Servpro was a very disappointing experience. I strongly recommend considering a reliable local contractor instead, as they are more likely to provide better quality work and accountability. In my experience, Servpro tends to overpromise and underdeliver. They rely heavily on third-party vendors, often prioritizing cost over quality, which results in poor workmanship.

The mitigation process was also frustrating. The team entered the home with dirty shoes and set up multiple fans and dehumidifiers, some of which were not functioning properly. Even after informing them multiple times, they failed to replace a non-working dehumidifier in the bathroom where the water damage occurred. After a week, they moved a unit from another room and continued running loud equipment in the bathroom for an additional four days, causing unnecessary inconvenience due to their lack of responsiveness.

Billing was another major issue. The billing team was rude and unprofessional in their communication. After I explained that I had received checks from my insurance adjuster, I was told they would verify the details and inform me of the amount due. Instead, I received an email a few days later demanding immediate payment, which felt abrupt and disrespectful.

Additionally, despite raising concerns during a walkthrough and being assured that issues would be addressed, I was later told by the finance team that all work had already been completed and payment was due. This lack of coordination and accountability was extremely frustrating.

Overall, my experience with Servpro was poor in terms of both service quality and customer interaction. I would strongly suggest working with a trusted contractor to ensure better results, lower costs, and a more professional experience.

Servpro of North Central San Antonio…

Servpro of North Central San Antonio employs unethical practices, preys on people when they are most vulnerable, lies and blatantly overcharges and bills for work not done. After a fire at my home, the production manager and general manager both showed up, uninvited and unannounced trying to secure a contract. I specifically asked if their franchise is a preferred provider for USAA. They both answered “yes.” I found out they are NOT. That initial lie was followed by overcharges and bills for work never done, like deodorizing a burned-out shell they were specifically told not to do; and the deodorizing never occurred, yet the charge stayed on the line-item statement and had to be repeatedly challenged. They sent a separate bill for a $4900 tarp that was already included in the final statement amount. They charged $13,300 for fans for one week to dry an 1800 sq ft house that was already taken down to the studs, including 15 fans in one room 17’8”X19’7”, 15 fans that were never there. In addition, fans were not brought in till 2 weeks after the loss. The kitchen stove, washer and dryer, a toilet and boxes of personal property in the attic are still in the home. They repeatedly refused to answer questions or give information and waited 3 months to bill me, even though they had all my contact information. Then 2 days before Christmas they began texting and emailing inflated statements, demanding immediate payment or my account would be sent to collections, their legal dept., and/or a lien put on my house. I am an elderly single woman and their pressure to collect money based on fraudulent bills is abuse. Stay away from this toxic company.

Started out well but went downhill

Started out well but went downhill. I paid $600 for them to work for an HOUR and not finish the job.

I got an estimate last year for a "depression clean" but it was a bit out of my price range. A month or so ago I called to try again. At first they said they would honor the original estimate of $600 but then said they needed to do another walkthrough. They missed that appointment and said they'd just go with the original price. I paid them and a crew arrived. They were late and when I showed them what work we'd agreed on they said it "wasn't in the scope" they were given. They spent about 30 minutes standing outside trying to get ahold of Matt, who'd done the original walkthrough, before coming in to work on the bedrooms. They worked for 30 minutes and left for the dump saying it would take 20 minutes there and back. They were gone for an hour. They came back and worked for another 30 minutes before leaving because they hadn't been booked for enough time.

I called several times over the next week to get a second crew scheduled to complete the work before Matt finally called and said they needed to do ANOTHER walkthrough. During that appointment (where I didn't ask for anything new) Matt said they'd have to charge me an additional $400 because his company would get mad because "this isn't what they do." He said they charge $2500 a day for crews. OK, how is any of that my fault? If this isn't what they do why did they take the job? Why did they quote me $600? I said fine because I just want the job done and I'd already signed the original contract. However, on the day of the appointment I ended up in the ER. I canceled via two text messages and an email. No one even bothered to respond to me. I will not be rescheduling.

I paid $600 for an hour of them removing boxes from my bedrooms. I am beyond disappointed and I feel cheated out of my money. Be wary of this company that makes you sign a contract they don't bother to honor on their side.

NEVER use ServPro

NEVER use ServPro. The instance started in December of 2022, but the "Date of Experience" tab won't go before 2025.
Had an issue with water that got into the crawl space and office of my house.
I had 2 Apple I-Book Pros and an I-Pad that were destroyed by the water. Also, the flooring and sub-florring was damaged and suffered black mold damage. The contractor they hired, ServPro, performed a slop job. They failed to remove all of damaged sub-flooring that received mold damage from the water that leaked into the office and crawl space.
I have been fighting with them for years to get this resolved. ServPro won't send others out from a different franchise location to redo the sub-flooring and flooring to get the job finished per Colorado building codes. The insurance company won't lean on ServPro to finish the job.
The flooring is at risk of more damage, because the work was not completed (no caulking or Kill-Z), openings and exposed areas remains).

If I could put negative stars I would. My whole experience with ServePro, beginning with the almost 3 months they had my belongings, then getting them back soaking wet and ruined, to them charging $44,000 to clean (no soot, just smoke smell) and me having to shampoo my carpets myself because they were so disgusting and crunchy when I finally came home, and ending with them telling me that the musty, nasty odor I still smell is in my head and pressuring me to sign documents when they weren't done with the services and harassing me and threatening me if I didn't pay even though the service was not completed to my satisfaction. Worst experience ever. DO NOT use this company unless you want your things ruined and to be massively disappointed and then harassed.

Statefarm hired them and they did a good start. However my house still smells like smoke. Statefarm said get a estimate from servpro to fix next step. Called to schedule a appointment for follow up can't get anyone to call back in 6weeks. Ralph as understand is in charge of this. Ralph should find a new job he's killing the reputation of Servpro. Within 3hrs after post this company called and made everything right. Statefarm was blocking between us. They really seem to give a crap

This is the most dishonest company I…

This is the most dishonest company I have ever dealt with in WA state. They quoted a very high price, then changed it to a much lower quote. I paid in full. Now they have sent me to collection saying that I owe for the original over-quoted price. They don’t have a copy of the check I paid them or the paperwork for the lower quote. Also, they are billing me for the rebuild which they have not done. My house is torn up, no flooring or drywall. I had to beg them to reinstall the toilet! These people are the worse.Nothing short of criminal. If you should decide to ever use them, keep ALL documentation. Be very
aware especially in WA state; Aberdeen, Snohomish and Burlington.

A tree fell on our home this morning. Glass everywhere — mixed into furniture, belongings, the floor. Our living room was completely exposed with another storm on the way. We didn't know where to start.

Dominic and his crew — Danny, Freddy, Lillian, and Wilson — showed up and just handled it. They cleaned up every piece of glass, sorted through the wreckage, and boarded up our home. By dinner, we were secure again.

I don't think people understand what it feels like to have your home ripped open. You're standing there looking at everything you own covered in glass and debris, watching the sky, wondering what happens next. Dominic's team didn't just clean up — they gave us our home back. They gave us the ability to breathe, to sit down, to actually sleep in our own house tonight.

These are the kind of people you hope show up when the worst happens. They did.

I recently had a stressful water damage situation in my condo that required both remediation and reconstruction. I cannot recommend SERVPRO enough—specifically Steve Ulmer, Ben Roberts, and their entire team. They were incredibly quick to respond and professional from start to finish.
Steve was a standout; he kept me updated throughout the entire process and even caught/fixed miscellaneous repairs I hadn’t noticed myself. He also handled the heavy lifting with my insurance by providing my claims adjuster with all the necessary documentation for my reimbursement. While nobody wants to deal with water damage, Steve and Ben made a difficult event so much easier to navigate. My property looks like nothing ever happened. Thank you again!"

Servpro does not have transparent pricing and did not act in good faith in doing business with me.

I had a very disappointing experience with this ServPro location (East Memphis) regarding a furniture cleaning service. This was surprising to me given the numerous strong reviews I found posted here.

I was provided an estimate of approximately $600 to clean four chairs and approved the work based on that price. After ServPro completed the cleaning, I received a bill for more than $1,300 — more than double the quoted estimate.

At no point before the work was performed was I notified that the price would change or given a revised estimate to approve. The first time I learned about the additional charges was after the service had already been completed.

A final bill that is more than twice the original estimate without prior notice or authorization is extremely frustrating and not the level of transparency I expected when working with a professional restoration company.

If you are considering using this location, I strongly recommend getting clear written confirmation of all potential charges before work begins, particularly if your items are being taken off-site.

Based on this experience, I would not use this location again.

Hardwood floors after water damage

We had water damage Servepro took all of our insurance money but did a horrible job. After one year all of our hardwoods have cracks and look terrible - not to mention all of the threats they gave us. Terrible company that doesn’t stand behind anything - DONT HIRE THEM even when they tell you they will help - they won’t ruined our hardwoods and our kitchen renovation is terrible! Find someone else!!

I recently had a pipe burst in my cabin…

I recently had a pipe burst in my cabin in Illinois, and it completely caught me off
guard. I contacted Servpro out of Quincy, and within just a few hours, Griffin Johnson
showed up. The moment he arrived, he called me to assess the damage, and that
phone call alone eased so much of the stress I was feeling.
I’ve never experienced anything like this before, and to be honest, I was
overwhelmed. But the care, professionalism, and genuine concern that Griffin and
his team showed made all the difference. He has been on top of every detail, walking
me through each step with patience and clarity. It’s rare to find someone who not
only does their job well but truly understands what you’re going through.
I am incredibly grateful for the service and support I’ve received. I would
wholeheartedly recommend Griffin Johnson and Servpro of Quincy to anyone who
finds themselves in a tough situation. They’ve turned a stressful disaster into
something manageable—and that means more than I can say.

DO NOT USE SERVPRO!!! I booked a 10am appointment, the contractor (Isaac) called at 8:30am morning of to let me know they had to inspect the air duct system first and wouldn't be able to do so until the next day. When I let him know I'd taken the day off from work already and could not do next day and thus would have to cancel he said he would be there at 10am as scheduled and would complete both his inspection and cleaning same day. 15 minutes before our scheduled appointment he called back to let me know he would not make it because he received an emergency service call in Santa Fe. COMPLETELY UNPROFESSIONAL! Needless to say, I cancelled and made a next day appointment with TLC. DO NOT USE SERVPRO!!!

I was referred to servpro in Eatontown NJ by my insurance company

The job is to replace 2 furnaces and 2 outside AC units. I have been without heat since Dec 14, 2025. It is now Jan 29, 2026. This experience has been exhausting. They have sent a minimum of 4 technicians out to take pics and then they leave without giving any feedback. Their customer services is "you call them. They do not call you!" You will receive ZERO communication unless you call them and that will lead them to say "we'll call you tomorrow" and tomorrow never happens. This is the most unprofessional customer service that I have experienced.

Servpro was chosen at Horizons West in…

Servpro was chosen at Horizons West in Siesta Key as the overall contractor for 60 villas with hurricane damage and they chose Dream Contractors to do the work. Big mistake Dream is not even credited with the BBB nor licensed! Ryan Moore from Servpro was our only blessing and he truly tried to help in any way that he could. Karolina and staff were nothing but rude and lied multiple times to us and many other villa owners. No professionalism in emails, shotty work, work wasn’t up to code and many other issues. Dream Contractors owner Sam lied that our Villa was done and cleaned because I flew into SK in June to find otherwise and had to stay in hotel for the week. Our Villa had no working toilets, no water and everything from kitchen cabinets was scattered all over bedroom floors, lights were missing, kitchen cabinet hardware was missing etc and place was ABSOLUTELY DISGUSTING! This was the 3rd time I had to change my flight and delivery of all new furniture because Servpro changed the dates because it wasn’t complete. Furniture came 8am morning after I flew into SK night before and I had to pay Rooms to Go delivery guys $200 each to move everything around so they could get new furniture in plus bought them lunch. Because of Dreams lie I was asking for reimbursement of which they won’t pay a dime, Servpro that is responsible for Dream won’t pay a dime and Karolina was soooo rude!! Horizons West Management that is responsible and hired Servpro won’t pay a dime of these expenses either. DO NOT HIRE Dream Contractors nor Servpro for ANYTHING!!!!!😡😡 they both should be put out of business

They never give you prices up front- don’t trust this company.
Even if your insurance is paying you send them a letter up front they must have your approval and your insurance approval for all charges.
They just send a bill after the job and your insurance company - doesn't pay the home owner the full amount. You will get screwed if you use this company.

Professional Con Artists

If you want to be taught a lifetime of hard lessons in home reconstruction, hire this company.
Back in May 2025, after a major sewer flood, my homeowners insurance referred me to this company for mitigation work. After discussing the repairs, I verbally agreed to a contract around June 2025. Mitigation started immediately, and we were told repairs would follow right after demolition. Because 75% of our home was affected, my family of six (four people, two dogs) relocated to a motel for almost a month, trusting that the work would move quickly. After nearly a month, m a motel and spending over six thousand dollars on housing, nothing had been done at my house and we decided to move back.
From July through the end of August, our home was left with framed walls, concrete floors, one toilet, one sink, and unsafe electrical hazards. Myself and two of my children were repeatedly shocked by outlets, one of which randomly sparked, and despite repeated notifications to the company, nothing was done. We lived like this while being told to “be patient” because other projects took priority.
Towards the beginning of September, I was told they were finally ready to move forward. On September 12th, I met with them, handed over 90% of my insurance payout as an advance payment, and officially signed a contract. After that, communication became nonexistent. I ended up calling my insurance company to see what was going on with the project because the company would not answer my calls. In mid-October, the company showed up unannounced and moved my belongings into storage pods, including items that never needed cleaning—like metal barstools outside the flood area. I was sick that day, yet the company insisted on proceeding, leaving me unable to verify what was taken. I still cannot locate over $3,000 worth of snowboarding supplies and other items. After spending some time reading some other reviews this morning it appears that i'm not the only one who has items that are missing.
By the end of October, after several months, my home remained partially demoed, with 1 toilet, 1 sink, and no furniture, while my belongings were in storage. The site supervisor finally met with me and:
*Refused to take responsibility for electrical hazards, calling them “existing conditions.”
*Claimed foundation work needed for flooring could only be done by a licensed contractor under their company, adding a 20% overhead.
*Said extra work verbally agreed upon months prior was no longer possible.
*Told me to continue being patient, as three other projects still took priority.
They then offered to rescind the contract and “return my money” if I signed a liability waiver and confidentiality clause. They demanded I sign the waiver before returning any portion of my advance payment, which would waive them from responsibility for electrical hazards and prevent me from ever speaking about my expwithheld. I explained over and over that without getting my advance payment back I could not hire an electrician to fix the hazards. Yet, they withheld my entire advance payment until Christmas Eve. They also didn't produced invoices to justify the amount they ultimately witheld.
My family and I, including three teenagers, two dogs, and six cats, were forced to live in unsafe conditions, with ongoing electrical hazards, missing items, and no real progress on our home, while also being pressured into signing liability releases to get our own money back. This has been nothing short of a nightmare.
