After the lies being told that my maturing 5 year property investment plan would be paid back late, i was offered a payment plan due to Acorn not having the funds to pay me out the £25k investment. I accepted this after conversations with personel on the understanding that my rights are not effected should Acorn default again.
Well my second payment due today has not arrived, and no call or email replys to any of my contacts i made this afternoon. This company znd its staff just cannot be trusted and it looks like the writing is on the wall. Watch this space for an update on monday
Refusing to insulate the Soil stack from flats above that runs horizontally through my bedroom ceiling void
I've bought a 1-bed ground floor flat in Exeter, with just 2 flats above me. I was not to know that the soil waste pipe for the flats above travels into and along the ceiling void of my bedroom, then down to the drains actually within my bedroom.
What a design disaster. What architect would do this? No-one would obviously. Designed by someone cheap no doubt.
After 6 months of bitter complaining at the terrible noise in my bedroom, they agreed to check the boxing of the visible bit from ceiling to floor, and discovered it was under Buildings Regs spec so added a layer of plasterboard. They also looked into the ceiling void which is when we discovered the pipe actually runs horizonally through the void, right over my bed. So obviously the main noise is from the water hitting the 90degree bends as it plummets down, exacerbated by toilet "solids" no doubt. So sticking extra plasterboard round the final descent down the corner of my bedroom made little difference. BUT whatever they did in the void - made the problem worse! Now the reverberations happen throughout the flat!
I demanded they return to remove whatever they put in there. But they sent a different person who didn't want to be involved - he only looked into one of the two holes that had been cut and removed some timber that had been put in to re-fix the cut-out boarding - but from one hole only. Refused to re-open the other hole that had been opened by previous guy.
Still no improvement. I hear flushes and showers and dishwashers everywhere in the flat. Disaster.
The pipe in the void is not insulated at all, which I believe NHBC demands.
The ceiling where the soil pipe runs horizontally is not boarded with acoustic plasterboard, which I believe NHBC demands.
Yet they now refuse to do anything more.
The Customer Service is a joke. This huge development has one CS staff person dealing with ALL the issues, and ONE technican actually doing all the works. Not surprisingly there are endless delays.
Acorn is not registered with the New Homes Property Ombudsman. I have only the ICW insurers to complain to, and they of course have only one aim which is to avoid admitting any errors.
Do not buy an Acorn new home. In Exeter at least.
As someone who moved onto the Bucklands…
As someone who moved onto the Bucklands site into a LiveWest rental property rather than a privately purchased property I thought I would share my experience. Since my first visit I found Jessie, Carlos and all of the staff incredibly welcoming, helpful and supportive, from the smallest of things like takings parcels to locking myself out one day, they have always be more than willing to help. They are always approachable, even though I haven’t technically bought a property from them, I’m not treated any differently than if I had.

Ten Weeks In Our New Home
We've been in our new Acorn home in a lovely village, situated in an area we love, for about 10 weeks now. Overall, we are very pleased with the design, build quality and finish of the property. We also like the thought given to wildlife via the provision of a wildlife corridor, bat boxes and other wildlife-friendly features.
As we get older, we appreciate the lower running costs of the house resulting from ASHP heating, good insulation, triple glazing and solar panels. The functionality and low maintenance requirements of the house are very welcome.
Before we completed our purchase, we had issues with the sale of our previous home and lost our first buyer, but Acorn were as helpful as they could be to keep our reservation until we got a new buyer. Completion then got delayed because of some checks on the new house needed to comply with buildings regs but Acorn responded promptly to address these items.
Inevitably with a new-build, there have been snagging issues but the after-sales team have responded well to work through those items and it is a relatively small price to pay for having a new, fresh home with good-quality, all-new appliances, fixtures and fittings.
We are delighted with our new home and the ongoing support from Acorn.

Sink blocked by what looks very much like builders material.
Our bathroom sink kept blocking from new. the first time I found it to be blocked by a black substance resembling plumbers putty. The second time I could not clear it simply by plunging it so I took the waste pipe apart and found what looked very much like a pipe full of sand. I could not re-assemble the pipes without them leaking so called a plumber. After an hour he told me that the outlet pipe was not long enough and that the waste pipe had not been fitted correctly. I asked Acorn for help as we have not lived here two years yet. They said they would send someone at 2pm. He turned up at 9:15am because it was more convenient for him. He told me that Acorn would do nothing as I had engaged a plumber. The "Home Owners Guide" left by Acorn sates "If necessary, call a plumber for further advice". Acorn just shut my query down.
After writing my initial Trustpilot review my enquiry was re-opened by Acorn and I was sent copies of documents that suggest the waste pipe in question was fitted correctly and checked. I am somewhat curious that during the checking nobody noticed the fact that the down pipe was filled with what looked to me to be plumbers’ putty and the outlet pipe filled with a sand-like substance.
I would stress that I did not have the substances professionally analysed so I have no concrete evidence that it was builders’ material. I do strongly contest that we were responsible for the substances; a possibility suggested by Acorn “At this stage in your warranty journey, we are unable to conclude that the blockage was caused by builders’ debris”. I have never owned any Plumbers putty, nor do we wash in sand.
I have now been asked to update my review so here is a summary of the final situation.
The waste pipe in our main bathroom kept blocking from day one. Eventually a plunger was insufficient to clear the blockages so I had to dismantle the u-bend to get to the outlet pipe. The down pipe was full of a black putty-like substance, and the outlet pipe was full of a sand like material.
Unfortunately, not being a plumber by trade I could not refit the waste without it leaking so, in accordance with the Homeowners Guide we were left by Acorn, I called for professional help. The guide says the following under the section “Maintenance” – “Waste Plumbing”: -
“In the event of a localised blockage, try the following measures:
Use a flexible rod or suction cup to remove the blockage.
Wearing gloves, carefully unscrew the plastic trap underneath the sink or basin and remove any obstructing material and screw the trap firmly back in place, being careful not to cross thread it
If necessary, call a plumber for further advice”
After 90 minutes the plumber told me that he could not stop the leak entirely because the waste pipe was too short and was angled so that water would run back toward the sink rather than away from it. The visit cost us over £100.
The leak the plumber left was very minor and stopped by itself so I sought confirmation from Acorn that the sink would continue to be covered under the warranty. Given my experience with Acorn their response did not surprise me.
“the pipework was dismantled and work was carried out by yourself before our approved contractor had the opportunity to attend and assess the issue. Unfortunately, this action invalidated the warranty relating to the pipework, meaning that neither we nor our plumbing contractor are able to provide warranty cover for any future issues connected to this particular pipe.” I simply followed the guidance given in the Handbook.
“I would also like to clarify that the guidance within the Acorn Handbook regarding contacting a plumber applies only in emergency situations” Nowhere in the handbook does it say this.
If you are considering an Acorn House I hope my experience assists you.

Vince is a credit to Acorn. He arrives on time, assesses the problem quickly, explains how he’s going fix it, does a great job & clears up any mess.
The quality of his work is outstanding & his communication skills are excellent.
Great service
From the start of discussion to purchase our new property in Fairford the experience has been excellent. In particular we have had outstanding service from Debbie Holt from the site sales office in Fairford.

Beware of promises!
Beware! I live on a prestigious Acorn development in Bath completed in 2021. The freehold of the common areas which include parkland and a tennis court for the enjoyment of residents should have been transferred to a residents management company on completion of the development. However Acorn appear to have continuously delayed the transfer of the freehold for no apparent reason. No explanation has ever been given to my knowledge why Acorn won’t transfer. This constant prevarication is not only in blatant breach of the S106 and planning permission, but the individual sales contracts for each property sold where purchasers were ‘promised’ a stake in the common facilities. Furthermore it is commonly accepted the estate is now slowly deteriorating under Acorn’s stewardship as we approach 6 years post completion. So beware if you have been promised a stake in ‘marvellous’ common facilities for your enjoyment on your Acorn development - it looks good in the sales brochure but you may be bitterly disappointed!

6 months later, happy house, happy family
As we approach 6 months since our move-in date it feels like a fair time to review Acorn following our purchase in Nailsea.
We never pictured ourselves moving into a new build, however, our chain fell through and with school starting for our eldest we had to find a house.
From the first visit Acorn were great. Jessie took over our account and made everything super smooth with great communications in the lead up to purchase, especially at pushing our solicitors!
Team on-site are attentive and have built a modern brick house with zero major issues; any and every snag has been logged and they are working through them.
Consider the new build, especially if it's from Acorn.

Vince and Joady did a great job
Vince and Joady had to replace all the planks on our deck because they were splitting because of being badly fitted. They got the job done brilliantly, suggested a better layout for the new planks which looks a lot better, and where decisions had to be made they involved us. Great job

Misrepresentation on website
On their website Acorn property Group state that in the Cubis Bruton Project ‘The architect and landowner will receive a profit share and both have retained a plot of land on which we will build their respective homes’ this is not true we the architects in the project have not been allocated a plot of land there will be no house built for us or any profit share. We have requested this is removed or corrected on several occasions over the last 2 1/2 years and nothing has been done. Do not trust this company we wish we hadn’t.

A satisfied customer
I have lived in my apartment for exactly two years and overall, my experience has been extremely good.
The main problem I experienced was that I had to wait three months for my flat to actually be released. It had been completed but for reasons I have never been able to discover, all of the apartments had not been passed for occupation.
Once I had gained entry I was very impressed by the quality of my apartment. There was absolutely nothing wrong with it and its continued in that way up to the present. The level of insulation is excellent and the triple glazed windows prevent all but the loudest nosies (emergency vehicle sirens) from being heard. So apart from the expensive delay at the outset I have been very happy with Acorn. The Sales staff have been able to answer any questions I had

Deeply Disappointed – Appalling Aftercare and Customer Service for Frome development
I would strongly caution anyone considering buying a property from Acorn Property Group.
My experience has been nothing short of infuriating. I discovered a scratched window pane shortly after moving into my house at The Old Paintworks in Frome. Unfortunately, due to the dark and rainy weather at the time (December), the scratch was not immediately visible and was missed both by Acorn and the snagging company during their inspection. Despite this very reasonable explanation, Acorn have flatly refused to accept responsibility because it wasn’t reported within their arbitrary time frame.
In what seemed like a half-hearted attempt to address the issue, as a gesture of good will, they sent over a plastic surgeon to "polish" out the scratch. This made things worse, not better. The polishing was so aggressive that it distorted the view through the glass, effectively ruining the window. Yet, Acorn has continued to deny responsibility and refuses to replace the damaged pane.
To make matters worse, their aftercare team has been shockingly rude and dismissive throughout this entire ordeal. They’ve all but implied that I caused the scratch myself (as they are denying it was them)—a truly insulting and baseless accusation. When challenged, they backtrack and obfuscate. There is no accountability, no empathy, and no willingness to do what’s right.
The customer service is abysmal, and their refusal to stand by the quality of their product is despicable. I am left with a flawed window through no fault of my own and zero support from a company that should be taking care of its customers.
I am now exploring all public avenues to raise awareness of this issue, including sharing my experience with local and national media. I would strongly advise potential buyers to think twice before trusting Acorn Property Group with one of the most important purchases of their life.

Every time Vince comes over to do works he’s so helpful and always goes above and beyond to make things look great or help solve a problem. He’s always really polite and friendly and clearly loves his job which also shows in the quality of his work.
Aftercare experience with Vince and Jaody
It's often said that an organisation is only as good as its people and this was the case for me. Whilst there have been 6 years of issues with a leaking garage roof, the final resolution to the problem which involved Vince and more recently Jaody, has been everything you would hope for. There has been a clear understanding, assessment, plan of works, repairs and checking that all is now well. Instrumental in this has been Vince. Vince has been clear with me as the customer and with the company about what was required; monitoring and assessing the work of specialist roofers and carrying out all of the work that was his responsibility. Vince paid great care in his work, as if it were his own property, ensuring it was done correctly, tidily and to an excellent standard.
