Avoid this place at all costs! They offered a role and then the director tried to cut the salary agreed by £10k. Also tried to make changes to the hours increasing them to 10 hour days and then had the cheek to try and pay £50 per day for a trial week for a 9-6 day.

Avoid this agent if your planning to let out your property. Once you hand over your keys and a tenant is found. No inspections take place as agreed prior to agreeing to letting the property out.

The contractors that they use scam landlords, carrying out dodgy electric and gas certificates and without fail, the contractor will fail the inspection to attempt to get more money from the landlord. I've sent contractors that I found online a few days later and they confirm my property is in good condition for gas and electric, surprise surprise... I get my certificates issued with no fuss.

The contract between agent and landlord.. complete scam yet again with a never ending contract which forces fees on the landlord which is completely unfair.. don't even think this is legal but will further investigate this matter.

Also to add, when we agreed a rental increase and instructed anisten homes to agree with the tenants. I was told it was accepted but later found out that the tenant agreed paying anisten homes more than agreed with anisten home not informing me of this... scammers again..

Can see that they are using many of their friends to leave positive reviews on Google but this will not fool everyone.

I strongly recommend to use another agent and avoid these scammers.

FOLLOW UP COMMENTS AFTER THEIR REPLY.

As a responsible landlord, I allow the agents to carry out the safety checks when needed without questioning the cost which are extremely high (contractors fee plus the agents finders fee) and they seem to find issues yearly without fail so after their so called checks, I get my own contractors out to complete the checks and confirm with the contractors that there is actually no faults and they confirm this so this is a clear way that the agent and their dodgy contractors attempt to rob more money for faults that don't exist.

Regarding paying the exit fee, I have already explained to the agents that it will be paid once they fully explain their handover procedure to me and complete their hand out to myself of my own property... still awaiting a clear reply to how we can make this happen... these agents are only interested in grabbing your money!

As an Essex-based Landlord my father Wilson Chowdhry won a £900 compensation award against Anisten Homes for several failings in their conduct during a Rent Guarantee Scheme on four residential properties.

Industry Ombudsman The Property Ombudsman (TPO) cited several failings including;

informing the landlord that a termination notice that was valid was invalid,
failure to promptly provide rent renewal figures
failure to promptly respond to emails
failure to give notice to occupiers of property
failure to pay rent promptly on time and missed monthly payments on may occasions.
Attempts to renege on an agreement
Seeking to unilaterally change a contract and failure to allow exit without penalty.
There were also several failings regarding building repairs.

Poonam and Fariha have always handled any issues regarding the property we are renting very quickly and have been very supportive and understanding. We have always felt comfortable approaching them. The whole team are very friendly and I would recommend Aniston homes. Definitely improved as a company in the last 8 years.

I've always had excellent service from Anisten Homes, particularly around property maintenance and repairs. The agent I dral with most of the time is Nus Wazir, and she a wonderful and professional lady over the years, very prompt and dedicated to providing good service.
