Speedy marketing, poor progression updates and chasing.

We instructed Cauldwell Property Services in Milton Keynes to sell our property.

The initial stages were handled well. Photos were arranged quickly, the listing went live promptly, and we received and accepted an offer within the first week. The valuation and early viewings were positive.

However, sales progression and communication were disappointing. We frequently had to chase for updates. We often received more updates about our buyer and the chain from the estate agent we were purchasing through.

We understand that chains can fall through and appreciate that this is not always within an agent’s control. However, a more proactive approach may have given us earlier visibility of concerns and more options, without having wasted time and money.

We decided to withdraw from selling our property, thinking either go with the other agency or manage it ourselves.

Overall, the marketing stage was efficient, but the lack of proactive communication and progression management made an already stressful process more difficult. I would recommend clarifying expectations around updates and chain management before instructing.

Avoid Caudwell Properties.

My experience with this company was stressful, unprofessional, and needlessly drawn out. They attempted to apply ridiculous charges to my deposit, which they later withdrew once challenged through the official DPS process. This shows their initial claims were excessive and unfair.

Communication was dismissive and at times patronising. Their handling of the situation showed no care for fairness, tenants’ wellbeing, or professional standards. They also clearly lack internal communication, repeatedly emailing and calling to arrange things even though I had left the property weeks earlier. It was an overall disappointment that spoiled the entire tenancy experience.

Regardless of any comment defending themselves below, all I care about is preventing anyone else from dealing with the same individuals and enduring the same treatment.

⚠️ If you rent with them and disagree with any deductions, go through the DPS. Do not just accept what they tell you.

Awful experience

Awful experience , from viewing was very rude ( Ryan Williamson ) misleading the customer he never mention that the property doesn't have a window to open , I am giving up that mistake not to check properly because I & my wife were trust them due a good review they had and the let was agreed for 1 year , the problem is any heat wave we got I use to stay in London with friends because I have bad Asthma couldn't breathing ! other problem to receive important post or parcel a big issue normal they will promise you in viewing there is a concierge but actually non ( I speak about Station House property ) so is possible to lose your worthy parcel or waite to your important post . I am not recommended to rent long term in this building and they are very rude especially if you're from middle east side . There is a lot nice estate here in Milton Keynes either near the station .
I am a civil engineer from Belgium and never seen new building like this one ( Station House ) I mean if you have to follow European Standards require for residential ...estate without open windows ! they used precast concrete sheets & columns fixed together and furnitures , the isolations very bad thats way this building energy D !!! if your neighbour talks in phone you will hear it !! the anti -sects products thing very bad or nothing .

Unfair Business Practice

I called to book a rental viewing and was told the first available viewings were in 2 weeks and I was the first to call and book, great! When I called today to check all was in order for tomorrow's viewing because I could not find the listing online anymore, I was told it was shown yesterday and taken. Very unfair practice!

I have had the worst experience with…

I have had the worst experience with this agency. For over 20 years now, I have rented properties in the UK and I have not experienced this level of mishandling, bad facilitation between landlord and tenant and even worse is bad management of a property. I would not give my property to this estate agent company. This is not a sentimental review. I feel so devastated. They keep misinforming the property landlord to the extent that it caused issues between tenant and landlord. They don’t communicate internally and you find someone else calling you about and action that has already taken place which the other staff did not communicate. I would advise if you ever have any dealings with this agency, make sure you document everything. Avoid any verbal communications if possible.
