Extremely disappointing, arrogant and unprofessional experience with ABITOCase.
We were serious potential buyers interested in two properties and arranged a viewing for September 22nd. We were prepared to drive approximately four hours each way from Tuscany specifically to view these properties.
After extensive communication, ABITOCase suddenly cancelled both viewings, claiming that we had tried to bypass the agency by contacting an owner directly. This accusation was simply not justified.
What followed was even more revealing. Instead of resolving the matter professionally, we were accused of lacking “fairness and transparency”.
One statement particularly stood out to us: that, because of the nature of their work, unexpected circumstances can arise, and that they are dealing with these situations every day.
That may be true.
But being in the real estate business every day does not automatically make your way of dealing with clients professional or correct.
Have you ever considered that if you keep doing the same thing every day, you might simply be doing it wrong every day?
then they wrote:
“We are also free to choose which clients we wish to work with.”
And later:
“We believe we are entitled to make our own choice as well.”
Absolutely. You are entitled to make your choice.
So are we.
We are equally entitled to decide which agencies we deal with, which professionals we trust, and to share our experience with other potential buyers and sellers. We are also perfectly entitled to seek information from public sources, professional advisers and the appropriate authorities if we have questions concerning an agency or a property transaction.
Freedom of choice works both ways.
The attitude shown towards us was essentially that it did not matter whether we came to view the properties or not. That is an extraordinary attitude towards serious potential buyers who were prepared to travel eight hours in total to view properties they were genuinely interested in.
We have extensive experience buying, renovating and selling property in Italy. We understand the importance of proper documentation, transparency and professional conduct. We do not expect special treatment. We expect basic professionalism.
What is particularly concerning is that we have also become aware of similar experiences involving other international potential buyers, including buyers from Los Angeles. If this is a recurring pattern, it raises serious questions about how ABITOCase treats prospective clients.
And there is one question I would ask the property owners represented by this agency:
Do you actually know how potential buyers are being treated in your name?
If I were selling a property, I would certainly want to know if a serious buyer, prepared to travel four hours each way to view my property, was treated in this manner.
Our confidence in ABITOCase is now completely gone.
We will not do business with this agency and cannot recommend ABITOCase to either buyers or sellers.
Their own words say it best: they are entitled to make their own choice.
So are we.
One final point: never attack my wife again.
You are entitled to choose which clients you wish to work with.
We are equally entitled to choose which agencies we trust and to share our experience publicly.
Professional disagreement is one thing. Personal attacks and insinuations directed at my wife are something entirely different.
She communicated with you professionally, clearly and respectfully throughout this process. She did not deserve to be personally attacked or accused because you disagreed with how we approached our property search.
So let me be absolutely clear:
You can disagree with us. You can refuse to work with us. You can make your own choices. But you do not attack my wife.
I'll only say this once!

That line should never have been crossed.
