Highly recommend Abbey new homes, moved in Feb 2025. Site manager Connor was very helpful, informative and professional on every meeting. He ensured our snagging list was completed to satisfaction before handing over to the customer care team. The house is beautiful and everything we wanted.

Brilliant experience purchasing a property at 'Royal Gardens' development in Wixams.
The customer service from Teresa, Karen and Lauren has been absolutely amazing throughout with progression updates.
Site Managers Dean and Mick have been incredible, going above and beyond to help with everything, rectifying any minor issues ASAP and to a very high standard. Dean even kindly helped secure a bathroom wall cabinet I was having issues with. I’m very thankful!
Overall a very positive experience with great customer service from a friendly and professional team, and of course beautiful homes. Thank you so much to all the team at Royal Gardens.

We were first-time buyers and our experience with Abbey New Homes was an absolute nightmare from start to finish. It was stressful, dishonest, and outright unethical.
From day one, we were constantly pressured and threatened to exchange contracts, even though Abbey New failed to provide the legal documents they were required to. These are basic legal responsibilities that should have been sorted before anyone was allowed to move in, yet somehow they managed to dodge accountability. We later found out that most other buyers on the site had used the developer’s own solicitor, which may explain how they pushed things through — we thankfully didn’t, and now we can see that may have saved us from signing something under questionable circumstances.
The home demonstration was shocking — the property was still dirty, the garden was in a terrible state, with uneven, muddy ground covered in what looked like the cheapest turf they could find. It had been rushed through to meet their financial year-end deadline, not to meet any reasonable quality standard. The garden was supposed to have a slight, barely noticeable slant, but it was so uneven and poorly laid it was hard to believe this was a finished product. The fencing had visible gaps, and when we raised it, the site manager shrugged and said, “It’s just one fence on top of another.” No accountability, no offer to fix it.
The quality of the house overall was incredibly poor, with cheap finishes and sloppy workmanship. We were misled into thinking the property had become affordable when they dropped the price online, so we made an offer which they accepted. Then the pressure started. They kept pushing for a quick exchange despite their failure to provide the required documents. Eventually, they pulled out of the sale, claiming we hadn’t met their financial deadline — but that deadline had only been missed because they didn’t have their legal side in order!
What made things worse — and even more underhanded — was that our reservation hadn’t expired when they pulled out. They actually put the house back on the market without even informing us, all while we were still trying to decide if we could possibly stretch to the 5k extra they suddenly demanded. We only found out the house was back on the market because we saw it listed again online. They didn’t even bother returning our reservation money until three weeks later — and only after constant chasing.
In short: they strung us along, pressured us, misled us, and then tried to squeeze us for more money — all while holding onto our cash and advertising the home to someone else. It’s outrageous behaviour, especially toward first-time buyers who are already overwhelmed by the process.
If you're thinking of buying with Abbey New Homes: DON’T. They do not act in good faith, they cut corners everywhere, and they clearly have no respect for buyers. This was one of the most disheartening and unprofessional experiences we’ve ever had.

Recently moved into a new build home in wixams, royal gardens. Teresa and Karen were both fantastic throughout the process and I couldnt speak highly enough of them :)

Only been in my place in Royal Gardens around 6 weeks and I can’t say everything is perfect as that’s a virtual impossibility. At the same time I feel 4 stars would be harsh.
Build quality is good, any snag I had was addressed by Curtis and Mick within a week or two. All the tradies seem friendly and helpful.
Teresa and Karen in the sales office were brilliant and still even hand deliver parcels that are left with them for us when a courier can’t find the house!
I wouldn’t recommend the solicitors that Abbey recommended to us to be honest (Talbots)

First time purchase with Abbey, the team on site, are very hands on and busy to finish the other buildings around. We’ve purchased in Arcadia Park, can’t fault anything major, we had an issue with the balcony which was fixed and no more water is dripping. Can’t fault anything with the site managers both Ian & Neev are doing a great job, even more that’s required!

I have recently moved into a new 2 bed flat in Royal Gardens and have been assisted in that process by Teresa in the office, who has been a star throughout the whole process, she has always been at the other end of the phone and always has the answers you were looking for, she made the move very simple and enjoyable.
Since moving into the property, I have been dealing with Dean, regarding snagging and any other issues. He has been incredible. Only a call away and he has the problems sorted straight away. He fixed all snags to a brilliant standard and has been very helpful since moving into the flat.

Ever since iv had an abbey home the drain blocks and I'm not the only one customer care don't care they don't phone you back left with sewage smells outside.I would not recommend you buy Abbey.

As a first time home owner I purchased my property in September 2024, and recently completed in April 2025. Throughout this whole experience I was support by Abbey Homes, in particular Teresa and Karen in the Sales Office. They both were extremely kind and professional, nothing was too much to ask for. Any questions and queries were responded to immediately, and I felt thoroughly supported throughout this experience. Abbey Homes also created a 'Meet Your Neighbours' event, which Teresa hosted, everyone felt welcome and had an enjoyable evening, meeting our new neighbours. Since moving, Teresa and Karen have continued to be exceptional, all of my queries have been answered or solved. Additionally, the Building Site Team have been wonderful within ensuring everything within my new home is perfect. Dean has especially been great. Everyone at Abbey Homes has been extremely helpful over the last 8 months. A huge thank you!

I moved in just over a month ago to Chestnut Grove and it’s all gone smoothly thanks to Marina, Amy and Nick.

The snagging process was quickly solved and what was to be snagged was very minor (licks of paint here and there).

Any issues I had, Marina/Amy/Nick were happy to help and sorted most of the issues within the hour as well as answering any queries I had very promptly. Very impressed with the level of customer care.

We’ve recently moved into our new abbey home in Lenham Kent on the liberty view development. The house is amazing and we’re over the moon. Helen the sales lady was great, cliff the deputy site manager has been beyond helpful. Every staff member has been friendly and easy to deal with . Overall I would highly recommend abbey homes.

Moved into our flat in Wixams Bedfordshire a few weeks ago.

The whole process was nice and smooth, Teresa and Laura were always helpful with any questions and progressing the sale.

Curtis was especially prompt and effective in sorting any minor snags with the property once we had moved in.

I bought an apartment in Royal Gardens, Wixams, Bedfordshire and have been in my home 6 months. The people I have met from Abbey New Homes, have all been wonderful.
All have been friendly, very helpful and professional along my journey. From the sales staff to the trades, everyone has been there to help. Before moving in and after, everything has been perfect. My home is a big purchase for me on my own and I might have been a bit "afraid' of making mistakes! I found all the staff,
trades included, to be considerate and understanding and they have made the whole process so much easier. My home is perfect and I thankyou all for your guidance to get me here. 10 out of 10.

The hand over and initial snagging were very efficiently carried out by Ben, the Site Manager. Ben has been a great help and the assistance he has provided in making sure any issues that I had with my property, were remedied promptly. All the snags raised were completed to a great standard by the assistant site manager Nick, who is always happy to help with anything needed.

Marina and Amy @ Abbey homes have been absolutely amazing helped in every situation with regards to purchasing went above and beyond. The site managers are brilliant they attend to every need, along with the tradesman.

We moved into our home at Royal Gardens Wixams and couldn’t be happier with our choice.
From Jacob at the sales office who we met on the very first day and who almost single handedly convinced us to buy the Pembroke with a long email, to Karen who was on top of things and gave us updates.

Most especially very big thanks to Teresa from the Compass elevation team, estate agent for Abbey, who became like a mother to us through the whole process literally holding our hands from reservation with her in November 2024, to completion day and getting our keys from her on the 28th of March 2025… she would always welcome us with a smile each time we visited the site, give us updates, help us chase pending issues, she would allow us wander round the showroom almost weekly so we could visualize our future home, and she encouraged us when a few delays arose and we thought we wouldn’t beat the stamp duty deadline.

Thanks to Lauren and Bruno who helped with progressing the sale and ironing out the issues we had with our carport and liaising with solicitors on both sides.
The entire team worked very hard to ensure they got us in before the stamp duty deadline as they promised… and for that we are very grateful
So far since Moving in, it’s been lovely living in the house.
Mick from site was great with home demo. He is very knowledgeable about his work, and has given us lots of useful home-care advice as FIrst time buyers, and he has also been very quick in getting our few snags sorted.

The house feels very well built to excellent standards and we have had no major issues so far.

Overall our process to becoming home owners was a bit anxiety-ridden but we are grateful for both the Abbey homes and Compass Elevation teams that worked with us and eventually got us there.
We love our Pembroke and new Royal Gardens Wixams community!
