Worst appraisal experience. Devalued property by 100k, spend 5 min in my home took pictures and went away. Compared to 5-10km away property and where’s as my areas value is much higher. Extremely unprofessional. Never use this.

Serious Concerns About My Appraisal Experience

I had a very disappointing experience with this appraisal company. My primary concerns are the lack of professionalism, transparency, and clear communication throughout the process.

After I had already paid for the appraisal, the inspector, P.A., called me and told me that the bank had cancelled the appraisal and that he could no longer attend the inspection.

Because mortgage and appraisal matters are extremely time-sensitive, I immediately contacted my mortgage broker to find out what had happened. My broker confirmed that nobody had cancelled the appraisal. Instead, my broker explained to me that the inspector had requested an additional fee to be added to the original appraisal request and that the broker had to accept this updated request; otherwise, the inspection would not proceed.

This was extremely concerning. I had been told directly by the inspector that the bank had cancelled the appraisal, while my mortgage broker was telling me that no cancellation had taken place. According to my broker, the issue was that an additional fee had been added to the original request and needed to be accepted for the inspection to go forward.

I called P.A. back to ask for clarification. Unfortunately, I found the conversation extremely unprofessional. Instead of receiving a clear and consistent explanation, the conversation became uncomfortable and I was given different explanations about what had happened.

As a paying customer dealing with a time-sensitive mortgage transaction, I should not have had to make repeated calls between the inspector, my mortgage broker, and the appraisal management company just to determine whether my appraisal had actually been cancelled or whether the inspection was being held up pending approval of an additional fee.

People dealing with mortgages and appraisals often have strict deadlines and need to act quickly. Clear and accurate communication is therefore extremely important. Being told that the bank had cancelled an appraisal when my broker confirmed that it had not created unnecessary confusion, stress, and potential delay in an important financial transaction.

I also felt very uncomfortable with the way the situation was handled after I called the inspector back and told him that my mortgage broker had confirmed nobody had cancelled the appraisal. Given the authority and influence an appraiser has in a mortgage transaction, the interaction left me concerned about whether I would continue to be treated fairly and objectively.

I believe Solidifi should investigate how this assignment was handled, including why I was told that the bank had cancelled the appraisal, the circumstances surrounding the additional fee added to the original request, the inspector’s communication and professionalism, and whether the appraisal process remained fair and objective after our disagreement.

While the appraised value is not the main reason for my complaint, I believe the difference is significant enough to mention. This appraiser valued the property at $660,000, while an independent appraisal completed approximately 30 days earlier valued the same property at $750,000 — a difference of $90,000 in roughly one month.

I understand that two professional appraisers can reach different opinions of value. However, considering the substantial difference together with everything that occurred before and during this assignment, I believe the circumstances deserve a proper review.

Customers dealing with a home appraisal and mortgage transaction deserve clear, accurate, respectful, and professional communication, especially when time is critical. Based on my experience, that is not what I received.

Company sent payment collection which I paid. Then they told the broker they wanted to raise the price. Disgusting !!!

Solidify took extra payments from my account and denied it happened sent banking information and still no response

Cold call text spammers with no ID or opt out links. They just text you a bunch of business loan garbage, never identify themselves in the text and don't have opt outs. Multiple parts of this are actually against the law, but they don't seem to care.

Don't do business with cold call spammers. They're almost always scammers.

I would run far away from this company. They have direct contacts to certain lenders so they receive automatic business and automatic payments but they DO NOT do proper appraisals. If it wasn’t already SKETCHY they do not disclose the costs. What they fail to understand is that their callous approach to appraising homes affects people’s lives who are in need during these difficult times.

The appraiser they sent was half hour late and spent literally 5min at our home. Did not inspect anything, walked quickly through our home and left. We presented a stack of documentation, renovations, upgrades, rebates we had received, contractors invoices, etc. He did not look at any of it nor seemed even slightly interested.

The joke is we had our home appraised exactly one month prior and it was significantly higher from HVI, the initial appraisal company we used. This is a makeshift appraisal company just collecting business from lenders without doing the actual work. Monitor your credit card for erroneous charges after the fact as well. Crooks!!!

I wish there was a category for less than zero stars. This is a scam of an organization posing as a legitimate appraiser. If you come across Solidifi, run, and if a lender uses them for your appraisal, find another lender.

Literally disgusted by this company and it’s tremendously unfair to be forced by a lender to use this unscrupulous organization.

The appraiser from this company was not contacted by the Mortgage Company to stop the process per my request 4 days prior to showing up to my house.
This person was so rude, immature and unprofessional, he called me at work and hung up on me during a meeting when colleagues were aware, when he realized he was there for no reason.
I honestly feel as though I dodged a bullet by not having this clown all over my property. Report was filed with Rocket Mortgage and the RM consultant with whom I was working. This was a horrible experience. NEVER AGAIN and STAY AWAY from an appraisal company that hires Bozos when you need a consummate professional.

Gavino E Marquez was the appraisal guy, he came late, personal hygiene issues and overall appraised the house in 10 min and decreased about 40k from the value. Another appraisal was done a month ago, the house was 42k higher. Crazy!!!

They subcontracted NLD appraisals in Victoria and they were extremely slow in responding. There is a need of a good and agile appraisal company.

Worst company to deal with also they charged us more than what we were told wish I could give negative stars

Was sent a payment link for $355 which I approved but then they charged me $465 without my approval. Didn't even go to the property they appraisal services are a complete scam.

Solidifi expects me to act as a mailing agent for disbursement. Instead of mailing a check to the bank to payoff a loan as part of a closing Solidifi sent me a check, made out to the bank, and said I was to mail the check to the bank. What is wrong with Solidifi sending the check to the bank directly? Now I have to take the time to pay postage and tracking on mailing the check to the bank. I think I'll bill Solidifi for acting as their mailing agent...

They charged me thrice on my credit card
WORST EXPERIENCE THEY DONT KNOW WHAT TO CHARGE INTIALLY CHARGED 288 and then suddenly changed to 378 without my approval

I was quoted a cost of about $400.00, my final payment that I consider they stole from my credit card was over $850.00.
The appraiser was rude and uncaring and appraised my home for $50,000.00 less than the last appraisal I got a couple of years ago… after a new metal roof and new windows!!
He obviously doesn’t know what he is doing.
DON’T DEAL WITH THIS COMPANY AND READ ALL THE REVIEWS!!

I would give them zero stars if they allowed me to. I also blame rocket mortgage for continuing to use a company like them to do their appraisal. Charged over $600 for a half a$$ job which didn’t even come close to what the house was worth, so had to go with another lender which lead to another appraisal company which was better and actually knew how to do their job.

These guys are Terrible at what they do. They don’t know how to appraise homes and they charged me more than what the cost of appraisal they quoted. I will have to dispute the charge because that is criminal and deceptive. Stay away from them

If I could give this company 0 stars I would, they severely underappraised our home and completely forgot to include a bathroom, a similar home in the area just sold for about what our house was zillow estimated at, terrible company would never recommend. I'm going to be livid if we have to pay for another separate appraisal because our bank uses them...

They under valued my home and also charged me twice in my credit card.
My home value was higher last year and no renovations were done in my basement. This year full renovation and my home is 50k lower. These people are useless.
