting a mortgage or finding solicitors, our in-house team at RBM will be more than happy to arrange this for you. We have excellent pre-existing relationships with several solicitors which is key in a smooth transaction. -Viewings – You are welcome to host your own viewings or let one of our agents take care of this for you so you can sit back and relax, focus on the next steps, or even just sit and enjoy a nice cuppa! -Negotiating – Your agent will handle offers & negotiations to achieve the best price. We would already have had a conversation to establish the price you are wanting to attain. -Other Services – We can assist with Energy Performance Certificates and Specialist Surveys, and recommend local decorators, removal companies and waste clearance services. -We are here for you! – Your agent will be with you every step of the way until your property is sold. We have had an amazing experience selling our home with ROK Marsh! Matt, Ellen and the team were fantastic and sold our house in less than a week of it being on the market! Matt and Ellen are knowledgable, professional and happy to help every step of the way. Matt has also been awesome and helped us with our mortgage for our new property! From the quality of the pictures they took to market the flat, to the continued excellent communication and updates, ROK Marsh were excellent throughout. They managed to sell my flat when others had failed, and supported me throughout the whole sale. I am truly grateful for their fabulous service!

Sold for asking price within days...
ROK Marsh have managed to sell our house for full asking price within days of being on the market - need I say more? The results speak for themselves, but they have also been there with help and advice every step of the way. They worked evenings and weekends to accommodate us and potential buyers, and their communication has been fantastic. We are blown away by how quick and easy they have made the process. Would 100% recommend.

ROK not only managed to sell our house…
ROK not only managed to sell our house but also our flat at the same time, which was a challenge in its self especially during a pandemic. Their marking was second to none and they found buyers for both within days of them being marketed. It’s meant we have been able to buy our dream home and it wouldn’t wouldn’t have been possible without the hard work from the ROK team but especially Matt and Lucy who were amazing. Thank you!

We couldn’t be happier with ROK Marsh selling our home within days of it going on the market. They kept us well informed throughout the whole process and went the extra mile with replying to us out of office working hours which not many companies would do. Nothing was too much hassle, really impressed and would recommend to friends and family wanting to sell or buy.

Amazing service.... If we could give more stars we would
It was our first time selling a home and the team at ROK Marsh guided us through every step of the way. Not only with our sale but also assisted in recommending removal companies and thier sister company for our mortgage/insurance needs! We hardly had to lift a finger as they had everything under one umbrella :).
They gave us the time we needed to go through any questions we had and went above and beyond throughout.
The company took on board all of our needs and had also sold our home in under 10 days, when other houses in our road were still on the market!!
Thank you so much to the team and in particular, Lucy & Matt, for making this happen for us. Would highly recommend ROK Marsh to anyone.

Friendly, professional and efficient
Matt was super helpful and very accommodating. He was well prepared and was able to answer all of the questions I had about the property. He was never pushy and gave me space to get a feel for the property and make my own decisions. He gets things done very efficiently and replies to emails extremely promptly! Matt is really friendly and overall a pleasure to meet.
