Kelly Silva Escrow Officer

Our experience with WFG Title during the transaction in Chandler was extremely frustrating due to a lack of communication and delayed responses during critical points of the closing process.
I want to be clear that I have worked with WFG Title in the past and those experiences were great, so this review is specific to this particular transaction and branch.
The escrow officer assigned to the file, Kelly Silva, was very difficult to reach. I made multiple attempts to contact the office regarding a time-sensitive question about whether the buyer had signed required documents. When I called the office, the front desk was unable to provide the information and advised that the escrow officer would need to return the call. Unfortunately, that return call never came.
Communication did not occur until after we sent the post-possession agreement received from the buyer and had our sellers execute it as well.
For context on the timeline:
• 8:56 AM – Executed post-possession agreement sent to escrow
• 10:38 AM – Escrow responded stating that an escrow holdback agreement was required and needed signatures from all parties
• Because this requirement was not communicated earlier, recording was delayed and the transaction was not able to record until 12:30 PM
• According to Beth Huggett at WFG Title, the funds were not released until 1:36 PM
Our client was waiting for her funds to be disbursed to the other title company at Old Republic Title, as the seller was purchasing a new build and needed the proceeds for that transaction. WFG Title was aware that the disbursement was time-sensitive, yet there was no acknowledgment of the delay or its impact on the client.
Additionally, it took 48 hours for the sellers to receive their funds back from the post-possession agreement. Unfortunately, we had to escalate the matter and contact a Vice President at WFG Title before the funds were finally refunded. This level of escalation should not have been necessary.
In real estate transactions, timing and communication from escrow are critical. When responses are delayed and additional documentation requirements are communicated late in the process, it creates unnecessary stress and delays for everyone involved.
Escrow is expected to act as a neutral third party and maintain clear, timely communication with all parties. Unfortunately, that was not our experience on this transaction. It’s such a shame because I have had great experiences with WFG Title in the past.
Based on this experience, I would not recommend working with this escrow officer.

High-Tech, Well-Run, and Truly Client-Focused

I honestly can’t believe this company has such a low rating. My assumption is that people are far more likely to leave reviews when they have a negative experience, which can really skew perception.

I’ve worked at WFG for almost six years and genuinely love it. From management to the title units and escrow officers, the people are professional, knowledgeable, and great to work with. The company is also very high-tech and offers a lot of valuable tools that make transactions more efficient and transparent.

I’ve also been on the other side of transactions as a buyer and seller, and the experience has always been smooth, communicative, and clear from start to finish. In my experience, WFG consistently delivers a high level of service and professionalism. I would argue to say the highest in the industry.

Do not do Business with this company or any Realtor who uses them.…

WFG does not communicate well and one person in the office doesn't know what the other is doing. They tell me to pick up a check from a WFG office and when I get there they do not know where the check is located. finally they tell me it was mistakenly mailed then they have to cancel the check because they don't know where it was mailed to then they say it will take at least 24 hours to issue a new one. Realtors who do business with this company should be avoided also.

WFG National Title recorded a deed of…

WFG National Title recorded a deed of trust against my property for a refinance that was never funded. They admitted this was an error in 2021 via an affidavit—yet never recorded a reconveyance to remove the lien. That fraudulent lien has sat on my title for over three years, blocking refinancing, HELOC access, and home sale options.

Their response? A suggestion to “insure over the title defect.” Yes, really. Their plan was to gloss over their mistake and leave the problem for someone else to deal with—leaving me in financial limbo.

I’ve been forced to take on high-interest debt, watched equity remain frozen, and wasted months chasing people who admit fault but refuse to fix it.

I’ve now:
• Filed complaints with HUD OIG, CFPB, Colorado AG, and NMLS
• Begun legal action for quiet title and damages
• Compiled written admissions of fault from WFG staff

This isn’t a one-off mistake. It’s a systemic failure in ethics, accountability, and professional responsibility.

Avoid WFG like the plague—because the title you save might be your own.

Jan 2023 purchase a house cash

Jan 2023 purchase a house cash; title ended up making an error and not clearing title properly. I had a cash buyer bust out cause I wasn't able to provide clear title. It is now end of Aug 2023 and I'm getting the run around with their title insurance company to payout my refund from original purchase by asking me to provide documentation of what the title company provided, and the claims officer bill doesn't respond in a timely fashion nor never answers his phone. Be careful working with this title company.

Error on property title, no resolution

We purchased a home 11 months ago and WFG handled the property title. They failed to notice the previous owner’s name (2 owners before us) was still on the title. So, now a stranger is on our property title as co-owner of our home.

You would think that once discovering, and even admitting to such a mistake, things would be fixed immediately. Not the case. Months later, just assigned to our 4th agent, and now being told we have to “inform them” if we want to make any transactions with the house. Because on the paper THEY wrote, our house is 50% owned by someone we’ve never heard of.
