Do not use this company

Do not use this company.
Starts with very good communication and sounds professional. Very pushy to get your money. Once he has your money communication stops. I only received one phone call about the survey and a few photos, which I could have taken myself. Never received my report despite asking several times. Paid for an extra re build valuation report and again didn’t receive anything.

Stay way from this man’s company Tothil residential surveying NOW Trading under James Tothil residential survey
All good when we spoke to him, to survey & do a snagging list, we paid the money he was being a bit pushy, thrm radio silence!
Then we heard nothing until the day when we repeated contacted him, I believe he only turned up to the house because we were there, arrived late very very unprofessional with of course a lot of excuses. Insisting on being alone when he surveyed the house (Really actually doing nothing)
We left it a couple weeks, and when i tried to contact him we got nothing, I messaged and all we got were excuses after alot of phoning and messaging we finally got some of our money back for the snag but NOT for the report!
Again excuse after excuse and still no report.
After alot digging we found out him and his company are a bunch of scammers!!!!!!
STAY AWAY!
He has been reported to RICS & FRAUD TEAM, TRADING STANDARDS & POLICE!
Why should he be able to get away with this.

LOST OUR MONEY!

Terrible. Do not use. £425.00 taken from us in October 2025. All good before we instructed the survey and paid our money. Telling us what he would do. Calling but not being pushy. He failed to attend the first appointment then failed to provide the report after the second appointment despite saying he had been to the property. We got the odd call call from him saying he had personal problems and was having a tough time. Complete unprofessional. Refund requested several times. In the end all calls, emails and messages we sent him he ignored . RICS investigating. Court action starting. We couldn’t believe that someone would behave this way!

This person is a fraudster.
Absolutely no business can be done, he gives you reliability, takes your money, then says this is not my field of business, says he will send your money back and defrauds you.

Con man

As other reviews have stated, initial communication was actually ok. We emailed, he called straight back, the ball was set in motion and then he literally just disappeared. When he did get back in touch, his communication seemed a little pushier, which in hindsight should have been a red flag but our situation is a bit of a unique one and ultimately it was not our choice to continue to use his services (we’re tenants, not owners).

As soon as he was paid by our landlord communication pretty much dried up. A date was eventually set for him to come to the property and 20 minutes before he was due to arrive, we received a text that there had been an emergency with an family member and he could no longer attended. Again he went radio silent and so our landlord then took over in trying to get hold of him and a new date was eventually was set up.

He text again on the day to say he’d be a little later and turned up over 2 hours later than scheduled. He arrived dressed like he was on his way out for a night out smug look all over his face. All the talk of the what the survey would include was exactly that, just talk. He was here for less than 10 minutes and that’s being generous. He never wrote a thing down. Never physically looked anywhere that was said he would (around the roof etc). Pointed at a few things with vague mutterings of “oh it might be that but actually probably not”. Wafted his mobile about and then left.

No report has ever been sent to our landlord or us, even though they have chased to get it. Our landlord called us to update us on the situation and we were told that they had finally spoken to him via phone (still no report) and that all he would give them was a brief summary of what he saw - which again, was nothing other than useless rubbish. Our landlord actually apologised for the way in which he had falsely spoken about our home (bear in mind we’d had no idea about this until our landlord mentioned it) and actually said themselves that he was incredibly rude and extremely unprofessional.

Again, our situation is unique in the fact that we are tenants who had permission from our landlord to seek a surveyor who could help figure out the cause of significant black mold that keeps coming back despite numerous attempts to stop it (from our landlord and us). But we still wanted to leave a review to stop people believing this guy and falling for his prices (they really are too good to be true) and his initial charm.

We actually started to look up reviews when he went silent and the more we looked, the worse it got. Multiple names changes, not turning up at all and people never getting their money back, working under names that are similar to other businesses so they get negative reviews and not him. Our landlord was made aware of this but money had already exchanged hands.

Do not fall for his initial charm and “I’m one of the good guys” spiel. And under no circumstances should you give this guy your money.

Thief and a liar who is now trying to hide under a new company name and logo.

Thomas James Residential

Which is the same as tothill Surveying.

Avoid at all cost.

Have waiting over 3.5 months for a refund. In that time he has revoked his Property ombudsman membership.

Current ongoing complaints with bank, CEDR and police.

Initial communication and service was…

Initial communication and service was great, that was until we paid the money for our survey. We specifically asked for drone footage of our roof as it has recently has work completed, this was not received. We still had outstanding questions and these have been completely ignored. This was after the stress of chasing the survey in the first place as he never showed on the first 2 dates!

Extremely Disappointing Experience

I paid in advance for a Level 3 survey, as required under the business terms. The appointment was scheduled for October, but it was repeatedly postponed, cancelled, or not attended. Communication became increasingly unreliable, and despite several assurances, I never received a survey report.

I was informed that the property had been visited once but required a return visit to access the loft. This never took place, and afterwards both the Estate Agent and I were unable to make contact. I requested a full refund, but this has not been acknowledged.

The surveyor did offer personal explanations for some of the delays, but the overall impact on my service remained unresolved.

I would encourage anyone considering using this company to read a broad range of recent reviews to get a balanced picture and, if unsure, speak with the Estate Agent before proceeding.

Based on my personal experience, I cannot recommend this service.

Tom has been absolutely fantastic, can't fault him.

Tom has been absolutely fantastic, I cannot fault his service which he offered at a very competitive price.

We contacted him at short notice for a level 3 survey which he completed the next working day - he was happy for me to meet him there to discuss findings in person as it was urgent.

He arrived on time and carried out a thorough inspection, didn't seem rushed at all and spoke me through the entire process. He has been contactable at all hours, responding to my late evening calls/texts and provided a full thorough report very quickly after.

He's kept me updated with any issues, and his follow-up advice has been invaluable. He was happy to arrange a further Zoom/phone meeting to discuss in more depth after issuing the report, free of charge which I've not seen by other providers.

Whilst I can't comment on previous negative reviews validity, my experience has been so far from others and I wouldn't hesitate for a second to use Tom again.

If you're looking for a surveyor but have concerns about the reviews, my only advice would be to discuss the possibility of a deposit rather than full payment to protect yourself, but for me this really wasn't necessary.

Taken our money too

Taken our money too. promised refund, still waiting, court action started,cannot be contacted
Causes lots of unnecessary grief in other people's lives as he uses their hard earned money to fund his lifestyle
Now set up in another name to take their money without providing the service they paid for and not refunding them.
avoid Thomas James Tothill, its very sad he is so dishonest.

Avoid at all costs

Avoid at all costs - you will lose your money.
No service received.
Promised refund but not forthcoming . Does not respond to any communication. Basically a scam operation.
We are applying to court as our only option to get our money back.
THE RICS needs to remove his membership to safeguard other customers and their reputation.

We paid to have a survey done, plenty of contact from Tom before we paid, but soon as we paid, heard nothing, he told us the survey was booked in but wasn't, told us he had done the survey but hadn't!
It was only when my partner sent him a message pretending to be another new client that he responded.
Obviously telling untruths, just wants your money!
We managed to get our money back after threatening to report him to the police and fraud team. Certainly don't want others to go through this, so felt the need to leave this review.

I had a very disappointing experience…

I had a very disappointing experience with Tothill Residential Surveying. In my opinion, they were unprofessional and did not deliver the service I expected after payment. Communication was poor, and I felt completely let down throughout the process. Based on my experience, I would not recommend them to others.

Avoid at all costs

As an estate agent I’ve known Tom for years and have been recommending him. For years he did a great job. But in the last 4 months he’s caused issues with 6 clients that I know of. One he took payment but didn’t survey the property then failed to refund. One never got the survey he did. Four took over a month to get their report. He now doesn’t answer calls or messages and appears to be hiding from clients as soon as he has their money

Avoid at all costs.

He actually attended the property to complete the survey HOWEVER I had to chase multiple times to get the report which was late. The report is full of contradictions and inaccuracies (basically worthless) - for example it says it doesn't have smoke detectors, then it says it does and then it says it doesn't in the same section!

When I asked for a refund, Tom said he would review the survey, but since then he has ignored me and unfortunately I am having to pursue him via the courts for my money back.

Refund issued. Do not trust this company!

UPDATE - Tom has refunded my money. Would still not recommend after the experience ive had. Do not trust this company. consistently let me down. Lied about booking in a home survey multiple times. This has been on going for over a month with my completion date close. I have asked for a refund which he has agreed to but on two separate occasions he has let me down and not refunded me. He then does not answer the phone and ignore all messages. This will be taken further with the comparison site and RICS. I have been patient but this has now run out as I need to get a survey but he is withholding my money.
